Mortgage lenders do not necessarily use the score you see in a banking app. They pull credit reports from the major bureaus, apply a particular scoring model, and follow the selection rules for the loan program. You can improve the quality of that process by checking all three reports early, disputing inaccurate information, paying every obligation on time, reducing reported balances, and avoiding unnecessary new applications. None of those actions guarantees a specific point increase, approval, or interest rate.
What a mortgage credit score actually is
A credit report is the underlying file: account histories, balances, payment records, inquiries and other information supplied by companies to a credit bureau. A credit score is a number generated by applying a scoring model to the information in that file. The same borrower can therefore receive different scores when the bureau files differ, when the models use different versions, or when the reports were generated on different dates.

That distinction matters during a home purchase or refinance. A consumer score displayed by a bank, card issuer or personal-finance app may be useful for tracking broad trends, but it is not automatically the score a mortgage lender will use. FICO states that a lender may use a different FICO version or another score type, and the three bureau files can contain different information. Ask your lender, before relying on a number, which bureau files, score model and selection rule apply to your application.
How lenders commonly select scores
Many mortgage lenders review scores from Experian, Equifax and TransUnion. The Consumer Financial Protection Bureau describes a common approach in which the lender uses the middle of the three scores when determining the rate. This is a typical practice, not a rule that every lender or loan program must follow.

For the mortgage versions FICO lists, the traditional mapping is:
| Bureau | FICO mortgage version listed by FICO |
|---|---|
| Experian | Score 2 |
| Equifax | Score 5 |
| TransUnion | Score 4 |
A lender may have a different approved model, use a different delivery system, or follow a program-specific method. Joint applications can also produce a different selection process than a single-borrower application. Before comparing a score from one source with a lender’s number, match four details: the bureau file, model and version, date generated, and lender or loan-program selection rule.
What information drives a FICO score
FICO publishes five broad categories. The percentages below describe the general weighting of those categories, not a personal formula. FICO says the importance of each category varies from person to person, so paying a particular amount or opening one account cannot be translated into a guaranteed number of points.

| Category | Broad FICO weighting | What it represents |
|---|---|---|
| Payment history | 35% | Whether reported obligations were paid as agreed |
| Amounts owed | 30% | Balances and the amount of available revolving credit being used |
| Length of credit history | 15% | How long accounts have existed and been used |
| New credit | 10% | Recent applications and newly opened accounts |
| Credit mix | 10% | The range of credit types represented in the file |
Payment history: the largest category
Late payments, collections and other derogatory events can weigh heavily because payment history is the largest broad category. The controllable goal is simple: keep every obligation current. Set reminders or automatic payments for at least the minimum due, then verify that the payment posted. An on-time payment is good maintenance, not a promised point increase; the effect depends on the rest of the file and the model used.
Amounts owed and reported utilization
Amounts owed is another major category. For revolving accounts, the balance that gets reported to a bureau can matter even when you pay the statement in full later. Paying balances down before the reporting date can reduce the amount shown on the report, but the precise score effect depends on limits, other accounts, recent changes and the scoring version. Do not drain funds needed for closing costs or emergency reserves solely to chase an unknown score change.
Length of history and credit mix
Older accounts contribute to the length-of-history category, while credit mix reflects the types of accounts in the file. Closing an old, unused card or opening a new loan just to change the mix can create an unintended effect. There is no need to manufacture a new account before a mortgage application; a lender evaluates the complete file, not a checklist requiring every possible account type.

New credit and inquiries
New applications can create hard inquiries and newly opened accounts. The CFPB cautions that multiple applications in a short period can negatively affect a score. Near a mortgage application, avoid unnecessary cards, personal loans, buy-now-pay-later accounts and other credit unless your lender specifically advises that it is necessary. A lender’s own mortgage inquiries may be treated under model-specific rules, so ask how the relevant model handles rate shopping instead of assuming every inquiry is harmless.

What borrowers can control before applying
1. Start with all three credit reports
Pull the reports from Experian, Equifax and TransUnion early enough to investigate discrepancies. Check every account, balance, payment status, credit limit, address and inquiry. A single bureau may show information that another does not, so reviewing only the report attached to a consumer score can miss a problem that appears in underwriting.
- Confirm that accounts you recognize belong to you and have the correct ownership or authorized-user status.
- Compare reported balances and limits with recent statements.
- Look for late payments, collections, duplicate accounts, accounts that should have been closed, and unfamiliar hard inquiries.
- Check whether personal information is causing someone else’s account to be associated with your file.
2. Dispute inaccurate information promptly
Errors can improperly lower a score and may contribute to a higher mortgage rate. File a dispute with the bureau displaying the error and, when appropriate, with the company that supplied the information. Keep copies of statements, payment confirmations, correspondence and dispute results. Corrections take time to be investigated and reflected in a lender’s system, so do this well before the application rather than immediately before a scheduled closing.

After a correction, obtain an updated report and ask the lender how it will obtain a refreshed score. A corrected report does not automatically mean that every score provider has recalculated the number at the same moment.
3. Protect a perfect payment streak
List every recurring obligation, including housing, cards, auto loans, student loans and accounts on which you are a co-signer. Schedule payments before due dates and maintain enough cash in the payment account. If a payment problem occurs, contact the creditor promptly and ask what reporting, if any, will result; do not assume a later catch-up payment erases a delinquency already reported.
4. Reduce balances deliberately
Review each revolving account’s limit, current balance and usual reporting date. Paying down balances can improve the amounts-owed portion of a profile, but mortgage preparation should balance score management with liquidity. Keep funds available for the down payment, closing costs, prepaid expenses and reserves required by the loan program. Ask the lender whether a recent payment will be visible before the credit pull and whether a new statement or balance update is needed.

5. Freeze unnecessary changes to the file
In the period leading up to the application, avoid opening accounts, closing long-held accounts, requesting large new limits or co-signing for someone else unless there is a compelling reason. Each change can alter balances, inquiries, average age or debt calculations. Tell the lender about any unavoidable new credit before it appears as a surprise during underwriting.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.A practical mortgage-score preparation sequence
- Several months ahead: Ask prospective lenders which bureaus, score versions and selection rules they use. Pull all three reports and create a list of errors, high balances and recent inquiries.
- Immediately after reviewing: Dispute inaccurate data with the relevant bureau and furnisher. Save evidence and track the status of each dispute.
- During the preparation period: Make every payment on time, keep revolving balances controlled, and avoid applications or account closures that are not necessary.
- Before the lender pulls credit: Recheck reports and statements, confirm that disputes have been resolved or disclosed, and ask when balances are expected to report.
- When comparing offers: Record the score date, bureau, model and selection method used by each lender. A difference between two quoted scores may reflect methodology rather than a sudden change in your finances.
How current model changes affect borrowers
The Federal Housing Finance Agency says the Enterprises are proceeding with an interim phase that permits mortgage loans delivered to them to use either Classic FICO or VantageScore 4.0. FHFA also says FICO 10T remains approved and is planned for future use. This is an implementation description for the Enterprises, not a declaration that every lender, mortgage program or consumer already receives the same model.
Because model availability and delivery rules can vary, ask the lender which model applies to your loan and whether the score is being obtained under an Enterprise-specific process or another program’s rules. Do not assume that a score change after switching models means the underlying report improved or worsened.
Why a stronger score still may not decide the loan
Credit score is one part of an underwriting decision. The CFPB also identifies debt, savings, assets, income and the lender’s credit-history review as relevant factors. A higher score cannot guarantee approval, a particular rate, a specific loan amount or a lower mortgage-insurance cost. Conversely, a score that looks weaker in a consumer app may not be the number used by the lender.
Ask for the lender’s thresholds and documentation requirements rather than relying on a universal cutoff. Loan type, occupancy, down payment, debt-to-income calculation and program rules can change the decision even when two borrowers have the same score.
Quick Recap
Common mistakes and how to avoid them
- Watching only one score: Compare all three bureau files and identify the model and date behind each score.
- Applying for several products to improve credit mix: New accounts and inquiries can create a downside close to the mortgage process.
- Paying a balance after it reports: A zero statement balance may not be what the bureau currently shows; ask about reporting timing.
- Disputing an error at the last minute: Investigations and updates may not finish before underwriting, so begin early and retain documentation.
- Closing old cards without advice: This can change available credit and account-age measurements.
- Assuming a model transition is universal: FHFA’s Enterprise implementation does not dictate the model used by every lender or program.
- Expecting a guaranteed increase: The published category weights do not predict an individual’s point change.
A borrower-controlled checklist
- Identify the lender’s bureau, model/version, score date and selection rule.
- Review Experian, Equifax and TransUnion reports.
- Dispute inaccurate accounts, balances, statuses or inquiries early.
- Set reliable payment reminders or autopay and verify posting.
- Manage reported revolving balances while preserving closing and reserve funds.
- Avoid unnecessary applications, new accounts, co-signing and account closures.
- Keep evidence of corrections and tell the lender about unresolved disputes or unavoidable changes.
- Evaluate the complete underwriting picture: income, debt, savings, assets and loan-program requirements.
