An RBI repo-rate change affects your home-loan EMI only if—and when—your loan’s benchmark and reset terms pass that change through. A reset can raise or lower your EMI, extend or shorten the repayment period, or alter both. Check your loan’s benchmark, spread, reset date and revised repayment schedule before deciding what to do.
How an RBI repo-rate change reaches a home loan
The repo rate is one possible benchmark for floating-rate home loans from banks. Under RBI rules, specified new floating-rate personal and retail loans—including housing loans—sanctioned by banks from October 1, 2019, use an external benchmark. Permitted benchmarks include the RBI policy repo rate and specified market benchmarks. This does not mean every home loan is repo-linked: older loans and loans from other types of lenders may follow different arrangements. Check your agreement or ask your lender which benchmark applies. RBI’s external benchmark directions

A floating loan’s interest rate generally reflects its benchmark plus a spread or margin. The benchmark may change while the spread is fixed, or the agreement may allow aspects of the spread to change under specified conditions. The reset clause determines how often and when the lender updates the rate. As a result, a repo-rate announcement does not automatically change every borrower’s EMI on announcement day. What may change at a reset
If the rate applicable to your loan rises, more of each payment may go toward interest and less toward principal unless the repayment schedule is adjusted. RBI says covered borrowers must be offered the choice of increasing the EMI, extending the tenor, or combining the two. A longer tenor must not result in negative amortisation, where the outstanding balance grows because payments fail to cover the interest due. Borrowers also have the option to prepay partly or in full, subject to applicable rules. RBI’s August 18, 2023 direction

If rates fall and the change reaches your loan, the lender should communicate the impact on the repayment schedule. RBI’s January 10, 2025 FAQ describes periodic account statements that include the EMI, number of instalments remaining, principal and interest recovered, and annualised rate. Use the lender’s reset notice and account statement to establish what has actually changed rather than inferring it from the date of a monetary-policy announcement. What to check with your lender
- Loan type and benchmark: Confirm whether your rate is fixed or floating, and whether a floating rate follows the repo rate, another external benchmark or an internal benchmark.
- Spread and reset terms: Check the spread or margin, whether it can change, how frequently the benchmark is updated, and the contractual reset date.
- Revised repayment schedule: Ask for the new annualised rate, EMI, remaining instalments and repayment schedule, including how the adjustment affects the remaining tenor.
- Charges and options: Request the terms and any service, administrative or switching charges for changing to a fixed rate, as well as applicable prepayment charges. RBI’s borrower guidance recommends checking the rate, reset clause, margin and fees before committing to loan changes. RBI borrower guidance
Choose a response that fits your budget and total cost
There is no universally best adjustment. Compare the options using both what you can afford each month and what you would pay over the remaining loan term. Ask your lender to show the revised schedule for each available repayment choice so you can compare on the same assumptions.

| Option | What to weigh |
|---|---|
| Increase the EMI | A higher monthly commitment may limit how much the tenor grows. Check affordability against your income and other obligations, and compare total remaining interest. |
| Extend the tenor | A smaller or unchanged EMI may ease near-term pressure, but a longer repayment period can increase total interest. Confirm the revised end date and that the schedule does not produce negative amortisation. |
| Combine an EMI increase with a tenor extension | This can spread the adjustment across monthly cost and loan duration. Compare the actual revised EMI, remaining instalments and total repayment with the other choices. |
| Switch to a fixed rate | Ask whether your lender offers the switch under its board-approved policy, what rate and limits apply, and whether charges are payable. A fixed rate may provide more certainty, but the terms and cost depend on the lender’s offer. |
| Make a partial or full prepayment | Compare the interest avoided with applicable charges and the value of keeping the cash available for emergencies or other needs. Confirm how a partial payment changes the EMI or tenor. |
| Consider a balance transfer | Compare the new lender’s rate and reset terms with your current loan, including all fees and the remaining interest cost. A lower headline rate alone does not establish that transferring will save money. |
RBI’s reset direction gives borrowers the choice to increase EMI, extend tenor or combine the two, and to prepay partly or fully during the loan. The fixed-rate switch is subject to the lender’s board-approved policy; charges may apply. RBI’s reset direction RBI’s reset FAQ

The transmission depends on your contract: the benchmark, spread and reset frequency determine when a benchmark movement can affect your rate. RBI’s borrower FAQ advises customers to ask how their floating rate and payments may vary, including how payments would respond when rates fall. If the lender’s notice seems inconsistent with your agreement, ask for the applicable benchmark value, reset calculation and revised schedule in writing.
