How Rising Treasury Yields Affect Bond Prices, Mortgage Rates, and Savings Yields

When U.S. Treasury yields rise, prices of existing fixed-coupon Treasury securities generally fall. Mortgage rates may also rise because Treasury yields and agency mortgage-backed securities (MBS) yields help shape mortgage pricing, but the change is not automatic or one-for-one. Savings account yields are set by banks and can respond to market conditions and competition for deposits, rather than mechanically tracking a particular Treasury rate.

These are three related but distinct effects. Understanding which Treasury maturity is moving—and how the other markets set prices—helps explain why a bond price, a mortgage quote, and a bank APY can react differently on the same day.

What a Treasury yield measures

A Treasury yield is the return investors require for a Treasury security, expressed in relation to its price and cash flows. The phrase “Treasury yields are rising” is incomplete unless it identifies a maturity: the two-year yield and the 10-year yield, for example, are different points on the yield curve and need not move by the same amount or direction.

The Federal Reserve’s H.15 series reports constant-maturity Treasury yields. These are interpolated points based on market bid yields, intended to represent a fixed maturity even when no Treasury security has exactly that remaining term. H.15 was last updated October 8, 2026. A constant-maturity yield is therefore a market reference point, not necessarily the quoted yield of one specific bond. When evaluating a market move, identify the maturity and date rather than relying on a general headline about “Treasury rates.”

Why an existing bond’s price falls when yields rise

A standard Treasury note or bond has a fixed coupon: its stated interest payments do not change over the life of the security. If market yields rise after it was issued, newly available securities or other investments may offer a higher return. To make the older bond competitive, its price generally has to fall so that a new buyer’s return, calculated from the price paid and remaining cash flows, is closer to current market yields.

TreasuryDirect explains the relationship by comparing a security’s yield to maturity with its coupon rate: when yield to maturity is higher than the coupon rate, the security’s price is below par; when the two are equal, it is at par; and when yield to maturity is lower than the coupon rate, it is above par. As the Treasury puts it in Understanding Pricing and Interest Rates, “The price for a bond or a note may be the face value (also called par value) or may be more or less than the face value.”

That price adjustment matters most to an investor who sells before maturity, because the sale takes place at the prevailing market price. If an investor holds a Treasury note or bond to maturity, its scheduled payments and principal repayment remain the contract terms, assuming the U.S. government makes the payments. A lower market price during the holding period does not change the fixed coupon payments, though it does affect the security’s current market value and the return a new buyer could earn.

Not every bond loses the same amount

The size of a price change depends on the security’s cash flows and time remaining to maturity. A longer time until maturity generally leaves more time for the difference between an older coupon and current market yields to matter. The exact effect also depends on the size of the yield change and the bond’s terms. It is not accurate to assume every Treasury—or every bond—falls by the same percentage when yields rise.

Coupon and yield are related but not interchangeable. Treasury notes and bonds pay interest every six months, and their auction-set interest rate is not the same measure as the market yield to maturity used to price a security later. Existing marketable Treasuries can be bought and sold in secondary markets at prevailing prices. TreasuryDirect lists note maturities of 2, 3, 5, 7, or 10 years and bond maturities of 20 or 30 years. By contrast, Treasury floating-rate notes periodically reset their index rate, so they do not have the same fixed-coupon exposure as notes and bonds.

Do mortgage rates rise when Treasury yields rise?

They can, but a Treasury yield is an influence on mortgage pricing, not a direct setting for the rate a borrower receives. The connection is best understood as a chain: Treasury yields help establish market benchmarks and the returns investors expect; yields on agency MBS are an important factor in pricing home mortgages; and the final borrower rate also reflects spreads and conditions in mortgage markets and lending.

In a March 7, 2025 speech, Federal Reserve Governor Michelle Bowman said longer-term private fixed rates, including mortgages and corporate bonds, depend on the expected path of future federal funds rates, the term premium embedded in longer-term Treasury yields, and risk spreads relative to Treasuries of comparable maturity. That is why the maturity matters: a mortgage is a long-term fixed-rate product, so a short-term Treasury rate alone does not describe all the market forces relevant to its pricing.

Why mortgage quotes do not move point-for-point

Investors compare agency MBS yields with Treasury yields, but the difference between them—the spread—can change. Mortgage-market volatility and other factors can affect the extra yield investors demand for holding MBS. If that spread widens, a Treasury yield increase may translate into a larger mortgage-pricing pressure; if it narrows, the pass-through can be smaller. Lenders also set borrower quotes using their own pricing and costs, so the rate offered to a household is not simply the yield on a Treasury or MBS security.

The Federal Reserve’s March 2023 Monetary Policy Report described agency MBS yields as generally moving with longer-dated Treasury yields during the period it covered. It also noted that MBS spreads were elevated relative to pre-pandemic levels, at least partly because interest-rate volatility reduced the value of holding MBS. That is a historical account of the period discussed in the report, not a statement about today’s spread or a rule predicting current mortgage quotes.

Federal Reserve research also illustrates that Treasury yields are not the only policy-related influence. In a February 2014 paper, Diana Hancock and Wayne Passmore found that Federal Reserve accumulation of Treasury and MBS securities lowered MBS yields and mortgage rates by more than changes in market expectations alone would suggest. This finding points to portfolio rebalancing and policy actions as additional influences; it does not provide a numerical pass-through formula for present-day rates.

Fixed-rate and adjustable-rate mortgages

A fixed-rate mortgage sets the borrower’s interest rate for the life of the loan, so long-term financing conditions and MBS pricing are particularly relevant to its initial quote. An adjustable-rate mortgage has a rate that can change under the loan’s terms, typically with reference to a specified index and adjustment schedule. Treasury yields can be relevant to broader market conditions, but the contract determines how and when an adjustable rate resets. A borrower comparing quotes should check the loan type, the quote date, and any adjustment terms rather than infer the rate from a single Treasury maturity.

Do savings account rates follow Treasury yields?

No single Treasury yield determines the APY on a savings account. Savings accounts generally have no fixed maturity, and banks set their advertised rates as a business decision. Market rates and competition for deposits can influence that decision, but a bank does not have to change every account immediately or by the same amount when Treasury yields move.

Deposit pricing also varies by product. The FDIC’s rate-cap methodology reflects this distinction: for deposits with a comparable on-tenor Treasury yield, a Treasury rate can be part of the cap calculation; for non-maturity deposits without a comparable Treasury yield, the methodology uses the effective federal funds rate. This regulatory reference framework is not a formula that sets every bank’s savings APY.

How to interpret the FDIC national savings figure

The FDIC reported a national savings deposit rate of 0.39% in its March 16, 2026 update. The figure uses the FDIC’s $2,500 savings product tier and a weighted national-rate methodology based on institutions and credit unions for which it has data. It is an aggregate benchmark—not an offer from an individual bank, a forecast, or a quote for October 2026. A particular account’s APY may be higher or lower and can change on the bank’s schedule.

For a specific account, look at its current APY and the date that rate applies, along with access rules and any promotional conditions. A promotional rate may have eligibility requirements or apply only for a defined period; the account agreement determines those terms. Do not treat the FDIC’s national statistic as a rate a bank is required to pay.

How to read a Treasury-yield move in practical terms

  1. Identify the maturity. Check whether a report refers to a two-year, 10-year, or other yield, rather than assuming there is one Treasury rate.
  2. For an existing fixed-coupon bond, compare its yield with the market. If the bond’s coupon is below the yield investors can now obtain, its market price generally needs to be below par. Consider the remaining maturity and whether you may need to sell before the security matures.
  3. For a mortgage, look beyond the Treasury benchmark. The relevant longer-term Treasury yield is part of the pricing picture, but MBS yields, spreads, volatility, lender pricing, and the loan’s fixed or adjustable structure also matter.
  4. For savings, check the bank’s actual APY and terms. Treasury-market changes may influence market conditions, but they do not require an immediate matching change to your account rate.
  5. Use dated figures as dated evidence. A yield, mortgage quote, or deposit-rate statistic applies to a specific date and definition. Historical relationships explain mechanisms; they do not guarantee a particular future move.

Why the three effects can differ

The bond-price relationship is the most direct of the three: for a fixed stream of payments, a higher market yield generally means a lower price. Mortgage rates involve an additional layer because MBS pricing and the spread between MBS and Treasuries can move independently. Savings yields involve a separate decision by each bank, shaped by market conditions and its need for deposits, without a fixed-maturity bond price to revalue.

As a result, rising Treasury yields can coincide with falling prices on existing fixed-coupon Treasuries, higher mortgage rates, and savings APYs that rise slowly, remain unchanged, or move differently across banks. The direction and timing of each outcome depend on the relevant market and product—not on a single universal pass-through rate.
