How Rising Treasury Yields Affect Mortgage Rates, Auto Loans, and Savings Accounts

Rising Treasury yields can put upward pressure on mortgage and auto-loan rates and may contribute to higher savings-account rates—but none moves in a guaranteed, one-for-one relationship with Treasury yields. The effect depends on which Treasury maturity is relevant, how markets price related investments, and how lenders and banks set their own rates.

What a Treasury yield tells you

A Treasury yield is the market return associated with U.S. government debt of a particular maturity. The 10-year and five-year yields are not interchangeable: different consumer products are influenced by different parts of the rate market. Treasury rates are useful indicators of market pressure, not formulas for predicting a specific mortgage rate, auto-loan APR, or savings APY. The U.S. Treasury explains its interest-rate statistics, including the par-yield curve and daily market-quotation context.

Markets also respond to expectations about inflation and future short-term interest rates. Those expectations can affect longer-term Treasury yields before a consumer lender or bank changes its advertised rates. The transmission differs by product, so it is more useful to consider mortgages, auto loans, and savings accounts separately.

How Treasury yields affect mortgage rates

Fixed-rate mortgages compete with other longer-duration investments for investor capital. A key link is the market for agency mortgage-backed securities (MBS), which are investments backed by pools of mortgages. When relevant Treasury yields rise, MBS yields and mortgage rates may also rise as investors seek competitive returns. But MBS and Treasury securities have different cash flows and risks, and a mortgage quote also reflects lender costs and spreads.

The Federal Reserve Bank of St. Louis describes the Fed’s influence on mortgage rates as working largely through market expectations about inflation and future short-term rates, which affect longer-term Treasury and MBS yields. Fannie Mae distinguishes the secondary spread between MBS yields and the 10-year Treasury from the primary-secondary spread between the rate borrowers are offered and the MBS rate. If either spread changes, a mortgage quote can move by more or less than the Treasury benchmark—or remain elevated while Treasury yields fall. See the St. Louis Fed’s “What Determines Mortgage Rates?” and Fannie Mae’s “What Determines the Rate on a 30-Year Mortgage?”.

For a useful comparison, request mortgage quotes using the same loan amount, term, points, and borrower profile. Those details help distinguish a market-wide move from differences in lender pricing or loan terms.

How Treasury yields affect auto-loan rates

Auto lenders use different reference rates. The Federal Reserve Bank of Minneapolis identifies the five-year Treasury yield as a common benchmark, but it is not a universal rate-setting rule. Lenders also price for their funding costs and assess the borrower’s creditworthiness and loan terms. As a result, a rise in the five-year yield can contribute to upward pressure without determining any particular borrower’s APR.

When comparing offers, keep the loan term and down payment consistent, and compare the APR and other loan terms—not just the monthly payment. The Minneapolis Fed discusses consumer-rate transmission and auto-lender benchmarks in “What drives consumer interest rates?”.

How Treasury yields affect savings accounts

Savings rates can respond to short-term market conditions, which are influenced by expectations for policy rates. But each bank sets its own APY. Its funding needs and competition for deposits matter, and it may adjust rates later or by a different amount than market rates move. The St. Louis Fed outlines the link from federal-funds expectations to short-term rates, including savings-account rates, in “What Determines Mortgage Rates?”.

Two figures in the FDIC’s March 16, 2026 national-rate table illustrate why the measures should not be confused: the national savings deposit rate was 0.39%, while the Treasury yield used for the savings rate-cap calculation was 3.64%. The 0.39% figure was a weighted national average of rates paid by insured institutions and credit unions for which data were available; the FDIC says its savings and interest-checking averages use a $2,500 product tier. The 3.64% figure was a regulatory input to a separate rate-cap calculation—not an advertised savings APY or an estimate of what a typical customer earned. These dated figures are not current bank offers. The FDIC explains both measures in its National Rates and Rate Caps – March 2026.

Why the pass-through differs by product

Product Relevant rate channel What can change the consumer rate
Fixed-rate mortgage Longer-term Treasury and MBS yields MBS pricing, primary-secondary and secondary spreads, and lender costs
Auto loan Varies by lender; five-year Treasury is a common reference Lender pricing, borrower creditworthiness, and loan terms
Savings account Short-term rate conditions Bank funding needs, deposit competition, and the institution’s own pricing

Market prices can move before consumer quotes, and lenders and banks may adjust on different schedules. There is no universal timetable or fixed pass-through amount. A Treasury move is best read as a signal of possible pressure; actual offers show how that pressure has reached a particular product and provider.
