A repo-rate change affects your loan EMI only when your loan is linked to a benchmark that moves with it and reaches its contractual reset date. A bank’s repo-linked floating rate will usually move when the policy rate moves, but the lender’s spread, reset schedule, outstanding principal, remaining tenor and repayment policy determine whether you pay a higher EMI, repay for longer, or experience both. A policy announcement does not automatically change every home, car or personal-loan EMI on the same day.
What the repo rate has to do with your loan
The Reserve Bank of India (RBI) repo rate is the rate at which the central bank lends short-term funds to banks. It influences market funding costs and, through the benchmark used in a loan contract, can affect the interest rate charged to a borrower.

Your loan rate is generally the applicable benchmark plus a lender-set spread. The benchmark may be the policy repo rate, a specified Financial Benchmarks India (FBIL) Treasury-bill yield, another eligible published external benchmark, or—under contracts and coverage that permit it—an internal benchmark such as MCLR or the Base Rate. The agreement, not the product label, establishes which benchmark applies.

Why the same repo move produces different EMI results
Benchmark and spread
If the benchmark rises by 25 basis points (0.25 percentage point), a loan whose spread is unchanged may also rise by 25 basis points at reset. The lender’s spread, however, is a separate component governed by the contract and applicable rules. Two borrowers can therefore receive different rates after the same policy decision.
Reset date
External-benchmark-linked bank loans must reset at least once every three months. The contractual reset date can be monthly, quarterly or another interval permitted by the agreement, so the change may appear weeks after the RBI announcement. An internal benchmark can have its own review and transmission process.
Outstanding balance and remaining tenor
Interest on an amortising loan is calculated on the principal still outstanding. A borrower near the end of a loan has less balance exposed to a rate change than someone at the beginning. The same rate adjustment also has a different effect over 5 years of remaining payments than over 20 years.

After a reset, the lender can change the EMI, change the number of instalments, or use both. Keeping the EMI unchanged after a rate increase generally requires more instalments. Raising the EMI can limit or avoid tenor extension. A lower rate can reduce the EMI, shorten repayment, or be allocated between the two, depending on the contract and lender policy.

Home, car and personal loans: what coverage applies?
| Loan type | What the RBI material establishes | What you must verify |
|---|---|---|
| Home loan | Bank floating-rate housing loans covered by the external-benchmark framework must use an eligible external benchmark; the repo rate is one permitted benchmark. | Benchmark name, spread, reset frequency, next reset date and the EMI/tenor treatment in your sanction letter. |
| Car or vehicle loan | Covered bank floating-rate auto loans follow the same external-benchmark framework. A repo-linked vehicle loan can transmit a policy change at its reset. | Whether the contract is actually floating and externally benchmarked, rather than assuming every vehicle loan tracks repo. |
| Personal loan | RBI’s reset directions cover equated instalment-based personal loans, whether linked to an external or internal benchmark, and apply to existing borrowers. | Whether the product is an equated instalment loan and which benchmark, reset rule and charges the lender has disclosed. |
The rules do not make every loan carrying one of these labels repo-linked. Non-bank lenders, fixed-rate products and contracts using another benchmark can follow different terms. Read the agreement and the latest statement before estimating a change.
What happens at a rate reset
- The benchmark is observed. The lender applies the benchmark value specified in your contract on the contractual reset date.
- The spread is applied. The lender adds the contracted spread and any permitted adjustments to determine the new annualised rate.
- The amortisation schedule is recalculated. Using the new rate, outstanding principal and remaining term, the lender determines the required EMI, remaining instalments, or a combination.
- You receive revised information. RBI’s directions require communication when EMI or tenor increases. Covered borrowers should receive quarterly statements showing principal and interest recovered, EMI amount, remaining EMI count and the annualised rate or APR for the loan tenor.
A floating-rate tenor extension must not create negative amortisation. In other words, the scheduled payment cannot be structured so that the outstanding principal grows solely because the payment fails to cover accruing interest.
How a repo increase can change your payment
Higher EMI, similar payoff date
The lender may raise the monthly instalment while keeping the remaining number of payments broadly similar. This costs more from each month’s income but usually limits the additional interest caused by the higher rate.
Same EMI, longer loan
If cash flow is the priority, the lender may retain the EMI and extend the instalment count. The debt remains outstanding longer and can accumulate more total interest, even though the monthly debit does not immediately change.

A combination
The lender may increase the EMI moderately and extend the tenor by fewer months than it would under an unchanged EMI. The exact split is determined by the lender’s policy and your contract.
Do not judge the financial effect by the EMI alone. Compare the revised principal outstanding, number of payments, interest rate and total remaining interest in the amortisation schedule.
What a repo cut can—and cannot—do
A lower benchmark can reduce the interest rate on a linked floating loan at reset. The lender may pass that benefit through as a lower EMI, an earlier payoff date, or both. A lower benchmark does not guarantee an immediate reduction: the reset date may be later, the loan may use a different benchmark, or the lender’s spread may remain unchanged.
Fixed-rate loans generally do not change because of a repo decision during their fixed period. A borrower can benefit only if the contract permits a switch or the fixed period expires under the applicable terms.

Your choices after an upward reset
Increase the EMI
Ask the lender to preserve as much of the original payoff schedule as your budget allows. This raises monthly outflow but can reduce the extra interest associated with a longer tenor.
Extend the instalment count
Keeping the EMI unchanged protects short-term cash flow. Request the revised schedule and calculate the additional months and total interest before accepting this option.
Combine EMI and tenor changes
A partial EMI increase paired with a shorter tenor extension can balance affordability and total cost. Ask the lender to show the result in writing rather than relying on a verbal estimate.
Consider a fixed-rate switch only if offered
The RBI amendment effective October 1, 2025 changed the obligation: a lender may, at its option and under a board-approved policy, offer a choice to switch to a fixed rate at reset. Fixed conversion is therefore not an unconditional borrower entitlement. The lender must disclose applicable switching and administrative charges transparently. Compare the fixed rate, remaining term and all charges with the floating alternatives.
Best Value
Prepay part or all of the balance
A part-prepayment reduces principal on which future interest is charged; full prepayment closes the loan. RBI’s directions provide for part or full prepayment at any point during the tenor, subject to applicable instructions on charges. Compare the interest saved with the cash you would give up and any charge that applies to your borrower category and contract.
A practical checklist before you accept the revised schedule
- Find the exact benchmark name: policy repo, a named FBIL benchmark, MCLR, Base Rate or another contractual reference.
- Record the lender’s spread and the conditions under which it can change.
- Confirm the reset frequency and next reset date.
- Note the current annualised interest rate, outstanding principal, EMI and instalments remaining.
- Ask whether the reset changes EMI, tenor or both, and obtain the complete amortisation schedule.
- Check whether fixed-rate conversion is offered, how often it is permitted and the full switching and administration charges.
- Request the applicable part-prepayment or foreclosure charges for your specific loan.
- Compare total remaining interest, not merely the next monthly debit.
- Keep the sanction-time benchmark and APR disclosure and each quarterly statement with your records.
How to verify an unexplained EMI change
- Compare the new rate with the benchmark value on the reset date and the spread in your agreement.
- Check whether the lender applied the reset on the contractual date or at a later scheduled date.
- Match the revised EMI and remaining instalment count against the amortisation schedule.
- Look for a separate fee, insurance item or arrears adjustment that is not part of the interest reset.
- Ask the lender for a written calculation showing principal, rate, EMI, remaining term and total interest.
- If the response conflicts with the agreement or required disclosures, use the lender’s grievance process and retain the correspondence.
What historical RBI data says about transmission
Historical aggregate evidence illustrates why a policy move is transmitted gradually and unevenly; it is not a forecast for an individual account.
| Measure | Reported result | How to interpret it |
|---|---|---|
| Fresh-loan pass-through | RBI’s 2021 model estimated that a 100-basis-point repo-rate change was associated with a 93-basis-point change in weighted-average lending rates on fresh loans over time. | The model used monthly data from January 2013 through June 2021. About 11% of the deviation from the long-run relationship was corrected each month, implying roughly six months for half of long-run pass-through. |
| External-benchmark adoption | The share of outstanding floating-rate loans linked to an external benchmark rose from 2.4% in September 2019 to 32% in June 2021. | These are historical adoption figures, not the current share. |
| Average spreads on fresh bank loans, August 2021 | Housing: 3.19 percentage points; vehicle: 3.60 percentage points; other personal loans: 4.98 percentage points over the repo rate. | These dated averages show that categories had different spreads. They are not current offers or a quote for any borrower. |
The current policy repo rate, current lender rates and current market offers are not established here. For a live calculation, use the latest RBI monetary-policy decision and your lender’s written reset notice.
Protections and disclosures to expect
RBI’s directions require lenders to explain at sanction the possible impact of benchmark changes on EMI and/or tenor. When an EMI or tenor increases, the lender must communicate the change. Quarterly statements for covered loans should set out principal and interest recovered, EMI amount, remaining EMI count and the annualised rate or APR for the loan tenor.
For floating-rate loans, RBI also directs that tenor elongation must not result in negative amortisation. The protections do not eliminate rate risk; they give you information and choices with which to manage it.
Bottom line for borrowers
Start with the contract: identify the benchmark, spread and reset date. A repo-linked floating loan can transmit an RBI rate move at that reset, while a different benchmark, internal pricing method or fixed period can produce a different result. After every reset, compare the new rate, EMI, remaining instalments and total interest. Choose a higher EMI, longer tenor, a combination, a permitted fixed switch or prepayment only after comparing both monthly affordability and the full cost of the remaining loan.
