How Mortgage Lenders Can Check AI-Generated Loan Summaries for Errors

By Freedom251 Team · · 11 min read

Verify every material statement in an AI-generated mortgage summary against the underlying loan file before relying on it. Treat the summary as a navigation aid or draft, never as evidence. A reviewer should trace claims about identity, income, assets, liabilities, property, occupancy, loan terms, conditions and decision reasons to the original application, verification records, underwriting systems, third-party reports and transaction documents.

This approach applies established quality-control requirements to a new output format. Fannie Mae’s lender guidance requires lenders to evaluate the accuracy and integrity of information supporting underwriting, review documentation and third-party analysis, and confirm that approval conditions and final terms are supported. It does not endorse a particular AI summarizer or prescribe an AI-detection tool.

Why an AI summary cannot replace the mortgage file

A generated summary compresses many documents into a few paragraphs. Compression can omit a debt, attach an income figure to the wrong borrower, use an old verification, or turn an unresolved condition into a statement that sounds final. Fluent wording is not proof that the underlying value is correct.

The primary evidence remains the loan application and its supporting records: income and employment verification, asset and liability documentation, credit reports and follow-up, underwriting data and findings, property and appraisal information, required conditions, and transaction or closing documents when they support the point being checked. Fannie Mae’s quality-control guidance, including D1-3-02, Lender Post-Closing Quality Control Review of Approval Conditions, Underwriting Decisions, Data, and Documentation (revised April 1, 2026), requires review of the accuracy, completeness and integrity of those materials. Applying that control to an AI summary means checking the source, not grading the prose.

A summary can be useful for locating documents or preparing a reviewer’s work queue. It should not be the sole basis for an eligibility decision, a condition-clearing decision, pricing, a final loan term, a borrower communication or an adverse-action explanation.

1. Define what the summary is allowed to do

Start by recording the intended use. The more a wrong statement could affect a consumer or a credit decision, the more rigorous and independent the verification must be.

  • File navigation: A reviewer may use the summary to find likely documents, but still confirms every material fact in the file.
  • Underwriting support: All inputs that could affect eligibility, capacity, collateral, pricing or conditions require source-level confirmation before use.
  • Quality control: The reviewer tests data, documents, conditions and third-party outputs under the lender’s QC procedures; the summary is only one item being tested.
  • Borrower communication: Statements are checked for current status, correct attribution and plain-language accuracy before they are sent.
  • Adverse-action explanation: The explanation must reflect the actual, specific reasons for the decision, supported by the file and the applicable notice process.

Document the use case, loan type, investor requirements, access permissions and who remains accountable for the decision. A low-risk indexing use may permit a lighter workflow than an underwriting or adverse-action use, but neither permits unsupported facts.

2. Turn the prose into checkable claims

Do not compare two paragraphs and rely on a reviewer’s overall impression. Break the output into individual propositions. Keep a quoted or calculated value separate from the model’s interpretation of what that value means.

Identity and file control

  • Borrower, co-borrower, guarantor or entity name; application or loan number; property address; and document date.
  • Which person owns an account, receives income or carries a liability.
  • Whether the statement applies to the subject property and current transaction.

Income and employment

  • Employer, position, employment status and verification date.
  • Base, overtime, bonus, commission, self-employment or other income type.
  • Amount, pay period, averaging method and whether the figure is gross or net.
  • Continuance, history and any conditions attached to using the income.

Assets and funds to close

  • Institution, account ownership, account type, statement date and verified balance.
  • Large deposits, transfers, gifts, reserves, sourced funds and permitted deductions.
  • Whether the balance is current enough for the underwriting decision.

Liabilities and credit

  • Creditor, account holder, balance, monthly payment, status and payoff or exclusion treatment.
  • Credit-report date, disputed information, follow-up documentation and liabilities discovered outside the report.
  • Any debt-to-income or reserve conclusion that depends on those values.

Property and transaction

  • Address, property type, occupancy, loan purpose, purchase price or value, and appraisal or valuation source.
  • Loan amount, interest-rate type, term, amortization, subordinate financing, closing costs and credits.
  • Dates for application, verification, appraisal, approval, closing and document expiration.

Conditions and decisions

  • Each approval condition, its required evidence, due date and status: required, submitted, cleared, waived or unresolved.
  • Underwriting recommendation, exceptions, compensating factors and final terms.
  • Any stated reason for approval, suspension, counteroffer or denial.

Claims that contain a number should retain its unit and period. “$8,000 monthly income” is incomplete without saying whose income, which month or pay period, and whether it is gross. A correct number attached to the wrong borrower or date is still a material error.

3. Trace every claim to an authoritative source

For each claim, identify the document, page or system record that proves it. Use the original record rather than a prior summary or an unverified extraction.

  1. Locate the application data. Compare the summary with the signed application and the data submitted to the underwriting system. Fannie Mae’s B3-2-10, Accuracy of DU Data, DU Tolerances, and Errors in the Credit Report (revised December 4, 2019) states that source documentation must support data entered into Desktop Underwriter (DU).
  2. Check verification records. Use paystubs, W-2s, tax returns, verification of employment, bank statements, account transcripts, gift documentation and other records applicable to the income or asset type.
  3. Check credit evidence. Review the credit report, supplements, dispute documentation, payoff statements and any liabilities identified during processing. Fannie Mae’s B3-5.2-03, Accuracy of Credit Information in a Credit Report (revised July 25, 2017) addresses accuracy of credit information.
  4. Review underwriting outputs. Inspect the DU submission, underwriting worksheet, conditions, exception approvals and final underwriting decision. Read the underlying inputs instead of accepting a generated description of them.
  5. Review third-party analysis. Where the statement depends on an appraisal, title report, flood determination, fraud tool, tax service or other analysis, inspect that report and its date, scope and unresolved flags.
  6. Check transaction and closing records. Use the purchase contract, disclosures, settlement statement, closing documents and final terms when they establish the fact being summarized.

Preserve a reference that another reviewer can follow. “Bank statement” is not enough; record the institution, statement period and page or image location. Access should follow the lender’s privacy and information-security controls.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

4. Compare value and context, not just matching words

Read the source and summary side by side. Confirm the following dimensions for every material field:

  • Value and units: Digits, decimal placement, currency, percentage, monthly versus annual amount, and gross versus net treatment.
  • Time: Statement period, verification date, effective date, expiration date and whether a newer record supersedes the cited one.
  • Attribution: Correct borrower, employer, account owner, property, entity or creditor.
  • Status: Required versus cleared, pending versus final, disputed versus verified, and estimated versus documented.
  • Scope: Whether the figure covers one account, all liabilities, one property or the entire transaction.
  • Calculation: Inputs, rounding, averaging period and assumptions used to derive a ratio, reserve amount or qualifying income.

Mark a claim as “not established” when the file does not support it. Do not fill a gap with a plausible inference. If two records conflict, preserve both values in the review log, identify which is newer or more authoritative under policy, and escalate rather than silently choosing one.

5. Recognize the error patterns that matter

Use consistent categories so reviewers can spot trends without pretending that any category has a universal error rate. No official source establishes a general accuracy percentage or a universally sufficient sample size for AI mortgage summaries.

Error type What it looks like Reviewer response
Omission A debt, approval condition, exception or adverse fact is absent. Compare the summary with the complete claim inventory and condition list; add the missing item and reassess dependent conclusions.
Extraction or transposition Digits, decimal points, dates or units differ from the source. Re-enter the verified value, preserve the original record and recalculate affected ratios or terms.
Wrong attribution A co-borrower’s income, an account or a property detail is assigned to someone or something else. Correct ownership and check every decision that used the misattributed value.
Stale data An earlier verification or underwriting version is presented as current. Check document chronology, identify the superseding record and rerun affected review steps.
Unsupported inference The summary supplies a reason, stability judgment or conclusion not established by the evidence. Remove the inference or replace it with a source-supported statement; do not use it as a decision rationale.
Status error An unresolved condition is described as satisfied, or a preliminary value as final. Inspect the required supporting document and update the status only after the designated reviewer clears it.

6. Resolve a mismatch at the source

Do not fix only the summary. If verified information conflicts with an underwriting input, correct the authoritative data or document, obtain a corrected record when necessary, and revisit every conclusion that depended on the old value.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Quarantine the affected claim and identify the conflicting records.
  2. Determine whether the discrepancy is a typo, missing document, timing difference, identity problem or substantive change.
  3. Obtain corrected or additional documentation through the normal process; do not ask the model to “choose” between conflicting evidence.
  4. Have the appropriate underwriter, QC reviewer or operations owner resolve the issue under policy.
  5. Update the application, underwriting submission, conditions, disclosures or other records that are affected.
  6. Recalculate ratios, reserves, eligibility and terms, and reassess the underwriting decision using the newly verified information.
  7. Record the correction, reviewer, date, disposition and any borrower or investor communication.

Fannie Mae’s post-closing QC guidance calls for determining the significance of discrepancies, correcting data or documents, obtaining corrected documents where appropriate and forwarding corrected documents to the custodian when applicable. That is a lender QC requirement in its scope, not a claim that Fannie Mae has prescribed this exact AI workflow.

7. Treat DU findings as a prompt for review

Fannie Mae’s B3-2-11, DU Underwriting Findings Report (revised September 7, 2022) summarizes recommendations and processing steps. It does not validate every submitted fact. Fannie Mae warns that the absence of a message does not mean DU accepted the submitted data.

When a summary cites DU, open the actual submission and findings report, compare the submitted borrower, income, asset, liability, property and loan-term data with source documents, and inspect messages, tolerances, errors and conditions. A clean-looking findings report cannot cure unsupported or inaccurate inputs.

8. Keep adverse-action explanations tied to the actual file

If a summary proposes a reason for denial, suspension or a counteroffer, treat that proposal as unverified. The final explanation must state the specific and accurate reasons supported by the decision record. On September 19, 2023, the Consumer Financial Protection Bureau said creditors using artificial intelligence or complex models must provide specific reasons for adverse action; generic checklists are insufficient when they do not reflect the actual reasons. CFPB Director Rohit Chopra summarized the boundary plainly: “There is no special exemption for artificial intelligence.”

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A reviewer should therefore identify the verified factor that drove the decision, confirm that it was actually considered under the lender’s policy, and ensure that the notice does not substitute a convenient model narrative for the documented reason. Preserve the analysis and approval needed under applicable law and internal procedures.

9. Govern the summarizer and its vendors

File-level review cannot compensate for an uncontrolled system. Define who owns the use case, what data may be sent to the model, how outputs are retained, how access is limited, and how incidents are reported. Evaluate whether the system preserves document references, handles conflicting records, records prompts and outputs, and supports correction without overwriting the original evidence.

Fannie Mae’s Lender Letter LL-2026-04, published April 8, 2026, establishes an artificial-intelligence and machine-learning governance framework for covered single-family sellers and servicers using AI or ML in origination or servicing connected with Fannie Mae loans or servicing. The letter states that it becomes effective 120 days after publication. Its expectations include written policies and procedures, risk and legal review, information security, oversight of vendors’ AI or ML use, and disclosure to Fannie Mae upon request. It is not a universal rule for every mortgage lender, so confirm whether the lender, investor and transaction fall within its scope.

Review governance at least as often as required by the applicable framework; LL-2026-04 says covered policies and procedures must be reviewed at least annually. Vendor contracts should address data handling, confidentiality, retention, security, model changes, audit access, subcontractors and incident notification. A vendor’s claim that a model is accurate is not a substitute for the lender’s own controls.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

10. Use a review log that another person can audit

A simple structured log makes the verification reproducible. The format below is an operational recommendation, not a form required by Fannie Mae or the CFPB.

Field Entry to capture
AI statement Exact text or extracted value, including the model version and output date.
Claim type Identity, income, asset, liability, credit, property, term, condition or decision reason.
Source Document or system name, date, page, image or record location.
Verified value and context Value, units, period, owner, status and calculation method.
Disposition Confirmed, corrected, unsupported, unresolved or not applicable.
Impact Whether eligibility, ratio, condition, pricing, term, disclosure or communication changed.
Owner and date Reviewer, escalation owner, resolution date and follow-up action.

Retain the original summary and source references according to the lender’s record-retention schedule. If a correction changes a loan decision or consumer communication, link the log entry to the revised record and approval.

11. Test the process, not just one file

Supervisors should periodically evaluate whether summaries are reliable for the specific loan types and uses in which they are deployed. Examine field coverage, source traceability, treatment of conflicting records, preservation of page references, reviewer independence, escalation time, correction rates, audit-log completeness and vendor data handling. Compare performance by product, document type, language, borrower profile and workflow stage where lawful and useful.

Do not report a system-wide accuracy rate unless it comes from a defined, representative audit with a documented method. There is no published official statistic establishing how often AI-generated mortgage summaries contain errors, and no universal review sample size that guarantees safety. Set sampling and escalation thresholds through the lender’s risk, legal, compliance and investor requirements, then revise them when the use case or model changes.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A concise reviewer checklist

  • Have I identified the summary’s permitted use and decision impact?
  • Did I convert every material sentence into a separately checkable claim?
  • Can I point to the original document or system record for each claim?
  • Did I verify borrower, account, property, date, unit and status context?
  • Did I inspect the underlying DU data and findings rather than relying on their absence of messages?
  • Did I test conditions, third-party reports and final transaction documents where relevant?
  • Did I classify omissions, extraction errors, attribution errors, stale data, unsupported inferences and status errors?
  • When records conflicted, did I correct the source and reassess dependent underwriting conclusions?
  • If a decision was adverse, does the explanation state the actual specific reason supported by the file?
  • Is the review logged so another qualified person can reproduce it?
