Start with a verified YouTube channel, a phone or camera you already have, and a clear Hindi walkthrough plan. You can stream a flat tour live, schedule sessions for buyers, and keep an archive on your channel without buying specialized equipment. Use an encoder only when you need more control over cameras, audio, or graphics—and check the RERA requirements that apply to the specific project and state before promoting it.
1. Prepare your channel and live access
Before planning a tour, confirm that the channel can go live. YouTube requires channel verification and no live-streaming restrictions during the preceding 90 days. First-time activation can take up to 24 hours, so enable it well before the first scheduled tour. YouTube’s live-streaming guidance also sets a minimum age of 16 for streamers. - Sign in to the channel that will host the builder’s tours and complete YouTube verification.
- Check the channel for live-streaming restrictions before announcing a date.
- Allow up to 24 hours for the first activation to become available.
- Decide who will present, monitor chat, and respond to project enquiries.
2. Choose a format that fits the tour
YouTube supports mobile, webcam, and encoder streams. A phone or webcam is usually the simplest starting point for one presenter showing one flat. An encoder is useful when the production needs external cameras or microphones, several camera angles, graphics, or a more controlled sequence. YouTube notes that expensive equipment is not required to begin; use equipment already available and test it in the actual flat.

For a walking presentation, a phone-compatible wireless lavalier microphone is an optional way to capture clearer speech, but compatibility depends on the phone connector and operating system. Test it in the room before the live session. A tripod or stabilizer may also help in some situations, but it is not a requirement.

Choose the framing for the intended viewing experience. YouTube supports vertical live streams, which can offer a full-screen mobile experience; horizontal framing may suit a tour designed around room layout or a wider view. Neither orientation is right for every property. Frame a test shot so doorways, room depth, and important features remain visible while moving.
3. Plan and schedule a Hindi flat-tour session
Give the stream a specific title that names the project and location, and explain in the description which unit is being shown and what viewers can expect. YouTube says sharing the stream link at least 48 hours ahead can help promote the session. Schedule the event early enough for prospective buyers to save the link, and use the description to direct viewers to a recorded tour or the next live session where appropriate. Use a repeatable walkthrough order
- Open in Hindi with the project name and location, and identify the unit or flat being shown.
- Start at the entrance and move through the living area, kitchen, bedrooms, bathrooms, balcony, and views in a consistent order.
- Show transitions between rooms and useful details, not only polished still images. Pause where viewers need time to understand the layout.
- Show shared amenities only when relevant, and distinguish what is visible today from features promised for later.
- Close with a clear next step for questions or an in-person visit, using the builder’s appropriate contact route.
If live chat is enabled, assign a representative to follow questions while the presenter continues the tour. The representative can answer straightforward queries or tell viewers when a researched answer will follow. YouTube supports live chat and real-time interaction, but the builder chooses the format and moderation approach.

4. Test the stream before buyers arrive
For an encoder session, YouTube recommends setting up at least two hours ahead and starting the encoder at least 15 minutes before the scheduled start. Use that time to confirm the preview in Live Control Room, check that the stream appears on the channel and watch page, and monitor the picture and sound. Check the connection and stream preview
- Test the actual upload connection from the property, not just a different office or home network. YouTube recommends upload bandwidth with 20% headroom beyond the total stream bitrate.
- Watch the Live Control Room preview for stable video and listen for clear speech, room echo, wind, or handling noise.
- Verify that the stream is public or otherwise available to the intended audience, and that the scheduled title and description are correct.
- Check that the channel’s live page and the scheduled watch page display the stream as expected.
- Have a fallback plan if the building’s connection is unstable, such as moving to a tested location or rescheduling rather than beginning a tour viewers cannot watch.
Keep the stream understandable rather than trying to maximize production complexity. A stable view, intelligible Hindi narration, and a coherent path through the flat matter more to this use case than graphics or multiple camera angles.
5. Retain the live tour and organize recordings
YouTube says streams under 12 hours can be automatically archived, but a stream longer than 12 hours may not be captured at all. YouTube recommends keeping a local archive backup as well. For a property tour, avoid relying on the channel archive as the only copy: make a local recording where the chosen setup allows it, then confirm that the recording is usable before deleting or replacing source footage. After the session, organize the archive and any shorter clips into playlists so viewers can find tours by project, location, or unit type. Review the recording for private information or inaccurate statements before directing prospective buyers to it.
6. Protect music, photos, and footage rights
YouTube scans live streams for third-party content. A match may replace the stream with a placeholder, interrupt it, or terminate it; an archived live stream may also receive a Content ID claim after the event. Use background music, photographs, renderings, and video only when the channel has the necessary rights. Do not assume that a track or image is cleared just because it appears in another online video. YouTube explains its response to copyrighted content in live-stream copyright guidance.

Do not copy another state’s disclosure template and assume it applies throughout India. Before publishing promotional footage, check the current directions of the authority governing the project, confirm the project’s registration status and exact registration details, and make sure spoken and visible claims match approved project information. Ask the relevant state authority or qualified adviser about the specific project if a requirement is unclear.

State examples show why the check must be current and local. Rajasthan’s 2024 regulation text addresses project promotion and advertising and expressly includes YouTube among social-media examples. A Rajasthan Authority order dated 30 July 2025 later modified advertising directions, including dispensing with a QR code in social-media publications. Telangana RERA proceedings describe RERA-number and Authority-website disclosures for audio-visual media and digital content. Kerala RERA public notices and promoter guidance also describe registration-detail obligations for relevant project advertising and social media. These are examples, not a complete survey of Indian states or legal advice; check the authority’s current rules and any project-specific exemption or direction.
