How Rising Interest Rates Affect S&P 500 Stocks by Sector

Rising rates do not produce a dependable sector winner-and-loser list. They affect S&P 500 companies mainly through two channels: valuation and financing. Higher market yields can reduce what investors will pay for distant future earnings, while higher borrowing costs can squeeze companies that must refinance or carry floating-rate debt. The result depends on which rates rose, why they rose, each company’s debt structure, and other forces moving markets at the same time.

A Federal Reserve review illustrates the caution required: utilities and health-care stocks outperformed broad indexes during one rate-rising period, while energy lagged after oil prices fell sharply. Trade tensions, global-growth concerns and changing rate expectations were also present, so the sector returns cannot be treated as a pure interest-rate experiment.

What “rising interest rates” means for stocks

Two different rate moves are often combined under the same phrase:

  • Federal Reserve policy rates: The overnight federal funds rate directly influences very short-term borrowing and many floating-rate instruments.
  • Long-term market yields: Treasury yields, especially the 10-year yield, are set by market expectations for inflation, economic growth, future policy and the compensation investors require for holding bonds.

A policy-rate increase can push longer-term yields higher, but the two do not always move together. Investors can bid long-term yields down if they expect weaker growth or lower inflation even while the Federal Reserve is raising its policy rate. Conversely, long-term yields can rise because of inflation or fiscal concerns before the central bank changes its target.

That distinction matters because stock valuations are commonly compared with longer-term yields, while a company’s floating-rate interest expense may respond more directly to short-term benchmarks. Before judging a sector, identify the rate that actually moved.

The valuation channel: why higher yields can pressure stock prices

A stock is worth the present value of the cash investors expect it to generate in the future. When the required return rises, those future cash flows are discounted more heavily. All else equal, the present value falls.

The effect is usually greater for companies whose valuations depend on profits expected many years away. A fast-growing business may have modest current earnings but a large share of its implied value in future expansion. If bond yields rise, investors may assign a lower valuation multiple to those distant profits, even when the company’s near-term operations have not changed.

The Federal Reserve has described a rough equity-premium measure that compares the forward earnings yield on stocks with the real 10-year Treasury yield. The earnings yield is the inverse of the price-to-forward-earnings ratio. When real Treasury yields rise, the relative compensation investors receive for owning equities can shrink unless share prices fall, expected earnings improve, or risk appetite changes.

This is a market-wide mechanism, not a forecast for every company. A business can offset a higher discount rate with stronger earnings, a more durable competitive position or a lower starting valuation. Conversely, a company with little debt can still suffer if its share price was based on very distant growth expectations.

The financing channel: how rates reach corporate earnings

Higher rates affect companies unevenly because debt contracts differ. The key variables are maturity, fixed-versus-floating interest rates, leverage, cash generation and interest coverage.

Fixed-rate debt delays the hit

Long-term bonds issued at fixed coupons do not immediately become more expensive when market yields rise. A company may therefore see little change in cash interest expense until those bonds mature or are refinanced. The Federal Reserve noted that long-term fixed-rate liabilities remained a sizable share of public-company debt, muting the initial pass-through of higher rates to debt service for many firms.

Floating-rate debt resets quickly

Loans tied to short-term benchmarks can reprice soon after policy rates increase. Interest expense rises even if the principal balance is unchanged. Companies that rely heavily on floating-rate borrowing, have thin interest coverage or generate volatile cash flow are more exposed.

Refinancing creates a delayed step-up

A company with fixed-rate debt still faces a potential earnings shock when maturities arrive. If replacement debt carries a higher coupon, annual interest expense increases at refinancing. The timing depends on the maturity schedule rather than the day rates first rise.

Coverage and cash flow determine resilience

Two companies with the same debt balance can experience very different outcomes. A business with recurring cash flow and substantial interest coverage may absorb higher coupons. A highly leveraged business with weak coverage may need to reduce investment, sell assets, issue equity or accept lower profits.

The Federal Reserve has highlighted weaker debt-servicing capacity among some non-investment-grade and floating-rate borrowers. That observation identifies a vulnerability, not a universal result for every lower-rated issuer or sector.

Conditional sector effects

The following frameworks explain why sectors can react differently. They are not a ranking of expected performance, and the available Federal Reserve material does not establish current numerical rate sensitivities or betas for all 11 S&P 500 sectors.

Sector or group Potential rate exposure Important offsets and questions
Utilities Income-oriented valuations can compete with higher bond yields; capital-intensive operations may require substantial financing. Regulated revenues, allowed returns, fuel costs, debt maturities and the reason yields rose can dominate the outcome.
Financials and banks Asset yields may rise as rates increase, while deposit and wholesale funding costs can also climb. The yield-curve shape, deposit behavior, credit losses, loan demand and hedging determine whether margins improve or contract.
Real estate Higher financing costs and capitalization rates can reduce property values and raise the cost of refinancing. Rent growth, occupancy, asset quality, lease terms, debt maturities and property type matter.
Growth-oriented technology Valuations may be sensitive to discount rates because more value can depend on distant expected earnings. Actual earnings growth, cash balances, pricing power and starting valuation can offset or amplify the multiple change.
Energy Debt costs affect producers and service companies, but commodity prices usually have a much more direct effect on revenue. Oil and gas prices, production volumes, inventories, geopolitics and capital discipline can overwhelm the rate signal.
Health care Valuation still responds to market discount rates, while financing exposure varies by company. Demand for medical products and services, regulation, drug pipelines and defensive-investor preferences can drive relative returns.

Utilities: income competition and capital intensity

Utilities are often called rate-sensitive because investors compare their relatively stable income streams with bond yields. When Treasury yields rise, a utility’s dividend may look less attractive unless its share price adjusts or earnings growth improves. Utilities also build and maintain expensive infrastructure, so borrowing costs can affect allowed returns, project economics and refinancing needs.

The conclusion is conditional. A regulated utility with long-dated fixed-rate debt, predictable cash flow and favorable rate-setting may cope better than a highly leveraged company facing near-term refinancing. Falling fuel costs or supportive regulation can also outweigh the valuation effect.

Financials and banks: potentially positive, potentially negative

Banks can earn more on loans and securities when market rates rise, particularly when assets reprice faster than liabilities. That is the favorable version of the rate story.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Funding costs can rise just as quickly. Depositors may demand higher yields, customers may move cash to alternatives, and wholesale funding can become more expensive. A flatter yield curve can reduce the benefit of lending long and borrowing short. Higher rates can also weaken borrowers and increase credit losses. The result depends on repricing speed, deposit stability, hedges, loan mix and credit quality rather than on the policy rate alone.

Real estate: financing and capitalization rates

Property companies and real-estate investment trusts can feel higher rates through both debt service and valuation. A higher required return can raise capitalization rates, reducing the value of a property’s income stream. Floating-rate mortgages and loans reset quickly; fixed-rate debt creates more protection until maturity.

Operating fundamentals remain decisive. Strong rent growth and high occupancy can support cash flow, while weak demand or heavy near-term maturities can magnify the pressure. The same market-rate move can therefore produce different outcomes for apartments, offices, warehouses and other property types.

Growth-oriented technology: a valuation test more than a debt test

Many technology companies carry substantial cash and relatively little debt, so the immediate financing channel may be limited. Their shares can nevertheless react strongly through valuation. If investors move from high-multiple growth stocks toward bonds or cheaper equities, the discount rate applied to distant earnings rises.

That sensitivity is not automatic. A company delivering earnings above expectations can maintain or expand its multiple, while a profitable business with near-term cash generation may be less exposed than an unprofitable firm whose valuation depends on far-future expansion. Analyze the earnings forecast and starting valuation alongside the yield move.

Energy: rates are often secondary to commodities

Energy companies borrow, invest and refinance like other businesses, but oil and gas prices directly determine much of their revenue and cash flow. A rate-driven slowdown could reduce demand expectations, yet a supply disruption or production cut can push prices higher while rates also rise.

The Federal Reserve’s historical example is instructive: energy substantially underperformed when oil prices fell sharply, even though rising rates were among the forces present in the broader market. Treat an energy-sector decline during a rising-rate period as evidence of co-movement, not proof that rates caused it.

Health care and other defensive groups

Health-care stocks still face the valuation effect of higher discount rates, but demand for many products and services can be less tied to the economic cycle than demand in more cyclical industries. Investor preferences for defensive earnings can support the sector when growth fears accompany higher yields.

Company-level differences are large. A device maker with heavy capital spending, a pharmaceutical company with strong cash generation and a highly leveraged services provider do not share the same financing exposure.

Why the reason rates rise matters

“Rates up” is not one economic event. The interpretation changes depending on the catalyst:

  • Higher inflation expectations: Nominal yields may rise as investors demand compensation for inflation. Businesses with pricing power may fare differently from those with fixed prices and rising costs.
  • Stronger growth expectations: Cyclical earnings forecasts may improve even as discount rates increase, offsetting some valuation pressure.
  • Growth fears or recession risk: Long-term yields may rise for a time while analysts cut earnings estimates and credit risk increases.
  • Commodity shocks: Oil prices and other inputs can move sector profits independently of financing costs.
  • Fiscal or supply concerns: Bond yields can increase because investors require more term premium, without a matching improvement in corporate earnings.

Because these forces can move together, a sector’s return during a rising-yield episode cannot by itself establish causation. Compare the rate move with earnings revisions, commodity prices, credit spreads and the yield-curve shape.

A Federal Reserve historical illustration

In a period discussed in the Federal Reserve’s February 2019 report, utilities and health care outperformed broad indexes while energy substantially underperformed. The report associated the cross-sector differences with several simultaneous developments, including sharply lower oil prices, trade tensions, global-growth concerns and rising rates.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

This episode is useful precisely because it resists a simple rule. Utilities did not automatically lose because yields rose, and energy did not necessarily fall because its financing became more expensive. The dominant driver differed by sector and interacted with the macroeconomic backdrop.

Current valuation context: a dated warning, not a forecast

The Federal Reserve’s July 2026 Monetary Policy Report said S&P 500 prices relative to analysts’ earnings projections remained in the upper range of their historical distribution. The July 2026 Federal Open Market Committee minutes also said equity valuations were high and that the equity premium had been lower in recent history only during the dot-com bubble.

These are observations about valuation conditions at those publication dates. They do not predict that a future rate increase will trigger a market decline. A high valuation can persist when earnings rise, risk appetite remains strong or investors accept a lower premium. It can become more fragile when yields rise alongside downward earnings revisions or a sharp increase in risk aversion.

How to analyze a sector when yields are rising

  1. Identify the rate: Check whether the policy rate, a short-term benchmark, the nominal 10-year Treasury yield or the real 10-year yield moved.
  2. Find the catalyst: Determine whether inflation expectations, growth forecasts, monetary-policy expectations, fiscal concerns or commodities explain the move.
  3. Map the company’s debt: Record fixed and floating balances, maturity dates, interest-rate hedges and refinancing requirements.
  4. Test coverage: Examine operating cash flow, interest coverage and the effect of a higher coupon on earnings and liquidity.
  5. Assess valuation: Ask how much of the share price depends on distant earnings and compare the forward earnings yield with real Treasury yields.
  6. Check sector-specific drivers: Review bank deposit costs, utility regulation, property rents, technology earnings execution, health-care demand or energy prices as applicable.
  7. Separate correlation from causation: Compare sector performance with earnings revisions, oil prices, credit spreads and the yield curve before assigning the result to rates.

What the evidence cannot tell you

There is no current, source-backed statistic here that ranks all 11 S&P 500 sectors by sensitivity to a one-percentage-point rate increase. Claims such as “sector X falls by Y percent whenever yields rise” would overstate what the available evidence establishes. Sector averages can also conceal major differences in debt structure, valuation and business model among individual companies.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The most defensible conclusion is conditional: higher yields tend to challenge expensive, long-duration equity valuations; higher borrowing costs tend to hurt firms with floating-rate debt, weak coverage or near-term refinancing; and sectors with offsetting earnings drivers can outperform or lag depending on why rates moved.
