MLSs can stay relevant by making their services more useful to members and consumers: provide dependable, interoperable data; connect it to practical workflows; and assess new services such as rental support against clear user needs. The available sources support these as strategic themes, not proven outcomes or verified recommendations from David Charron.

A 2023 Constellation1 recap of an expert panel argues that MLS organizations should pay attention to what members and consumers want, including which services retain human value as routine tasks become automated. This is panel commentary rather than a measured finding. It offers a useful starting question: which problems do members and consumers need an MLS to solve, and where can its services make a distinct contribution?
Turn MLS data into useful services
The same panel recap highlights the breadth and depth of MLS data and points to insight beyond raw listing fields, such as location context. That is a strategic view, not an established forecast. For an MLS evaluating data products, the practical issue is whether the information is accurate, sufficiently complete, and useful in a member or consumer workflow—not simply whether more data can be collected.

Make technology and collaboration serve workflows
A HousingWire contributor article recommends cross-MLS data sharing and common practices, alongside analytics, search, CRM integrations, and technology partnerships. These are proposed approaches; the article does not demonstrate that a particular implementation succeeds. MLS leaders can assess them by asking whether they improve interoperability and make an important task easier without compromising data quality or adding avoidable complexity.
Consider rentals as a service extension
HousingWire commentary identifies rental listings and rental-specific workflows as a possible way for MLS organizations to support members and broaden their services. The examples include rental applications, tenant screening, and digital lease signing. A June 2024 contributor column also discusses rental listings, training, and tools for agents. These are suggestions, not evidence that rental services will suit every MLS or produce a defined return.

The December 2024 HousingWire article is by Michael Lucarelli, identified there as RentSpree’s CEO and co-founder. Its rental recommendations therefore come from a contributor with a commercial perspective in the space. Treat that perspective as one input when evaluating vendors or deciding whether to build, partner, or leave a workflow to other providers.

- User benefit: Which member or consumer need does the service address?
- Data quality and breadth: Is the underlying information accurate, complete, and useful for the intended task?
- Interoperability: Can data and workflows work across systems or MLS boundaries using practical shared practices?
- Workflow usefulness: Does the service improve a real task, such as search, analytics, rental applications, screening, or lease signing?
- Implementation: What integrations, partnerships, operating practices, or other requirements would the MLS need to support it?
These criteria help distinguish a service that answers a defined need from a technology addition whose value has not been established.
