Bond yields influence your finances through different channels, not one master rate. A rise in market yields usually pushes down the prices of existing fixed-rate bonds, can raise the yields available on newly issued debt, may lift mortgage offers through Treasury and mortgage-backed-securities (MBS) markets, and can eventually improve savings-account returns as banks reprice deposits. A Federal Reserve rate change is only one input: the federal-funds target is a short-term policy rate, while a 30-year mortgage, a savings account, and a bond fund each respond to different benchmarks, risks, time horizons, and pricing decisions.
The practical rule is to identify which rate you are looking at—federal funds, a Treasury yield, an MBS yield, a mortgage quote, a deposit APY, or a bond’s total return—before drawing a conclusion.

The basic relationship: bond prices and yields move in opposite directions
A fixed-rate bond promises specified cash payments. Its yield depends on the price an investor pays, the coupon payments, the principal repayment, and the time until maturity. If the promised payments stay the same but the bond’s market price rises, the return earned by a new buyer is lower. If the price falls, the same payments represent a higher return on the smaller amount invested.

That inverse relationship is why a rise in prevailing market yields generally lowers the market price of older fixed-rate bonds. An older bond paying a below-market coupon has to become cheaper before investors will accept it alongside newly issued bonds offering higher yields. The reverse occurs when market yields fall: older bonds with comparatively high coupons become more valuable.

Price sensitivity is not identical for every bond. The maturity and coupon matter: longer-maturity bonds and bonds with lower coupons generally experience larger price changes for a given move in market rates. Investor.gov explains this relationship in its fixed-income bulletin, while TreasuryDirect describes how price, interest payments, and time to maturity determine a security’s yield in Understanding Pricing and Interest Rates.
Yield is not the same as return
A bond’s coupon is the contractual interest payment, usually expressed as a percentage of face value. Its current yield compares that coupon with the current market price. Yield to maturity incorporates the purchase price, all scheduled payments, and repayment at maturity, assuming the issuer pays as promised and the bond is held to maturity. A holding-period or total return also includes the price change while you own it. These measures can point in different directions: newly purchased bonds may offer higher yields after a rate increase even while an existing bond fund reports a market-value loss.
Why mortgage rates follow bonds, but not one-for-one
Most fixed mortgage pricing is connected to longer-term bond markets rather than directly to the overnight federal-funds rate. The 10-year Treasury yield is a widely watched reference for long-term borrowing, but lenders do not simply add a permanent, fixed margin to it. Mortgage-backed securities compete with Treasuries for investors’ money, and the yield investors demand for MBS changes with risk, market liquidity, operating costs, and expected prepayments.

The Federal Reserve Bank of St. Louis summarizes the connection this way: Mortgage rates, while ultimately set by bond market investors, demand, and pricing for long-term risks, are still influenced by monetary policy and financial markets that respond to expectations around inflation and economic growth.
Its full explanation is available in What Determines Mortgage Rates?
The mortgage spread
The difference between a mortgage-related yield and a Treasury yield of similar maturity is commonly called the mortgage spread. It compensates investors for risks and costs that Treasuries do not carry, including borrower credit and refinancing behavior, MBS trading conditions, loan origination and servicing expenses, and lender profit. Because those factors change, the spread changes too; a Treasury move alone cannot predict the exact mortgage quote a borrower will receive.

A 2026 Federal Reserve Bank of Boston analysis found that mortgage spreads were above 300 basis points during the 2007–2009 financial crisis and below 100 basis points in 2021. Those are historical observations from that analysis, not a current spread or a forecast. The Boston Fed explains the role of the borrower’s embedded prepayment option in Why Mortgage Rates Exceed Treasury Yields.
Why prepayment makes MBS different from Treasuries
Homeowners can generally refinance or repay a mortgage early. When market rates fall, many borrowers do so, returning principal to MBS investors sooner than expected. The investor must then reinvest at the new, lower yields. When rates rise, refinancing becomes less attractive, so borrowers may keep older low-rate loans outstanding; MBS investors can be left receiving below-market coupons for longer. This two-sided uncertainty is a major component of the spread.
Loan characteristics also affect the offer you see. Credit profile, down payment, loan-to-value ratio, occupancy, term, points, fees, and the lender’s capacity and margin all matter. Therefore, two borrowers can receive different mortgage rates on the same day even when the Treasury market is identical.
Why a Fed cut may not lower a 30-year mortgage rate
The federal-funds target is the central bank’s policy lever for overnight lending conditions. It can influence other short-term rates quickly, but a 30-year fixed mortgage is priced from longer-term market expectations and MBS demand. Investors continuously assess the likely path of inflation, economic growth, future policy, and interest-rate volatility. Those expectations may already be reflected in Treasury and MBS prices before a policy announcement.
As a result, a rate cut can coincide with flat or even higher mortgage offers if long-term yields rise, MBS spreads widen, or lenders adjust pricing for capacity and risk. Conversely, mortgage rates can decline before the Fed cuts if investors anticipate weaker growth or lower inflation. The Federal Reserve explains how policy affects financial conditions and why long-term rates incorporate expectations in Monetary Policy: What Are Its Goals? How Does It Work?

What the Dallas Fed analysis found
A 2026 Dallas Fed study of a 20-year data set reported that approximately 70% of the variation in mortgage spreads over 10-year Treasury yields could be explained by three variables:

How bond yields reach savings accounts
Savings accounts are generally tied more closely to short-term interest rates and a bank’s own funding strategy than to a specific long-term Treasury yield. When the federal-funds target and related short-term market rates change, banks may adjust the rates they pay on deposits. The adjustment can be rapid for some products and slow or incomplete for others.
Each institution decides how aggressively to compete for deposits, and each product has its own terms. Online savings accounts, traditional branch accounts, money-market deposit accounts, and certificates of deposit can all reprice differently. A bank with ample deposits may have little reason to raise its savings APY, while a bank seeking funding may pay more even when broader rates are unchanged.
The FDIC’s March 2026 national-rate publication reports averages by product category and tier. Those averages describe stated deposit rates across the market; they are not a quote for a particular account. Compare the actual APY, minimum balance, withdrawal rules, introductory period, and renewal terms rather than inferring a savings rate from the 10-year Treasury.

Short-term and long-term signals are different
Long-term Treasury yields incorporate expectations about future short-term rates, inflation, and economic conditions. A 10-year yield can therefore move on a day when the current policy rate does not. A saver who watches the 10-year Treasury is observing a broad market expectation, not a guaranteed change in the APY on a checking or savings account.

Existing fixed-rate bonds and bond funds
When market yields rise, existing fixed-rate bonds with lower coupons generally lose market value. A bond fund must mark its holdings to current prices, so its net asset value can fall even though the fund continues to receive coupon payments. Longer duration and lower coupons usually mean greater sensitivity. Credit spreads can add another source of gains or losses independent of Treasury movements.
Holding an individual bond to maturity can reduce the importance of interim price changes if the issuer makes every scheduled payment and you do not need to sell early. It does not eliminate inflation risk, default or downgrade risk, reinvestment risk, or the opportunity cost of owning a below-market coupon. A fund has no single maturity date for all shareholders, so its market value remains exposed to daily pricing.
New purchases and reinvestment
Higher yields can improve the income available on newly purchased bonds, Treasury securities, certificates of deposit, and other fixed-income instruments. They can also increase the rate at which coupons and maturities can be reinvested. This benefit accrues over time and does not instantly offset a price decline in securities already held.
Stocks and diversified portfolios
Interest rates affect equities through discount rates and relative attractiveness. When safer bonds offer higher yields, investors may demand a lower price for risky cash flows. Higher rates can also reflect stronger growth, which may support some companies, or restrictive financial conditions, which may hurt others. The Federal Reserve notes that rate changes can alter stock prices by changing equities’ relative attractiveness as investments and stores of wealth. There is no rule that all stocks, sectors, or diversified portfolios move uniformly with Treasury yields.

A practical framework for interpreting a rate move
Use the following sequence before changing a mortgage decision, savings strategy, or portfolio allocation:
- Name the rate. Identify whether the headline refers to the federal-funds target, a Treasury yield, an MBS yield, a lender’s mortgage offer, a deposit APY, or a bond’s yield to maturity.
- Match the maturity. Short-term policy rates are not interchangeable with a 10-year Treasury yield or a 30-year mortgage. Compare instruments with similar cash-flow horizons.
- Separate the benchmark from the spread. For mortgages and MBS, examine how the risk and cost premium is changing instead of assuming a fixed add-on to Treasuries.
- Check the time horizon. Ask whether you care about today’s market value, the cash flows through a planned holding period, or the yield available on new money.
- Identify the cause. A move driven by inflation expectations, economic growth, policy expectations, liquidity, or volatility can affect mortgages, deposits, bonds, and stocks differently.
- Use the actual offer or account terms. Mortgage points and fees, deposit conditions, bond duration, credit quality, and tax treatment can outweigh a small benchmark move.
Common mistakes to avoid
- “The Fed sets mortgage rates.” The Fed sets a short-term policy target; bond investors, MBS pricing, spreads, lender costs, and borrower terms determine a mortgage offer.
- “A higher Treasury yield immediately raises every savings APY.” Deposit pricing is institution- and product-specific and may adjust with a lag.
- “A bond fund’s yield is its guaranteed return.” Yield measures and total return differ, and market prices fluctuate.
- “If I hold a bond, rate risk disappears.” Holding to maturity can preserve scheduled payments if the issuer performs, but market value, inflation, credit, and reinvestment risks remain.
- “All rate increases are bad for investors.” Existing long-duration bonds may fall, while new purchases and reinvested income can earn more.
- “A single current rate proves the future path.” Treasury yields and mortgage spreads are market prices, not reliable forecasts of future rates.
Putting the channels together
Suppose investors raise their expected path for inflation and future short-term rates. Longer-term Treasury yields may rise first. Older fixed-rate bonds and bond funds then tend to fall in price. MBS yields may rise as well, but the mortgage spread can widen or narrow depending on volatility, prepayment expectations, liquidity, and lender conditions; mortgage offers therefore may rise by more, less, or a different amount than the Treasury move. Banks may eventually raise deposit APYs, but the timing depends on competition and funding needs. Stock prices may respond to both the higher discount rate and the economic news behind it.
The opposite sequence is also possible. If investors anticipate weaker growth and lower inflation, long-term yields can fall before any policy action. Existing bonds may gain value, mortgage pricing may improve if MBS spreads cooperate, and banks may reduce deposit rates as short-term funding becomes cheaper. None of these outcomes is automatic because each market has its own cash flows, risks, and participants.
What to monitor for each decision
- Buying or refinancing a home: compare the complete lender offer, including APR, points, fees, term, and lock period; watch long-term Treasury and MBS conditions, but do not treat either as a guaranteed quote.
- Choosing a savings product: compare APY, balance requirements, access limits, promotional expiry, and deposit insurance; review the account’s actual rate after every policy change.
- Evaluating bonds: review duration or maturity, coupon, yield measure, credit quality, call or prepayment features, and whether you may need to sell before maturity.
- Reviewing a portfolio: distinguish the effect of rate duration from credit exposure and equity risk, and judge the move against your time horizon rather than one day’s market value.
There is no synchronized “bond yield” that dictates all three outcomes. Mortgage borrowers, savers, and investors get clearer answers by tracing the relevant benchmark, spread, cash flow, and time horizon separately.
