A lumber-futures quote shows the traded price of a standardized, deliverable lumber contract. Housing starts show when construction of privately owned residential units begins. Together they help you judge whether housing-related demand and lumber pricing are becoming more or less supportive. To assess an individual timber stock, you must then reconcile those signals with the company’s own product mix, geography, harvest volumes, mill operations, costs, debt and guidance.
What the two indicators actually measure
Lumber futures measure a specific traded contract
CME Group’s LBR lumber futures contract is physically deliverable to the Chicago Switching District and represents 27,500 board feet. CME describes the size as a truckload. That standardization makes the quote transparent and tradable, but it also defines its limits: the contract reflects the lumber that meets its delivery specifications, not every species, grade, region, log transaction, stumpage sale or finished-wood product that a timber company may handle.

A futures quote is also tied to a contract month. The nearby month, a later delivery month and the shape of the futures curve can reflect different expectations about supply, inventories and demand. Never label one quote simply “the lumber price” without recording the contract month, quotation unit and observation time. CME’s contract FAQ is dated July 5, 2022; verify the live specifications before relying on delivery terms, tick values or listing details.

The U.S. Census Bureau definition displayed through FRED counts a housing unit as started when excavation begins for the footings or foundation. Multifamily units are counted when excavation for the building’s foundation begins. The monthly series, attributed to the Census Bureau and the Department of Housing and Urban Development, is reported as thousands of units at a seasonally adjusted annual rate (SAAR).

SAAR is a reporting convention, not the number of homes that actually break ground during the month multiplied by an observed construction schedule. It annualizes the seasonally adjusted monthly pace so that months can be compared on a common scale. Starts therefore provide a broad gauge of construction activity, not a direct measure of lumber purchases, delivered board feet or a particular company’s sales.
Producer-price indexes are different again
FRED also carries a Bureau of Labor Statistics series titled “Logs, Bolts, Timber, Pulpwood and Wood Chips.” It is monthly, not seasonally adjusted, and uses an index base of December 2011 = 100. That basket is not interchangeable with the LBR futures contract or with the BLS producer-price index for softwood lumber. Before comparing any price series, write down its product definition, unit, index base, frequency and seasonal-adjustment status.
Why combine futures with housing starts?
The indicators answer different questions. Futures provide a market price and a forward-looking signal for one deliverable lumber exposure. Starts provide a volume indicator for the initiation of U.S. residential construction. Looking at both can distinguish a demand concern from a pricing or supply disturbance.

A step-by-step framework for analyzing a timber stock
1. Start with the company’s filings, not the chart
Identify what the company actually sells and where it operates. Read segment descriptions, annual and quarterly filings, earnings releases and management guidance for timberland acreage, harvest volumes, sawmills, panel or pulp operations, export exposure, inventories and debt maturities. The indicators become useful only after you know which businesses could be affected. The available market evidence does not establish any particular company’s geographic mix, timber-sale prices, mill operations or financial results, so those facts must come from company disclosures.

- Separate standing timber and stumpage sales from manufactured lumber, panels, pulp or other products.
- Record the regions in which timber is harvested and mills are located.
- Note whether revenue is based on spot sales, contracts, transfer prices or a mix.
- Check stated sensitivities, hedges, inventory policies and expected harvest schedules.
2. Choose the correct futures observation
Use a consistent contract month or a documented nearby-contract series. Record the settlement date, price unit and whether the contract is moving into delivery. A rise in a deferred contract may signal a different balance of expected supply and demand than a move in the nearby month. Avoid stitching together contract months without noting roll dates, because the apparent return can include the price difference between expiring and new contracts.
Treat the LBR quote as a benchmark for its deliverable lumber, not as a universal proxy for logs or all wood products. If the company sells a different species, grade or region, expect the relationship to be imperfect and investigate the relevant local or product-specific disclosures.
3. Pull housing-starts data with its labels intact
Use the total privately owned housing-starts series and preserve the fact that it is a monthly SAAR reported in thousands of units. Compare both month-over-month and year-over-year changes, because weather, holidays and seasonal patterns can make a single monthly move noisy. Record the release date and revisions; government estimates can be revised as additional information arrives.

A builder may have ordered material before excavation, may draw inventory later, or may substitute other products. Consequently, a starts decline is a demand warning to investigate, not a one-month forecast of lumber revenue.

4. Add the appropriate wood-price series
Place the lumber futures quote beside the BLS softwood-lumber producer-price index when the company’s products are comparable. Use the logs, timber, pulpwood and wood-chips index when analyzing raw-wood input prices. Keep the December 2011 = 100 base and the non-seasonally-adjusted status visible in your notes. An index increase is a percentage change from its base, not a dollar price and not a futures return.
5. Look for confirmation across time
Construct a simple monthly dashboard with the selected futures contract, housing starts, the relevant producer-price indexes and company disclosures. Look for persistent direction rather than a single headline. A sustained futures decline accompanied by falling starts is more concerning for housing-linked lumber demand than either move alone. A futures decline while starts remain firm may point to inventory, import, mill-output or other supply conditions rather than a collapse in construction.
6. Map the market signal to the reporting lag
Market prices update continuously, while starts and producer-price indexes arrive monthly and can be revised. Company results may be quarterly and may reflect inventory purchased earlier, fixed-price contracts or harvest timing. Mark the likely lag between a market move and the company’s reported revenue or margin. Do not compare a current futures quote with a quarter’s earnings as though both describe the same instant.
7. Test scenarios instead of making a point forecast

These are investigation paths, not trading signals. Validate each path against filings and management commentary before changing an estimate.

What the 2026 figures show—and what they do not
CME Group’s 2026 market commentary reported lumber futures falling from the low-to-mid $600s per thousand board feet in July to a 17-week low near $560 by late August. CME also reported an August 2026 monthly return of -10.90%. Those figures are attributed to CME’s commentary and refer to the market measure it selected; they are not a return series for timber stocks.
The same CME September 2026 update, citing U.S. Census Bureau housing data, said July 2026 housing starts fell 12.4% from June and 13.5% from July 2025. CME associated the weaker starts with a lumber-market downturn while also citing mortgage rates, affordability and tariff concerns. The observation supports using starts as context for lumber demand, but it does not demonstrate that the move caused a decline in any particular company’s earnings or share price.
Why neither indicator is a direct stock-price proxy
Product mismatch
A timber company may sell logs, stumpage, engineered wood, pulp, panels or finished lumber. The LBR contract covers one standardized deliverable lumber specification. A company’s realized prices can differ because of species, grade, location, freight, customer contracts and product mix.
Geographic mismatch
Housing starts are a U.S. aggregate. A company may operate in a specific state, province or overseas market, or sell into export channels. National starts can therefore overstate or understate demand in the regions that matter to its mills or timberlands.
Timing and inventory effects
Starts record excavation, not the date lumber is ordered or installed. Builders and distributors can carry inventory, mills can adjust output, and a company can sell timber harvested in an earlier period. These timing effects can delay or soften the effect of a market move in reported results.
Other financial drivers
Margins also depend on harvest volumes, operating costs, freight, labor, energy, exchange rates, taxes, interest expense, acquisitions, land sales and capital allocation. Mortgage rates, affordability, tariffs, imports, supply disruptions and product substitution can alter the path from starts to lumber prices. The cited evidence does not quantify each channel, so do not assign a numerical earnings impact without company-specific data.
Common mistakes and how to avoid them
- Calling every wood price “lumber.” Keep futures, softwood-lumber PPI and the logs/timber/pulpwood index in separate columns.
- Ignoring contract months. Record the month and roll methodology; a nearby quote is not automatically a continuous series.
- Treating SAAR as actual monthly units. State that starts are annualized, seasonally adjusted thousands of units.
- Reading one month as a trend. Check month-over-month, year-over-year and subsequent revisions.
- Skipping company exposure. Reconcile indicators with segment revenue, regional assets, contracts, inventories and guidance.
- Inferring causation from correlation. A co-move can be consistent with demand, but it does not prove that housing starts caused a stock return.
- Using a benchmark outside its scope. The LBR contract is not a quote for every species, grade, log or stumpage transaction.
A practical monitoring checklist
- At each month-end, save the selected LBR contract month, settlement price and curve shape.
- Download total housing starts and retain the SAAR, units, release date and any revision notice.
- Update the relevant BLS lumber and wood-input indexes without converting index points into dollars.
- Annotate unusual events such as mortgage-rate changes, tariffs, import disruptions, mill outages or weather.
- When the company reports, compare realized prices, volumes, inventories, margins and guidance with the market dashboard.
- Write a base case, an adverse case and an upside case, each tied to observable company exposures rather than to the indicators alone.
Used this way, lumber futures and housing starts provide disciplined context: one is a standardized market-price signal and the other is a broad construction-activity measure. Their value comes from triangulation with defined wood-price series and the company’s own disclosures, not from treating either series as a forecast of a timber stock.
