How do I live stream an open house on YouTube?
YouTube Live is the broadcast; OBS sends your camera and microphone feed to it. YouTube must first enable live streaming for the channel. The channel must be verified, have no live-streaming restrictions in the past 90 days, and the creator must be at least 16. First-time activation may take up to 24 hours, so do this before the day of the tour. See YouTube’s live-streaming eligibility and getting-started guidance.

Get permission and plan what the camera will show
Before setting up the broadcast, coordinate with the listing broker and property owner as appropriate. NAR’s 2025 professionalism material advises getting permission from appropriate parties before photographing, videotaping, or streaming a property and informing people entering that video or audio recording equipment is in use. Brokerage policies and local rules may add requirements; the NAR guidance is not a substitute for checking them.
Plan camera angles to avoid private documents, family photographs, valuables, security details, and people who have not agreed to appear. Do not make unsupported claims about a property’s condition, dimensions, or legal status. Recording notice and permission belong in the production plan, not as an afterthought.

Schedule the event and connect OBS
- In YouTube Studio, open the Live Control Room and create or schedule a live stream. Add an accurate title, description, thumbnail, privacy setting, and start time. Use a consistent naming pattern, such as neighborhood or city + property type + open-house date.
- In OBS, choose YouTube as the streaming service and connect the account, or select a custom service and enter the stream URL and stream key supplied by YouTube. Keep the key private: do not show it in screenshots, recordings, or on screen.
- Build a few simple scenes (details below), choose the output quality your internet connection can sustain, and run an unlisted test. Check that the stream is viewable on a phone as well as the production computer.
- At the scheduled time, start streaming in OBS and check YouTube’s Live Control Room for stream health before and during the tour.
For YouTube’s encoder setup and Live Control Room flow, see Create a YouTube live stream with an encoder.
How do I use OBS to stream to YouTube Live?
OBS organizes a broadcast into scenes made from sources. A small scene set is easier to operate while walking through a property than an elaborate production layout.

Make three scenes for a repeatable tour
- Welcome: Add a title card or camera view with the property or neighborhood, the tour date, and the agent or team name. A brief slate can explain what viewers will see and how they can ask questions.
- Walkthrough: Add the camera or capture input and the microphone. Optional on-screen text can identify the property or provide a next step, but keep it unobtrusive.
- Closing: Return to a clean camera or title view with an appropriate contact or follow-up message. Make sure any listing details remain accurate.
In OBS, add the camera as a video capture source and add the microphone as an audio input capture source. In the Audio Mixer, select the intended microphone and speak to confirm its meter responds. OBS’s Quick Start Guide recommends testing before the first broadcast; its Sources Guide explains how sources work within scenes.
Choose stable encoder settings, then test
There is no single best resolution or bitrate for every property tour: the right quality depends on the upload connection and encoder. Use YouTube’s current live encoder settings, bitrates, and resolutions as the reference for your chosen resolution and frame rate. Test with audio and movement similar to the actual tour, not just a static title card. YouTube recommends monitoring stream health and verifying that viewers can open the watch page and play the stream on mobile.

- Advanced capture software: Easily create and share video content with this Logitech camera that is suitable for use as a desktop computer camera or a monitor webcam

Keep camera movement controlled and walk slowly enough for viewers to make out rooms. Speak clearly, pause briefly at transitions, and avoid rapid pans that make the picture hard to follow. If you plan to respond to live questions, account for the trade-off: lower latency can increase buffering. YouTube notes that lower latency matters less when the host is not interacting with viewers.
What equipment do I need to livestream a house tour?
Begin with equipment you already have. YouTube’s encoder guidance describes setups ranging from a webcam and microphone or headset to more advanced arrangements with multiple cameras, microphones, and a mixer. OBS can take video from a camera or capture card and audio from a microphone. A dedicated external microphone is the clearest optional upgrade when speech is difficult to hear.

Ideal for conferencing, gaming, streaming, recording, and online learning.
What to check before buying audio gear
- Mobility: A wired microphone may suit a fixed position; a wireless lavalier microphone is a practical category to consider when the host needs to walk between rooms.
- Compatibility: Confirm that the microphone connects to your camera, phone, computer, or required adapter, and that OBS can select it as an input.
- Number of speakers: Plan for one agent or multiple people speaking, then check each microphone’s level in OBS before the broadcast.
- Connection and picture: A reliable upload connection and a representative test matter more than adding gear that does not solve a defined problem.
No particular camera, light, tripod, gimbal, capture card, or microphone model is required by this workflow. Choose equipment only to address a limitation in your current setup.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsWill my YouTube live stream save as a replay?
YouTube can automatically archive a live stream that is less than 12 hours long. A stream exceeding 12 hours may not be captured, so YouTube recommends recording a local archive as a backup. See YouTube’s archive live streams guidance. An open-house tour should not be planned around the 12-hour limit; it is an archive caveat, not a recommended broadcast duration.

DVR and the replay are different
DVR lets viewers pause or rewind while the broadcast is still live. It is separate from the post-event archive: a full recording may still be available after the stream ends even if DVR is disabled. YouTube says DVR capability may be limited or unavailable on streams longer than 12 hours; see Turn on DVR on live streams.
Check the recording before sharing it
- End the broadcast cleanly in YouTube Live Control Room and OBS.
- In YouTube Studio, check the Live content area for the archived video and confirm its visibility, title, description, and thumbnail before sharing the link.
- Check the local recording file, if you made one. Review the replay for accidental disclosure, long pauses, incorrect listing facts, and music or other content that may raise rights issues.
- Update or remove outdated listing details when the property’s status changes. Organize replays into playlists by area or property-tour type so visitors can browse the channel.
How do I make an open house video people can watch later?
Make the replay useful independently of the live event. Use a specific, accurate title that identifies the area, property type, and tour date; write a description that tells viewers what is shown and provides current contact or listing information. Choose the privacy setting intentionally, then place the replay in a relevant playlist. Review the video first rather than automatically promoting a recording that contains private details, outdated claims, or material you do not have rights to use.
There is no established viewership, lead-generation, or sales outcome to promise for this format. Treat the replay as a way to make the tour accessible after the scheduled showing, not as a guaranteed marketing result.
Or let it run in the cloud
The OBS workflow above is for a live, camera-led property tour. If you instead want an uploaded recording to loop as a 24/7 YouTube stream, StreamNeo is a cloud option: upload the video, add your YouTube stream key, and go live. Nothing has to stay on at home; it streams the uploaded quality up to 4K 60fps at one price per slot, and it automatically recovers if YouTube drops the stream. The first day is free with no card. Monthly service is $9.99 per month. It plays uploaded videos rather than broadcasting a live camera feed. Start a free day with StreamNeo.
