Higher interest rates can make a new mortgage or a carried credit-card balance more expensive, while a fixed-rate mortgage’s principal-and-interest payment stays the same. An adjustable-rate mortgage may reset under its contract, and savings rates may rise—but neither loans nor deposit accounts move automatically or in lockstep with the Federal Reserve.
Why one interest-rate change affects products differently
The Federal Reserve’s policy-rate decisions influence short-term rates on other financial instruments, which can affect spending and economic activity. But a household’s rate depends on the relevant market benchmark and the terms of its mortgage, card agreement, or deposit account—not on an automatic one-for-one change in the Fed’s rate. The Federal Reserve explains how monetary policy works.

What higher rates mean for mortgage payments
Applying for a mortgage
A higher market rate can mean a higher quoted payment for a new borrower, all else equal. The actual offer depends on factors such as loan term, down payment, credit score, points, fees, and whether the rate is locked. Compare offers using the same loan amount, term, points, and fee assumptions. The CFPB’s Explore interest rates tool illustrates how assumptions affect comparisons; its sample figures are not a quote for every borrower or home.

Your note rate and principal-and-interest payment do not change just because market rates rise. The Consumer Financial Protection Bureau puts it simply: “If you currently have a fixed-rate loan, your payments won’t change.” That statement appears in the CFPB’s archived guidance for borrowers and savers.

Your total monthly bill may still change if the amount collected for property taxes or homeowners insurance changes. Those escrow costs are separate from the mortgage interest rate.
How an adjustable-rate mortgage can reset
An adjustable-rate mortgage (ARM) usually has an initial period with a fixed rate. After that period, its rate may change at scheduled intervals, generally according to an index plus a lender-set margin, subject to the loan’s caps. A higher index at a reset can raise the rate and principal-and-interest payment; a lower index can reduce them. The loan terms determine the timing and limits. The CFPB describes the difference between fixed-rate and adjustable-rate mortgages, and explains how ARM rate caps work.

- Index: The benchmark the loan uses to calculate rate changes.
- Margin: The amount added to the index under the contract. The CFPB explains the index-and-margin formula.
- Adjustment interval: How often the rate can change after the initial period.
- Rate caps: Limits on how much the rate can rise at the first adjustment, at later adjustments, and over the life of the loan, as specified in the contract.
Do not assume you will be able to refinance or sell before a reset. When comparing ARMs, check the index, margin, adjustment schedule, caps, fees, and a payment scenario at a higher rate you could still afford. APR includes the interest rate and certain charges, but the CFPB notes that an ARM’s APR does not show its maximum possible rate. See the CFPB’s APR explanation.
How higher rates affect credit-card balances
If your card has a variable APR, its agreement may link the rate to a public index plus a margin. When that index rises, the APR—and the interest cost of carrying a balance—may rise under the account terms. Fixed, promotional, and other rates can have different conditions, so check your card agreement and rate disclosures for the formula and when it applies. The CFPB explains variable interest rates.

Federal rules generally limit when a card issuer can raise the APR on an existing balance, but include specified exceptions. One exception permits changes under a variable-rate agreement tied to a public index outside the issuer’s control. The exact terms and circumstances matter; this is a general explanation, not legal advice. See Regulation Z’s rule on increases in annual percentage rates and its rules on change-in-terms notices.

Some providers may raise savings rates when market rates rise, but they may do so later or by less than lenders increase borrowing rates. The CFPB recommends comparing banks and credit unions rather than assuming an account’s yield will track market rates. Read the CFPB’s guidance on rates for savers.

Before choosing an account, compare its current annual percentage yield (APY), minimum-balance requirement, fees, withdrawal rules, and whether the rate is variable or promotional. Verify the terms with the provider because offers change. As a dated benchmark, the Federal Deposit Insurance Corporation’s March 2026 national savings rate was 0.39 percent for the $2,500 product tier. This is a national average used in the FDIC rate-cap framework, not a current offer or a rate guaranteed by any institution. See the FDIC’s national rates and rate caps.

A practical way to assess your exposure
- Mortgage applicant: Compare lender offers on matching loan assumptions and review both the rate and APR. For an ARM, evaluate the caps and a higher-payment scenario, not just the initial payment.
- Fixed-rate borrower: Separate principal and interest from escrow when investigating a change in the total bill.
- ARM borrower: Find the next adjustment date, index, margin, and caps in your loan documents, then estimate whether a higher payment fits your budget.
- Cardholder: Check whether the APR is variable, identify its index and margin, and consider how a higher rate would affect the cost of carrying a balance.
- Saver: Compare current account terms across providers; do not assume your existing rate will rise when market rates do.
