To estimate how a rate change affects your home-loan payment, calculate the payment at the current rate and again at the new rate using the current balance and remaining repayment term. Keep the payment frequency the same, then subtract the old estimate from the new one. This gives an estimated change in principal and interest—not necessarily the full amount your lender will debit.
Use the current balance and remaining term
For a standard fully amortizing loan with equal monthly payments, the payment is calculated as:
As an Amazon Associate I earn from qualifying purchases.
M = B × i ÷ (1 − (1 + i)−n)
- B is the outstanding principal balance today.
- i is the periodic interest rate. For a nominal annual rate with monthly payments, divide the annual rate by 12.
- n is the number of monthly payments remaining.
- M is the estimated monthly principal-and-interest payment.
The Consumer Financial Protection Bureau summarizes the relationship: “The payment depends on the loan amount, the loan term, and the interest rate.” CFPB: How do mortgage lenders calculate monthly payments? (last reviewed December 11, 2024).

Calculate the payment once with the current rate and once with the changed rate, keeping the balance, term, and payment frequency identical. The difference between those payments estimates the rate-change effect.

Worked example: a one-percentage-point increase
Suppose the outstanding balance is $300,000, there are 25 years (300 monthly payments) remaining, and the loan is a standard fully amortizing repayment loan with monthly compounding. Using those assumptions:
| Nominal annual rate | Estimated monthly principal and interest |
|---|---|
| 5% | About $1,753 |
| 6% | About $1,932 |
| Estimated difference | About $179 more per month |
These are arithmetic estimates based on the example assumptions, not a lender quote or a published statistic. A contract may use different day-count or compounding conventions, payment timing, fees, or recalculation rules, so the lender’s schedule can differ.

Check how your loan handles rate changes
A rate change does not affect every mortgage in the same way. Identify your loan type and its adjustment rules before treating a calculation as a forecast of the next debit.
Fixed rate during an active deal
A market-rate increase generally does not change the scheduled payment during a fixed-rate period. A payment may change when the deal ends, at renewal, or after refinancing. The timing and terms depend on the contract.

Tracker or variable rate with recalculated payments
Payments may respond when the linked or lender-set rate changes. The lender may recalculate the amount using the outstanding balance and remaining term. Confirm when the new rate takes effect and when the revised payment begins.
Variable rate with a fixed payment
The payment may initially stay the same even as the interest rate rises. In that case, more of each payment can go to interest and less to principal. Some products include a trigger or recalculate payments at renewal; mechanisms vary by product. The Bank of Canada describes these as distinct mortgage types rather than a single universal variable-rate arrangement. Bank of Canada: Understanding mortgage payments.

Gather the details that make the estimate useful
Before calculating, check your latest statement or loan documents and confirm these inputs with the lender if they are unclear:
- Current outstanding balance.
- Current rate and the proposed or changed rate.
- Remaining amortization or repayment term.
- Payment frequency, such as monthly or fortnightly.
- The date the changed rate becomes effective.
- Fees and any contract-specific rules for recalculating payments.
Commonwealth Bank, for example, says its repayment amount is based on the amount owing, ongoing fees, rate, and loan term, and that it recalculates minimum repayments to repay within the remaining term. Your lender’s method may differ; ask for the revised repayment schedule and the assumptions behind it. Commonwealth Bank: Interest rate changes.

Keep the comparison consistent—and distinguish payment from cost
For a fair rate comparison, hold the balance, remaining term, and payment frequency constant. If one calculation uses monthly payments and another uses fortnightly payments, the results are not directly comparable. Moneysmart notes that its calculator compounds interest at the same frequency as the selected repayment. Moneysmart mortgage calculator.
The formula estimates principal and interest. The full mortgage debit may also include taxes, homeowners’ insurance, fees, or other charges; the CFPB notes that total mortgage payments often include items beyond principal and interest. Offsets, redraw or prepayment arrangements, rate caps or floors, payment timing, fixed-payment rules, compounding conventions, and lender rounding can also affect the contractual amount. Ask the lender which apply to your loan.
If your concern is long-term borrowing cost rather than monthly cash flow, compare the total interest remaining under each scenario as well as the monthly payment. A lower payment caused by a longer repayment period, for example, is not automatically a lower total cost.

Mortgage contracts, terminology, and disclosure requirements vary by country. As one jurisdiction-specific example, Central Bank of Ireland regulations require a lender offering or recommending a variable-rate mortgage to provide revised periodic repayment figures after a 2 percentage-point increase above the offered variable rate. This is an Irish disclosure rule, not a universal requirement. Central Bank of Ireland: Mortgage arrears and consumer protections.
Likewise, Bank Negara Malaysia illustrates a 25-basis-point increase taking an example housing-loan rate from 3.50% to 3.75%; that illustration is not a current market rate or a guarantee that every lender passes through a rate change in the same way.
