How to Calculate the Impact of an RBI Rate Change on Your Loan EMI

To estimate your revised EMI after an RBI-linked rate change, use the outstanding principal at the reset date, the new annual interest rate that your lender will actually apply, and the number of instalments remaining. Calculate the EMI at the old and new rates with the same remaining term, then compare the lender’s alternatives: lower EMI, unchanged EMI with a shorter term, a longer term, or part/full prepayment. A repo-rate move does not automatically change every borrower’s rate on the announcement date; your benchmark, spread and reset terms control the pass-through.

What the calculation can—and cannot—tell you

The standard calculation estimates the payment change when the lender keeps the remaining number of instalments unchanged. It is a scenario, not a promise. Your lender may instead keep the EMI unchanged and alter the tenure, change both, offer a fixed-rate switch under its policy, or apply the benchmark change on a later reset date.

A floating-rate loan is generally built from an external or internal index plus a contractual spread or markup. The index could be the RBI policy repo rate or another benchmark specified in the loan documents. For applicable new floating-rate retail loans sanctioned by banks from October 1, 2019, external benchmarks can include the RBI policy repo rate and specified benchmarks published by the Financial Benchmarks India Private Ltd. The benchmark, spread, reset frequency and effective date in your agreement determine what reaches your account.

  • A repo-rate reduction is not necessarily passed through one-for-one to your annual loan rate.
  • The change may take effect on the lender’s next reset date rather than the RBI announcement date.
  • The relevant balance is the principal still outstanding when the new rate starts, not the amount originally borrowed.
  • The number of monthly instalments left must match the term used in the calculation.

Collect these figures before calculating

Use a current statement or the lender’s repayment schedule. Record the figures as they will apply on the reset date, not just the values from your original sanction letter.

Input Where to find it Why it matters
Outstanding principal Latest loan statement or amortisation schedule Interest is calculated on the remaining balance.
Current annual interest rate Statement, loan account portal or lender notice Provides the baseline EMI.
Scenario annual rate Lender’s reset communication or a clearly labelled what-if assumption Provides the estimated post-reset EMI.
Instalments remaining Repayment schedule or quarterly statement Determines how many monthly payments are used in both calculations.
Reset date and periodicity Loan agreement and lender policy Determines when the scenario can become effective.
Benchmark and spread Sanction letter, terms and conditions or reset notice Explains why the borrower’s rate may differ from the repo-rate movement.

RBI advises borrowers to check the rate index, spread and update periodicity in their loan terms. Ask the lender to state the rate, balance, instalments left and effective date it used if its quoted EMI differs from your estimate.

The EMI formula

For a standard monthly reducing-balance loan, use:

EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1)

  • P = principal outstanding when the new rate takes effect.
  • r = monthly interest rate as a decimal. Convert an annual rate by dividing by 12 and then by 100. At 8.4% per year, r = 0.084 ÷ 12 = 0.007.
  • n = monthly instalments remaining.

The formula assumes a regular equated monthly instalment and a reducing balance. Processing fees, insurance premiums, overdue charges, daily-rest conventions, irregular instalments and partial-prepayment adjustments are not part of this basic calculation. The lender’s amortisation schedule is the authoritative figure for the account.

Step-by-step: calculate the EMI change

  1. Freeze the balance and term. Take the outstanding principal at the date the new rate will apply and the exact number of instalments left. Do not substitute the original sanctioned amount.
  2. Convert the current rate. Divide the current annual percentage rate by 12 and 100. For 8.4%, the monthly decimal rate is 0.007.
  3. Calculate the current-rate EMI. Insert the balance, monthly rate and remaining instalments into the formula.
  4. Convert the scenario rate. Apply the same conversion to the rate the lender says will apply after the reset. If you are modelling a possible cut, label it as an assumption.
  5. Calculate the scenario EMI. Keep the principal and instalment count unchanged so the difference isolates the rate effect.
  6. Subtract the results. Current EMI minus scenario EMI is the estimated monthly reduction. A negative result means the scenario raises the payment.
  7. Verify with the lender. Request the revised amortisation schedule, effective date, total interest and any available EMI, tenure or prepayment choices.

Worked example: a 50-basis-point scenario

Assume the following illustrative account details:

  • Outstanding principal: ₹32,00,000
  • Instalments remaining: 180 months
  • Current annual rate: 8.4%
  • Scenario annual rate: 7.9%

The 7.9% figure is only a calculation scenario; it does not assert that a particular lender will pass through a 0.5-percentage-point change.

Scenario Monthly rate used Estimated EMI with 180 months left
Current rate: 8.4% per year 0.084 ÷ 12 = 0.007 Approximately ₹31,329
Scenario rate: 7.9% per year 0.079 ÷ 12 ≈ 0.006583 Approximately ₹30,405
Estimated difference Same principal and term Approximately ₹924 less per month

Rounding, the lender’s day-count convention and the exact reset balance can produce a different rupee figure. The example demonstrates the method: compare two EMIs using identical P and n, changing only the annual rate.

To estimate interest over the remaining schedule, multiply each EMI by the number of instalments and subtract the starting principal. In the example, that comparison is only meaningful after confirming that the lender will actually retain 180 instalments and apply 7.9% for the schedule. Future benchmark changes, prepayments and a changed tenure would alter the result.

How to calculate it in a spreadsheet

Spreadsheet software can perform the same calculation with the built-in PMT function. Suppose:

  • B2 contains the outstanding principal.
  • B3 contains the current annual rate as a percentage, such as 8.4%.
  • B4 contains the scenario annual rate, such as 7.9%.
  • B5 contains the remaining instalments, such as 180.

Use:

  • Current EMI: =-PMT(B3/12,B5,B2)
  • Scenario EMI: =-PMT(B4/12,B5,B2)
  • Monthly change: =Current_EMI-Scenario_EMI

The minus sign displays the payment as a positive number because spreadsheet cash-flow functions conventionally treat a loan advance and repayment as opposite cash flows. If your rate cells contain the number 8.4 rather than the percentage 8.4%, use B3/100/12 and B4/100/12 instead.

Why the repo-rate move may not match your EMI

The benchmark may be different

Your loan may reference the repo rate, a specified financial benchmark or another index. A change in one benchmark does not automatically rewrite every floating-rate contract. The loan’s benchmark clause and the lender’s reset notice identify the index used.

The spread can remain unchanged—or change only under the contract

The borrower’s rate is commonly expressed as index plus spread. A 0.25-percentage-point index change would produce that same change in the loan rate only if the spread is unchanged and the contract passes the index through on the relevant reset. Credit-risk pricing, promotional margins or contractual spread revisions can produce a different result.

The reset date controls timing

Lenders update rates at the periodicity stated in the agreement. The effective date can therefore follow the RBI announcement. Use the lender’s written reset date when selecting the outstanding balance and instalments remaining.

The rate may be rounded

Loan documents can specify rounding or rate-notification conventions. A lender’s annualised rate may differ slightly from a manually calculated index-plus-spread figure, so use the notified rate for the EMI scenario.

What RBI’s reset directions mean for borrowers

RBI’s directions on equated-periodic-instalment personal loans apply to the loan category defined in those directions; the FAQ says they do not apply to every other type of loan. The directions also extend, with necessary changes, to equated-instalment loans with different payment periodicities. Your product type and lender’s applicable rules therefore matter.

At sanction, a regulated entity must explain how benchmark-rate changes can affect EMI or tenure. When rates rise, it must promptly communicate the possible impact on the payment, the tenure or both. The updated directions require a quarterly statement showing at least:

  • Principal and interest recovered to date
  • Current EMI amount
  • Number of instalments remaining
  • Annualised interest rate or annual percentage rate

At a reset, the current updated directions say a lender may provide a fixed-rate switch option under its board-approved policy. Borrowers are to be offered the choice of a higher EMI, a longer tenure, a combination of the two, or part/full prepayment, subject to the applicable directions and loan terms. Any switching or administrative charges must be disclosed. A tenure extension must not create negative amortisation: the scheduled payments must not be insufficient to cover accruing interest and allow the balance to grow.

The October 1, 2025 updated Master Directions are the current wording for the fixed-rate-switch provision. RBI’s January 10, 2025 FAQ uses earlier wording, so do not assume that every lender must offer a fixed-rate conversion; ask whether your lender’s board-approved policy provides it.

Compare the choices after the reset

A lower EMI is not automatically the cheapest outcome. Ask for figures under each option and compare the full remaining schedule.

Choice Immediate effect What to inspect
Keep the remaining term EMI changes with the new rate. New EMI, total interest and the effective date.
Keep EMI unchanged More of each payment can retire principal; the loan may finish sooner after a rate cut. Revised payoff date and total interest in the lender’s schedule.
Extend the tenure Monthly outflow can fall, especially after a rate increase. Additional instalments, total interest and confirmation that amortisation remains positive.
Change EMI and tenure together Balances monthly affordability and repayment speed. Both the new payment and final instalment date.
Part or full prepayment Reduces principal and future interest, subject to liquidity and charges. Prepayment rules, fees, minimum amounts and the choice between lower EMI and shorter tenure.
Fixed-rate switch, if offered Can reduce exposure to future benchmark movement. Fixed rate, lock-in, switching charge, reset provisions and total interest.

RBI’s directions require switching charges and incidental costs to be transparently disclosed. Include those costs when comparing options, along with your emergency-cash needs and the uncertainty of future benchmark changes.

Lower EMI or shorter tenure?

Choose a lower EMI when cash-flow resilience is the priority

A reduced payment can be appropriate when income is variable, household obligations have increased or the existing EMI is difficult to sustain. The benefit is monthly liquidity. The trade-off is that a longer schedule generally increases total interest, particularly if the lender extends the term rather than applying the full rate reduction to the payment.

Keep the EMI and shorten the term when the payment is comfortable

If your budget can absorb the existing EMI, retaining it after a rate cut usually directs the difference toward principal through a shorter schedule. Request the lender’s exact instalment count and total interest rather than assuming a simple proportional reduction in tenure.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use prepayment only after checking the contract

A lump-sum payment changes the outstanding principal used in later EMI calculations. Check whether the lender permits part-prepayment, how it applies the amount, whether a charge applies, and whether you can choose a lower EMI or a shorter term afterward. Preserve an appropriate emergency reserve before using cash to prepay.

Common calculation errors

  • Using the original loan amount: this overstates the EMI for an account that has already amortised. Use the reset-date principal.
  • Using the repo-rate change as the borrower’s new rate: calculate with the lender’s notified benchmark-linked rate after applying the contractual spread.
  • Forgetting the annual-to-monthly conversion: enter annual rate ÷ 12 ÷ 100 as a decimal.
  • Changing the term between the two calculations: that mixes the effect of rate and tenure. Keep n identical for a pure EMI comparison.
  • Assuming the announcement date is the reset date: use the date in the lender’s communication.
  • Comparing only the EMI: include total interest, instalments, fees, prepayment terms and the final payoff date.
  • Relying on a rounded online result: use the lender’s amortisation schedule for the account-level amount.

When your estimate does not match the lender’s figure

  1. Check that both calculations use the same outstanding principal as of the same date.
  2. Confirm the exact annual rate, benchmark, spread and reset date in the lender’s notice.
  3. Verify the number of instalments remaining and whether the lender changed the EMI, tenure or both.
  4. Ask whether the account includes a fee, insurance amount, overdue interest, moratorium adjustment or prior prepayment.
  5. Check the loan’s payment periodicity and any rounding or day-count convention.
  6. Request a revised amortisation schedule showing principal, interest, EMI, instalments left and annualised rate.

If the lender does not provide the information required by the applicable directions or does not explain the reset, use its formal grievance channel and retain the statement, notice and calculation used.

A practical reset-day checklist

  • Save the RBI announcement and the lender’s reset communication with their dates.
  • Write down the benchmark, spread, annual rate and effective date.
  • Record the outstanding principal and instalments remaining immediately before the reset.
  • Calculate the old-rate and scenario-rate EMIs with the formula or spreadsheet above.
  • Request the lender’s options for EMI, tenure, combined adjustment and prepayment.
  • Obtain charges for switching, administration and prepayment in writing.
  • Compare total interest and payoff date, not just the first revised EMI.
  • Store the quarterly statement for future resets; it should show the key balance, payment and rate information.

What a careful estimate looks like

The defensible output is a range of clearly labelled scenarios, not a market-wide saving percentage. For example, calculate the EMI at the lender’s confirmed rate, then model one or two alternative rates only if you identify them as assumptions. State the principal date, instalments remaining, annual rates and whether the term is held constant. No official statistic establishes a universal percentage reduction in borrowers’ EMIs after an RBI rate change, because outcomes depend on each loan’s benchmark, spread, reset timing, balance and repayment choice.

For a final decision, the lender’s revised amortisation schedule controls. Use your calculation to test the arithmetic, understand the cash-flow effect and decide whether preserving liquidity, shortening the term or reducing principal best fits your circumstances.
