There is no single reliable “luxury apartment” rent or move-in figure for Mumbai: costs depend on the specific home, lease and building. Calculate two totals instead: the cash due before or at move-in, and the recurring monthly housing cost. Keep the refundable security deposit visible as cash you need—not as rent or an ordinary expense—and use the signed offer and agreement for the final figures.
Use two totals, not one
For the apartment you are considering, calculate:
- Move-in cash: first month’s rent paid in advance + security deposit + brokerage and any applicable tax + your agreed share of stamp duty and registration + society move-in charges or deposits + other documented one-time service fees.
- Recurring monthly housing cost: rent + maintenance if billed separately + electricity, water, gas and internet as applicable + separately contracted parking, amenity or service fees + recurring furnishing or service costs.
A refundable deposit raises the cash needed to move in, but is not an expense if the agreement makes it refundable. For a first-year cash plan, add the move-in cash and 12 monthly payments; identify the potentially recoverable deposit separately and remember that utility bills vary with use.

Start with the rent in the written offer
Use the monthly rent stated in the signed agreement, not just the listing. Record the rent escalation date and percentage, agreement term, notice period and any lock-in. For a 12-month projection, say whether you assume rent stays unchanged or include an agreed increase.
Location, furnishing, building age and unit characteristics can materially affect asking rents. Mittiyo’s 2026 guide gives illustrative—not official—ranges of ₹1,50,000 and up for prime South Mumbai two-bedroom apartments and ₹55,000–₹1,10,000 for two-bedroom apartments in western suburbs (Mittiyo, 2026). These estimates do not define “luxury” or establish an official city average. Compare current homes similar to the specific apartment and rely on the landlord’s written offer for your budget.

Calculate the deposit and brokerage separately
Security deposit
Estimate the deposit as monthly rent × the agreed number of deposit months. Mumbai Property Exchange reports deposits of about two to six months’ rent, with standard flats often at two to three months and some premium buildings or landlords asking five to six months or more; this is a market guide updated 22 July 2026, not a legal cap or guarantee (Mumbai Property Exchange). Mittiyo likewise describes variation by landlord and property (Mittiyo).
Have the agreement state the deposit amount, permitted deductions and return timing. Photograph existing damage and make a signed inventory of furnishings, fittings and their condition.
Brokerage and tax
If an agent is involved, confirm in writing who pays, how much, when payment is due, what the fee covers, and whether tax is included. Mumbai Property Exchange reports brokerage commonly around one month’s rent and sometimes 15 days; Mittiyo reports a typical range of 15 days to one month and says brokerage plus 18% GST may apply (Mumbai Property Exchange; Mittiyo). These are reported market practices, not a mandatory universal commission. Verify the broker’s actual written fee and tax invoice.
Estimate agreement costs and confirm the official amount
Maharashtra residential rentals are commonly documented as leave-and-license agreements. The Maharashtra Rent Control Act, 1999 is listed on the state Housing Department’s Acts & Rules page (Maharashtra Housing Department). A Mumbai agreement guide says Section 55 requires registration of leave-and-license agreements, including those with an 11-month term (Mumbai Property Exchange).
For agreements up to 60 months, a May 2026 service-provider guide reports this estimate for stamp duty: 0.25% × (monthly rent × term in months + 10 × refundable deposit). It separately reports a ₹1,000 registration fee for an agreement under 60 months (Registro, May 2026). Treat these as guide figures, not a substitute for the current official assessment: confirm the exact term, deposit, duty and fee through Maharashtra’s current registration process before paying.
Agree in writing who bears the agreement charges. The cited Mumbai guide reports an urban registration fee of ₹1,000 and says costs can be negotiated between the parties, while describing registration as the landlord’s legal obligation (Mumbai Property Exchange). The legal registration obligation and the parties’ agreed cost allocation are separate questions.
Ask what the building charges in addition to rent
Get written confirmation of whether maintenance is included in rent or billed separately, and who pays it. Ask the landlord or building management about parking, clubhouse, gym or pool access, move-in administration, refundable society deposits, lift or move-in bookings, and any required service charges. These are building-specific; the cited guides do not establish a uniform Mumbai luxury-building tariff (Mumbai Property Exchange; Mittiyo; Mumbai Property Exchange).

Budget utilities, furnishing and lease terms
Utilities and setup
List electricity, water, piped gas or cylinder, internet and any cleaning or appliance service as separate lines. The amount depends on usage, meters and what the rent includes; the cited guides do not support a standard utility allowance for an unspecified apartment. Confirm whether the home is furnished, semi-furnished or unfurnished, and document included items and condition. Furnishing affects both rent and what you may need to buy or move (Mittiyo).
Notice, lock-in and early exit
Use the exact agreement terms to estimate the cost of leaving early. A 2026 Mumbai guide describes one-to-two months’ notice and a three-to-six-month lock-in as common market terms; another describes one-to-three months’ notice and warns that a lock-in may create rent liability or deposit forfeiture (Mumbai Property Exchange; Mumbai Property Exchange). These are reported practices, not universal legal standards. Budget from the signed clauses on notice, escalation and early termination.

Compare apartments on their full cost
For each option, compare rent and escalation, deposit and refund terms, upfront brokerage and agreement charges, what maintenance and amenities cost beyond rent, furnishing and setup purchases, and location against commute. Mumbai rents vary across areas; Mittiyo’s 2026 guide notes the rent-versus-commute trade-off when moving farther along the rail network (Mittiyo). Request an itemized written offer and the building’s current charge schedule before treating either apartment’s total as settled.
