To estimate how much house you can afford, start with the monthly housing payment your budget can sustain—not the largest mortgage a lender might approve. Subtract estimated taxes, insurance, mortgage insurance and HOA dues from that monthly ceiling, then use the amount left for principal and interest to estimate a loan size. Add the down payment, and check separately that you can cover closing costs while keeping savings for emergencies and other priorities.
What mortgage rate should you use?
For a starting scenario, Freddie Mac’s Primary Mortgage Market Survey (PMMS) reported national averages of 7.28% for a 30-year fixed-rate mortgage and 6.60% for a 15-year fixed-rate mortgage on October 1, 2026. These are weekly national benchmarks, not rates offered to every borrower. Freddie Mac says PMMS is based on rates collected from thousands of mortgage applications submitted through Loan Product Advisor; its published rate does not include an average for fees and points. Check Freddie Mac’s latest PMMS rates before calculating, because the figures change weekly.

Choose a sustainable monthly housing ceiling
Review take-home income, regular debts and expenses, savings goals, and the money you need to leave available for emergencies. Set a payment ceiling that fits your household’s priorities rather than beginning with a lender’s maximum preapproval. The CFPB’s mortgage guidance puts it plainly: “Focus on a mortgage that is affordable for you given your other priorities, not how much you qualify for.” CFPB: Decide how much you can spend

A CFPB toolkit mentions 28% of pre-tax monthly income as a mortgage-lending rule of thumb for the total monthly home payment. It is not a universal affordability threshold or a substitute for your own budget; a payment below that share can still be too high if other obligations or goals leave little room.

Estimate costs beyond principal and interest
A mortgage payment is only one part of the cost of owning a home. Estimate property taxes, homeowners insurance, mortgage insurance if applicable, any relevant supplementary or flood insurance, and HOA dues. Budget utilities, maintenance, and repairs separately. Some ownership costs can rise, and taxes and insurance vary by location and property, so use local estimates rather than assuming a national figure. Subtract recurring costs from your ceiling
Deduct your estimated taxes, insurance, mortgage insurance, and HOA dues from the monthly housing ceiling. The remainder is the target monthly principal-and-interest payment. If these costs are not yet known, use reasonable local estimates and recalculate when you have property-specific figures.

For a fully amortizing fixed-rate loan, monthly principal and interest can be calculated as: M = P × r(1+r)n / ((1+r)n − 1), where M is the monthly payment, P is the amount borrowed, r is the monthly interest rate, and n is the total number of monthly payments. The CFPB illustrates how rate and term affect the payment: a $100,000, 30-year mortgage at 4% has a principal-and-interest payment of $477 per month. That example is not a current rate quote. Use the CFPB’s homebuying-budget guidance and calculator

Add the down payment and test alternate scenarios
Add the planned down payment to the estimated loan amount for a starting purchase-price range. Then recalculate with plausible alternate rates, down payments, or loan terms. A lower rate, larger down payment, or longer term can change the result, but should not be treated as a guarantee that the purchase fits your budget.

For many conventional loans, a down payment below 20% typically means mortgage insurance. FHA and USDA loans also generally require mortgage insurance; requirements vary by program and loan. Mortgage insurance adds to the borrower’s cost and protects the lender. CFPB: What is mortgage insurance?

Can you afford the upfront cash as well?
A home price can fit the monthly-payment estimate while still requiring more cash than you can safely spend at closing. The CFPB says closing costs typically range from 2% to 5% of the purchase price, excluding the down payment; actual costs depend on the transaction. Estimate those costs, subtract them from the cash you have available, and only then decide how much can go toward the down payment. CFPB: Prepare for closing

How to compare actual mortgage offers
Once you have lender offers, compare them using the same purchase scenario where possible: loan type, term, down payment, and property assumptions. The headline interest rate alone does not show total borrowing cost, and Freddie Mac’s PMMS average does not include average fees and points.
- Interest rate and total monthly payment: Compare the rate alongside the full payment, including any mortgage insurance and estimated escrow items.
- Loan structure: For an adjustable-rate mortgage, check when the rate can change and what caps limit increases. CFPB’s five-year ARM cost comparison assumes rates remain unchanged, so actual costs can differ. CFPB: Compare Loan Estimates
- Upfront costs and cash to close: Review lender fees, points, lender credits, and the amount due at closing.
- Longer-term cost: Compare the five-year borrowing cost shown on Loan Estimates, while remembering that an adjustable rate may change after the assumptions used in the estimate.
Use personalized Loan Estimates and property-specific tax, insurance, and HOA figures before committing. An educational calculation can narrow the price range to investigate, but it cannot determine what a lender will approve or what a particular property will cost to own.
