To estimate the change in your monthly payment, use the loan’s outstanding principal on the date the revised rate takes effect, the new contractual interest rate and the instalments remaining. Calculate the EMI at both the old and new rates using the same balance and term. The result is an estimate; your lender’s reset notice and revised repayment schedule determine the actual rate, effective date and payment plan.
Calculate the EMI change after a rate reset
For a monthly, fully amortizing loan, use this formula:
As an Amazon Associate I earn from qualifying purchases.
EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1)
- P is the principal still outstanding when the revised rate takes effect—not the original loan amount.
- r is the annual interest rate expressed as a monthly decimal: annual rate ÷ 12 ÷ 100.
- n is the number of monthly instalments remaining.
Work out the EMI once using the old rate and again using the revised rate, holding P and n constant. Subtract the old-rate EMI from the new-rate EMI to estimate the monthly payment difference attributable to the rate change at that reset.

Suppose the balance on the reset date is ₹30,00,000, there are 240 monthly instalments left, and the contractual annual rate changes from 8% to 8.5%. These figures are illustrative, not a lender quote.

The estimate assumes monthly amortization and unchanged balance and remaining term for the comparison. The lender’s actual schedule can differ because of payment timing, rounding or its interest-accrual method.
Get the right inputs from your lender
- Find the balance on the reset date. Use the outstanding principal for the date the new rate starts, not the sanctioned amount. RBI’s home-loan FAQs explain the EMI calculation and borrower guidance.
- Confirm the revised contractual rate and effective date. Check the reset notice or loan agreement for the benchmark, spread and any other rate components. Do not substitute the RBI policy repo rate for your loan rate.
- Count the remaining instalments. Use the repayment schedule. If there is a partial month, irregular instalment or payment frequency other than monthly, ask the lender how it calculates the period.
- Convert each annual rate to a monthly decimal. Divide the annual percentage rate by 12 and then by 100.
- Run the formula at both rates. Keep the balance and remaining instalments the same to isolate the estimated payment effect of the rate change.
- Request the revised amortization schedule. Check the proposed EMI, remaining instalment count, total remaining interest and final payment date against your estimate.
The formula is a standard monthly amortizing-loan calculation, not a promise of the billed amount. A lender may accrue interest daily, use a different payment frequency, apply a rate floor or fees, or adjust for dates and rounding in its servicing system.

Why a repo-rate change may not match your loan-rate change
A repo-linked loan’s contractual interest rate is not necessarily the RBI policy repo rate itself. The loan agreement may combine a benchmark with a spread or other contractual components, and the benchmark reset may take effect on a date different from the policy announcement. Use the lender’s reset communication for the rate and date that actually apply to your account.

The RBI current-rates page result reported a policy repo rate of 5.25% as at September 11, 2026. That is a dated figure, not confirmation of the rate on October 7, 2026. Check the RBI current-rates page for the latest published figure.
Will the lender increase the EMI, extend the tenure, or both?
A rate increase does not always mean the lender will raise your EMI by the full amount indicated by a same-term calculation. Depending on the loan agreement and lender’s process, the adjustment may instead extend the remaining tenure, increase the EMI, or combine both. Ask for the revised schedule to see the payment amount and expected payoff date.

For equated periodic instalment-based personal loans covered by its framework, the RBI says lenders should communicate how benchmark changes may affect EMI and/or tenor and communicate subsequent increases. At reset, the framework provides for options including an EMI increase, tenure elongation, or a combination; part or full prepayment subject to applicable terms; and switching to a fixed rate under the lender’s board-approved policy. The RBI circular states: “At the time of sanction, REs shall clearly communicate to the borrowers about the possible impact of change in benchmark interest rate on the loan leading to changes in EMI and/or tenor or both.” Read the RBI circular dated August 18, 2023 and ask your lender which choices apply to your product and agreement.
That circular’s scope is not every loan product: the RBI’s FAQs on reset of floating interest rates on EMI-based personal loans say it applies to equated periodic instalment-based personal loans and not other loan products. Do not assume its options or requirements apply unchanged to a home loan or another facility.

What to compare before choosing a reset option
If your lender offers a choice between a higher EMI, a longer tenure, or a fixed-rate switch, compare the consequences using its account-specific figures rather than the EMI estimate alone.
- Monthly affordability: Can your budget absorb a higher payment?
- Total remaining interest: How much interest would be payable under each revised schedule?
- Payoff date: How much later would the loan finish if the tenure is extended?
- Applicable terms: Check any fees, prepayment conditions and the lender’s rules for future resets or a fixed-rate switch.
The RBI FAQ describes quarterly statements that include principal and interest recovered to date, EMI amount, remaining EMI count and annualized rate. If you cannot find the outstanding balance, effective revised rate or repayment schedule needed for your calculation, ask the lender for the missing account details.
