An RBI repo-rate hike can increase the interest rate on a floating-rate home loan, but it does not automatically change every borrower’s rate on the same day or by the same amount. The effect depends on the loan’s benchmark, spread and reset terms. At the reset, a lender may raise the EMI, extend the repayment period, or combine both—each choice affects monthly cash flow and the total interest paid.
How a repo-rate hike reaches your home loan
The repo rate is a policy rate, not the exact interest rate charged on an individual home loan. A floating-rate loan is generally set using an index or benchmark plus a spread. The loan agreement determines which benchmark applies, how the spread is treated and when the rate resets. As a result, a policy-rate change and a change to your loan rate need not happen simultaneously.

For covered floating-rate retail loans from scheduled commercial banks, RBI handbook text says the loan must use an external benchmark and reset at least once every three months. Applicability and the actual reset date depend on the lender and the borrower’s loan terms. Check the agreement and ask the lender which index applies and when it is reviewed. RBI’s home-loan FAQ also advises borrowers to check whether their rate is linked to an internal or external index, how often that index changes, and how the spread is handled.
Benchmark, spread and reset date
- Benchmark: The index used to determine the floating rate.
- Spread: The margin added to the benchmark under the loan’s terms.
- Reset date: The point at which the lender applies a benchmark change to the loan, according to its contract.
Older loans may have different benchmark arrangements. RBI’s historical explanation of the MCLR system describes its own reset terms; it should not be treated as the rule for newer loans subject to external-benchmark requirements. RBI’s MCLR explanation provides that historical context.

What changes when your floating rate resets
When the applicable rate rises, the lender can increase your EMI, extend the tenure, or use a combination of the two. RBI directions require lenders to tell borrowers about an increase in EMI or tenure and give them choices about an EMI increase, a tenure extension, or both. Any extension must not result in negative amortisation—that is, the repayment structure must not cause the outstanding balance to grow because payments fail to cover the interest due. RBI’s 2023 reset directions were issued on August 18, 2023, and the displayed page update is October 1, 2025.
Higher EMI
Paying a higher EMI can help keep the loan’s remaining duration closer to its existing schedule. Whether it does so, and by how much, depends on the outstanding principal, revised rate and remaining term.

Longer tenure
Extending the tenure can limit the immediate increase in monthly outflow, but a longer repayment period generally means more interest over the life of the loan. The exact additional cost depends on the borrower’s balance, revised rate, remaining term and repayment choice. RBI consumer guidance explains this trade-off; a reliable rupee estimate requires the borrower’s actual loan figures.

A borrower may choose some EMI increase and some tenure extension. This can balance monthly affordability against the time and interest required to repay, but the lender’s revised schedule is needed to compare the actual outcomes.

What to check in the lender’s notice and statement
Review the reset communication alongside your latest loan statement. RBI directions provide for a quarterly statement showing the principal and interest recovered to date, EMI, number of instalments remaining and annualized rate or APR. The lender should communicate an EMI or tenure increase resulting from a reset. Read the RBI directions for the applicable disclosure requirements.
Ask the lender to confirm in writing:
- The previous and new benchmark, the spread and whether the spread changed.
- The reset’s effective date and revised interest rate.
- Your outstanding principal, new EMI and remaining tenure or instalment count.
- Any charges for switching rate type, making a part-prepayment or refinancing.
How to compare your repayment choices
Compare the lender’s revised schedules, not just the new monthly EMI. Ask for the remaining interest and repayment timeline under each available choice, then weigh them against your household’s cash flow.

| Choice | What to compare |
|---|---|
| Increase the EMI | Revised monthly outflow, remaining instalments and estimated interest over the remaining loan period. |
| Extend the tenure | Lower monthly outflow, revised repayment period and estimated interest over that longer period. |
| Combine EMI increase and extension | The specific EMI, instalment count and remaining interest in the lender’s proposed schedule. |
| Part-prepay or refinance | Interest saved against prepayment, transfer and service charges, plus any change to the loan’s benchmark and terms. |
RBI guidance recommends comparing offers from multiple lenders rather than relying on a headline rate alone. For a switch or refinance, compare the benchmark and reset frequency, spread, EMI, tenure, APR, fees, prepayment treatment and total expected cost. RBI’s home-loan guidance covers these comparison factors.
Can you switch from a floating to a fixed rate?
A floating-to-fixed switch may be available under the lender’s board-approved policy; it is not an automatic option at every lender. Ask whether your lender offers it, how often the option can be used, and what charges apply. RBI directions require disclosure of applicable switch and service charges. They also permit part or full prepayment subject to applicable instructions, so confirm the terms and costs for your loan before acting. See the RBI reset directions.

Why a rate cut may not show up immediately
The same timing issue applies in the opposite direction: a repo-rate cut does not necessarily lower an individual loan’s rate at once. The answer depends on the loan’s index and reset date, as well as its spread. If your bank has not reduced your rate, ask which index the loan follows, when it resets, and whether the spread changed. RBI’s home-loan FAQ addresses borrowers who ask why a bank has not passed on a repo-rate reduction.
