How long does conveyancing take when buying or selling a home?

By Freedom251 Team · · 12 min read

For a typical home purchase in England or Wales, allow about five months from the start of the purchase to completion. That is GOV.UK’s broad average for buying a home, not a stopwatch for the legal work alone. A government selling guide gives a narrower estimate of approximately 12 weeks from “sold subject to contract” to moving in, while a June 2026 government announcement describes the average purchase as around 120 days. Those figures use different start and end points, so they should not be treated as one precise benchmark.

The legal process has two decisive milestones. Exchange of contracts is when the agreement normally becomes legally binding in England and Wales. Completion is when the purchase money is transferred, ownership changes and the buyer receives the keys. The interval between them is agreed by the parties and is commonly 7 to 28 days, although a chain can dictate the date.

This article explains what happens before exchange, what sellers and buyers each have to provide, why chains cause delays, and how to identify a stalled transaction. Scotland and Northern Ireland use different systems, so the exchange-and-completion explanation below is specifically for England and Wales.

What the conveyancing timeline actually measures

Conveyancing is the legal work that transfers a property from seller to buyer. It includes checking title, preparing or reviewing the contract, ordering searches, raising and answering enquiries, satisfying mortgage conditions, arranging the deposit and completing the transfer. The work starts before the transaction is legally binding and may continue after the keys change hands while the new ownership is registered.

  • 12-Month Warranty: Backed by a 12-month manufacturer warranty for peace of mind. Designed to meet strict quality control standards for reliable everyday performance.

People often use “conveyancing time” to describe three different periods:

  • The whole purchase: from an accepted offer or another early milestone through completion and moving in.
  • Offer accepted to exchange: the investigative and contract-preparation phase before either side is generally committed.
  • Exchange to completion: the short, agreed period between legal commitment and handing over the property.

When you compare an estimate, first check its jurisdiction, starting event, ending event, and whether it covers the whole transaction or only legal work. A chain-free cash purchase can follow a very different path from a linked sale and purchase funded by a mortgage.

Published timing estimates compared

Estimate Publisher and context Start and end point How to interpret it
About five months GOV.UK buying guide; year not stated on the page accessed in 2026 Overall home-buying period Broad average for a purchase in England and Wales; a chain can make it longer.
Approximately 12 weeks Ministry of Housing, Communities and Local Government selling guide; year not stated on the page accessed in 2026 Sold subject to contract to moving in Milestone estimate; the guide says exact timing varies.
Up to seven weeks Citizens Advice guideline Offer accepted to exchange A planning guide, not a guaranteed maximum; problems can extend it.
Up to four weeks Citizens Advice guideline Exchange to completion The suggested period follows exchange and can be affected by the chain.
7 to 28 days MoneyHelper; year not stated on the page accessed in 2026 Exchange to completion Typical interval agreed by buyer and seller; this is one phase, not the entire transaction.
Around 120 days Ministry of Housing, Communities and Local Government announcement, 18 June 2026 Average home purchase A national headline figure with a different measurement description from the five-month overview.
170 days Industry statement quoted in the same 18 June 2026 government announcement Average transaction duration using UK-wide data The page does not clarify the measurement basis, so it is not directly comparable with the other estimates.

There is no robust, like-for-like average in the cited guidance for sellers alone. A seller’s experience depends heavily on how quickly a buyer is found, whether the buyer has a related sale, and how many linked transactions sit below it.

The England-and-Wales process, step by step

1. Offer acceptance and instruction

Once an offer is accepted, the estate agent records the deal as subject to contract. Neither side is normally legally bound at this point. The buyer chooses a solicitor or licensed conveyancer, and the seller instructs a legal representative to prepare the contract package. Prompt instruction matters because the representative cannot request searches, open the file or draft documents until identity, address and source-of-funds checks are complete.

Both parties should provide identification, contact details and information about the property or intended purchase immediately. A buyer using a mortgage should tell the conveyancer the lender and broker details. A seller should disclose title documents, guarantees, planning permissions, building-regulation certificates, lease information where relevant, and details of alterations or disputes. Missing papers often lead to another round of questions later.

2. The seller’s contract pack and title review

The seller’s representative supplies the draft contract, official title information and property forms. For a leasehold home, the pack normally also needs the lease, service-charge and ground-rent information, buildings-insurance details, notices and replies from the managing agent. Managing-agent turnaround can become a separate bottleneck.

The buyer’s representative checks that the seller owns the property, identifies restrictions, rights of way, covenants, mortgages or charges, and confirms what is included in the sale. They also examine the plan and ask about discrepancies between the title, the physical property and the estate-agent particulars. A title problem may require a deed, indemnity policy, lender approval or a correction at the Land Registry before exchange is safe.

3. Searches and enquiries

The buyer’s conveyancer orders or reviews searches, commonly including local-authority, drainage and water, and environmental information. The exact package depends on the property and lender. Citizens Advice describes enquiries as covering local-authority matters, the seller’s answers and Land Registry information, alongside questions raised by the title and searches.

Search results can generate follow-up questions: an adoption or planning entry, a nearby road scheme, flood risk, contaminated land, a private drainage arrangement or an unusual access right. The seller or a third party may need to produce documents before the buyer can decide whether to proceed. A fast search result does not remove the time needed to interpret it and obtain satisfactory replies.

4. Survey, valuation and mortgage offer

A lender’s valuation is for the lender; it is not a full condition survey for the buyer. The buyer should arrange the appropriate survey and send the report to the conveyancer when it identifies structural work, alterations or access issues that affect the legal enquiries.

Mortgage readiness is another exchange condition. MoneyHelper’s checklist includes a completed survey, completed searches, a written mortgage offer, money for the deposit and an agreed completion date. A decision in principle is not the same as a formal offer. If the lender changes its valuation, asks for documents or imposes a special condition, the legal timetable may pause while the buyer and lender resolve it.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

5. Enquiries, contract approval and readiness to exchange

The conveyancers exchange questions and answers until the buyer is satisfied with the title, searches, survey implications and contract terms. The buyer confirms the agreed fixtures and fittings, checks the property information forms and arranges buildings insurance if the contract requires it from exchange.

Before exchange, the parties also agree the deposit arrangements and a completion date. In a chain, every linked transaction must be ready for the same exchange sequence. A single missing mortgage offer, unresolved title point, absent search result or unavailable participant can hold up all the others.

6. Exchange of contracts

Exchange is the legal commitment point for the standard England-and-Wales process. The solicitors or conveyancers agree identical contracts, confirm the deposit and completion terms, and conduct the exchange procedure. GOV.UK states that an offer is not legally binding until contracts are exchanged. After exchange, pulling out or failing to complete can have contractual consequences, so the buyer should not exchange until finance, insurance, the property condition and the date are acceptable.

7. Completion and the keys

On completion day, the buyer’s conveyancer sends the purchase money through the banking system. Once the seller’s representative confirms receipt, the seller authorises release of the keys and ownership passes under the contract. The estate agent normally releases the keys only after that confirmation.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The conveyancer then deals with post-completion tasks such as paying Stamp Duty Land Tax where due, registering the transfer and registering the lender’s charge. These administrative steps do not usually delay the buyer’s move, but they are part of finishing the legal file.

What buyers should expect at each stage

Before an offer is accepted

Although it is not conveyancing, preparation before bidding can prevent avoidable pauses. Arrange a mortgage decision in principle, identify a conveyancer who can act for the chosen lender, keep deposit funds traceable and decide which survey you need. If you are selling another property, explain the chain position to the estate agent and conveyancer from the outset.

After acceptance

Return the onboarding forms and source-of-funds evidence immediately. Pay for searches when requested, book the survey, forward the report and answer enquiries about your finances or intended use of the property. Tell the conveyancer about a required move date, notice period, school term or rental expiry early; it may influence the proposed completion date, but it cannot override an unready chain.

Before exchange

Read the title summary, search results, contract and fixtures list rather than treating exchange as an administrative rubber stamp. Confirm that the lender has issued the written offer and that the deposit is available in cleared funds. Ask specifically which enquiries remain open and what would prevent exchange. If the property is leasehold, check that the management information and any required deed of covenant or certificate are available.

What sellers should expect at each stage

Preparing the information pack

Complete the property information and fixtures forms accurately. Gather planning permissions, building-regulation approvals, guarantees, electrical or heating certificates, and paperwork for extensions, loft conversions, solar panels or other alterations. For leasehold property, request the management pack as soon as the sale is agreed; a managing agent’s response time is outside the conveyancer’s direct control.

Answering enquiries

Reply promptly and consistently. If you do not know an answer, say so and allow the conveyancer to obtain evidence rather than guessing. A late disclosure can lead to a new enquiry, a renegotiation or a request for an indemnity policy. Keep the property in the condition promised by the contract and leave agreed fixtures in place.

Planning the move

The government selling guide advises choosing a removals company and planning the move. Do that separately from the legal timetable: packing, boxes and a removal booking make moving day easier, but they do not accelerate searches, enquiries, mortgage underwriting or exchange. Avoid committing to a non-refundable move date until the chain has exchanged or your conveyancer confirms that the risk is acceptable.

Why conveyancing takes longer than expected

Chains

A chain links several sales and purchases. Every participant has a readiness date, lender, legal representative and preferred completion date. A longer chain has more points where information, money or signatures can be late. An open chain, in which one or more participants have not yet found a buyer, can add significant delay because the sequence is not fully formed.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Search and title problems

Local-authority search backlogs, missing plans, restrictive covenants, absent rights of way, unregistered land, lease defects and planning discrepancies can each require evidence or a specialist solution. The legal representative may need a corrected document, a deed, lender consent or an indemnity policy; none should be treated as a routine formality without understanding the risk.

Mortgage and funds

A lender can request further payslips, bank statements, a valuation or confirmation of works. Gifted deposits need evidence from the donor and may require a lender-specific declaration. Transfers from overseas, a sale of investments or several bank accounts can make source-of-funds checks longer. Money arriving in a conveyancer’s client account may also need time to clear.

Surveys and renegotiation

A survey can reveal damp, structural movement, Japanese knotweed, roof defects or unapproved alterations. The buyer may seek a price change, repairs or specialist reports. Negotiation can be sensible, but it resets expectations for both conveyancers and may require the lender to reconsider the valuation.

People and administration

Estate agents, managing agents, lenders, search providers and legal teams all have separate queues. Staff absence, incorrect documents, missed signatures or an unanswered email can create days of avoidable waiting. A conveyancer cannot safely exchange simply because the buyer and seller are eager if a lender condition or title issue remains unresolved.

How to reduce avoidable waiting

  • Instruct the legal representative as soon as the offer is accepted, and verify that they can act for the buyer’s lender.
  • Return identity, source-of-funds and property forms in one complete response where possible.
  • Order searches promptly and ask when results are expected; chase a delay through the conveyancer rather than ordering duplicates without advice.
  • Book the survey early and send the full report, including photographs and recommendations.
  • Keep the mortgage application moving and answer the lender’s requests on the same day when practical.
  • For a leasehold sale or purchase, request the management information at the beginning, not after all other enquiries are finished.
  • Tell every professional about chain links, notice periods and immovable dates, then ask them to confirm which dates are realistic.
  • Keep the deposit in an account that can transfer cleared funds and retain evidence showing its source.
  • Use one written list of outstanding enquiries and mark who is responsible for each answer.
  • Do not book an irreversible move or give notice on a rental solely because an offer has been accepted.

These actions expose dependencies and remove preventable pauses; they cannot eliminate delays caused by another chain participant, a lender or a public search authority.

What to do when the transaction appears stuck

Ask for a factual status update

Request a short written list from your conveyancer showing which searches are back, which enquiries remain open, whether the mortgage offer is acceptable, whether the deposit is cleared and what specifically prevents exchange. “We are waiting” is not enough to plan around; identify the person or organisation expected to act and the next follow-up date.

Escalate the right dependency

If the delay is a search, ask whether an expedited service exists and whether the lender accepts an alternative search product. If it is a managing-agent pack, ask the seller or agent to escalate through the agent’s complaints route. If it is a mortgage condition, contact the broker or lender rather than asking the conveyancer to speculate. Keep the estate agent informed so the chain can coordinate without creating conflicting promises.

Reassess the proposed date

A completion date is workable only when every linked party, lender and legal team can meet it. If a key document is outstanding, move the date before exchange rather than exchanging on an assumption. After exchange, changing the date normally requires the other side’s agreement and can trigger contractual consequences.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Consider the decision, not just the delay

Ask whether a new defect, title restriction or survey finding changes the property’s value or suitability. Speed is not a reason to waive a search, ignore a lender condition or accept an unclear right of access. Your conveyancer can explain legal options, but only you can decide whether the risk is acceptable.

Exchange-to-completion planning

The parties choose the gap between exchange and completion. A short gap can suit a simple, chain-free deal with cleared funds; a longer gap can give a chain time to coordinate removals, mortgage drawdown and final arrangements. The date should account for bank holidays, lender notice requirements, money-transfer cut-offs and the practical time needed to vacate or clean the property.

After exchange, insure the property in accordance with the contract, keep funds available, arrange utilities and confirm key collection. Sellers should leave the property in the agreed condition, remove personal belongings that are not included and provide any keys, alarm codes or manuals promised in the contract.

England and Wales are not the only UK systems

GOV.UK’s buying guidance distinguishes England and Wales from Scotland and Northern Ireland. The sequence, binding point, searches, standard forms and settlement practices differ in those jurisdictions. If the property is in Scotland or Northern Ireland, use a solicitor familiar with that jurisdiction and do not apply the exchange-and-completion timetable above without confirmation.

How to read the 2026 timing announcement

The Ministry of Housing, Communities and Local Government announcement of 18 June 2026 reports an average purchase of around 120 days and also quotes an industry statement giving a 170-day average transaction duration from UK-wide data. The announcement does not explain enough about the two measurement methods to reconcile them with each other or with GOV.UK’s five-month overview. Treat them as differently defined headline statistics, not as a promise that your purchase will finish within either number.

The announcement presents reforms as a roadmap with future implementation steps. Nothing in that announcement means every proposed change is already in force, so your current transaction still depends on the existing legal process, your lender and the chain.
