To estimate how a rate increase could affect your EMI, calculate the payment twice using your loan’s current outstanding balance and remaining monthly payments: once at the current annual rate and once at the new rate. The difference is the estimated monthly increase if your lender keeps the remaining term unchanged. Your actual payment may change later—or not at all—because the result depends on your loan’s benchmark, spread, reset terms and the lender’s repayment method.
Calculate the EMI at both interest rates
For a conventional loan repaid in equal monthly instalments, use the standard amortisation formula:
As an Amazon Associate I earn from qualifying purchases.
EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1)
- P is the outstanding principal immediately before the rate reset.
- r is the annual nominal interest rate divided by 12 and expressed as a decimal. For example, 9% annually is 0.09 ÷ 12 per month.
- n is the number of monthly payments remaining.
- Find the current outstanding principal and remaining payment count in your latest loan statement or schedule.
- Calculate the EMI using your current applicable annual rate.
- Calculate it again using the new rate, keeping the same principal and payment count.
- Subtract the first result from the second. That is the estimated monthly increase if the lender holds the term fixed.
The formula assumes a regular monthly amortising schedule. It does not account for fees, irregular payment dates, payment holidays, step-up plans, partial disbursements or a lender’s specific rounding and reset conventions. The Reserve Bank of India (RBI) describes EMIs as principal-plus-interest instalments and includes a fixed-loan amortisation example in its home-loan FAQ.

Suppose the outstanding balance is ₹50,00,000 and 240 monthly payments remain. At 8.5% annual interest, the formula gives an EMI of approximately ₹43,391. At 9.0%, it gives approximately ₹44,986. The difference is about ₹1,595 per month if the term stays at 240 months.

Why an RBI rate change may not change your EMI immediately
A policy-rate movement can influence a loan benchmark, but the transmission to an individual borrower depends on the loan contract and lender’s reset process:

- The policy-rate movement may affect the benchmark used for the loan.
- The applicable loan rate depends on that benchmark and the contractual spread.
- The lender applies benchmark changes according to the loan’s reset date and frequency.
- The lender then adjusts the EMI, the repayment term, or both under its repayment method.
RBI’s publication on external benchmark-based lending records that, from October 1, 2019, specified new floating-rate personal and retail loans at scheduled commercial banks (excluding regional rural banks), and floating-rate loans to micro and small enterprises, were linked to specified external benchmarks. Those included the policy repo rate and specified Treasury-bill rates. This is a defined regulatory scope, not evidence that every loan in India is linked directly to the repo rate.
RBI’s home-loan FAQ explains that a floating rate consists of an index and a spread. Check which index applies to your loan and how often it is updated; those contractual details help determine when a rate movement may reach your account.

What happens if your lender keeps the EMI unchanged?
Some lenders respond to a rate increase by extending the repayment term instead of raising the EMI. To make a rough estimate, use the unchanged EMI as the payment amount and solve for the number of payments at the new monthly rate. The resulting count indicates a possible longer tenor, but the lender’s revised schedule is authoritative.
For the ₹50,00,000 illustration, if the payment stayed near ₹43,391 after the annual rate rose to 9.0%, the loan would take longer to repay than the original 240 months. A longer tenor can ease the immediate monthly cash-flow impact but usually increases total interest paid, as RBI explains in its home-loan FAQ.

What RBI says about rate resets and borrower choices
RBI’s circular of August 18, 2023, updated on October 1, 2025, directs regulated lenders to explain how benchmark-rate changes may affect borrowers and communicate subsequent EMI and/or tenor increases. It describes choices involving an EMI increase, a tenor extension, or a combination, as well as partial or full prepayment.
The updated circular says lenders may, at their option and under a board-approved policy, provide a choice to switch to a fixed rate. Do not assume that this option is available to every borrower as an unconditional right. Lenders should disclose applicable switch and administrative charges. A tenor extension must not cause negative amortisation—the situation in which the payment is insufficient to cover accrued interest, so the outstanding debt grows. As the circular states: “REs shall ensure that the elongation of tenor in case of floating rate loan does not result in negative amortisation.”

The RBI’s FAQ on the circular clarifies that its scope is equated periodic instalment-based personal loans, whether linked to external or internal benchmarks, and that it does not apply to every loan product. It also discusses lender communications and quarterly statements. Do not assume that every provision applies identically to every home loan or other loan category.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Compare the repayment options before deciding
Ask your lender to show the revised schedule and compare the options available under your loan terms. An option that reduces the monthly payment may increase the time in debt and total interest.
| Option | Likely effect | What to compare |
|---|---|---|
| Raise the EMI and keep the term | Higher monthly payment; the scheduled end date stays closer to the original plan. | Whether the increased payment fits your budget and how much interest remains payable. |
| Keep the EMI steady and extend the term | Less immediate pressure on monthly cash flow; repayment lasts longer and usually costs more in total interest. | New remaining tenor and total repayment cost. |
| Use a combination of EMI increase and tenor extension | Shares the adjustment between monthly payments and the repayment period. | The revised EMI, end date and total repayment cost together. |
| Switch rate type or prepay, if available | May change the applicable rate or reduce principal, subject to loan terms, lender policy and any charges. | Eligibility, applicable rate and spread, charges, and the effect on the schedule. |
What to check with your lender
- Your current outstanding principal and number of EMIs remaining.
- Whether the loan is fixed or floating; for a floating loan, the applicable benchmark, spread, reset date and reset frequency.
- The new rate applicable to your account and whether the lender will change the EMI, the tenor, or both.
- The revised amortisation schedule, remaining instalments and total repayment cost.
- Any charges and policy conditions for a rate switch or prepayment.
RBI’s home-loan FAQ advises borrowers to look beyond the headline rate or EMI and review factors including loan amount, term, fixed or floating type, APR, index, reset clause, spread and fees. Use your lender’s revised schedule—not the estimate alone—to understand the actual change to your loan.
