An apartment loan maturity is a decision date, not an automatic foreclosure date. The owner must repay, refinance, extend, modify, sell, or otherwise resolve the debt. In an oversupplied submarket, new units can increase vacancy, concessions, and leasing costs while slowing rent growth. Those changes can reduce property cash flow—the money lenders generally rely on to be repaid—and make replacement financing smaller, more expensive, or harder to obtain.
The outcome is property-specific. National statistics provide context, not a prediction for any building. The owner’s result depends on current income and expenses, the remaining loan balance, the loan documents, property value, local competition, and the capital sources willing to lend at that maturity date.

What a loan maturity requires an apartment owner to do
A maturity date is when the scheduled loan term ends. Unless the documents provide an available extension that is exercised on its conditions, the borrower must address the outstanding principal with the existing lender or arrange another solution.

- Sell the property and use the proceeds to repay the loan.
- Negotiate another resolution if the first four options are not workable.
A maturity does not by itself establish that an owner will default, sell at a loss, or lose the property. It creates a point at which the debt must be matched to the property’s then-current operations and value.
Why oversupply makes the maturity date more consequential
When many new apartments compete for the same residents, an existing property may need to offer concessions, spend more on advertising and turnover, or accept slower rent increases. A higher vacancy rate also means fewer occupied units producing rent. These effects can reduce net operating income (NOI), the income available after property operating expenses but before financing costs and income taxes.
Multifamily loans are generally repaid from cash flows generated by the property. Fannie Mae describes vacancy and rents as important to loan performance for that reason. If operating cash flow falls, a replacement lender may conclude that the building supports less debt, requires more equity, or needs additional reserves. This is a mechanism, not a guaranteed result for every property.
| Change at the property | Why a lender may care | Possible effect on the owner’s maturity decision |
|---|---|---|
| More vacant units | Less rent is collected and fixed expenses are spread across fewer occupied units. | A refinance may produce less debt proceeds, increasing the equity needed to repay the maturing loan. |
| Slower rent growth or lower effective rents | Forward income projections may be lower than the assumptions used for the existing loan. | The owner may need a more conservative loan amount or a longer stabilization period. |
| Higher concessions, payroll, repairs, utilities, or marketing costs | NOI can fall even when advertised rents appear stable. | Cash-flow-based underwriting can become more restrictive. |
| Heavy deliveries nearby | New buildings can compete on finishes, amenities, and introductory pricing. | The lender and owner may need a submarket-specific plan rather than relying on national averages. |
| Improved occupancy and disciplined expenses | Stronger recurring cash flow supports repayment capacity. | More financing paths may be available, subject to lender terms and property value. |
What the 2026 national numbers do—and do not—tell an owner
The Mortgage Bankers Association (MBA) reported that 13% of multifamily mortgage balances are scheduled to mature in 2026. That is the multifamily share for that year; it is not the share for all commercial property.
MBA also reported $875 billion, or 17% of $5.0 trillion, in commercial mortgage balances scheduled to mature in 2026. That larger figure covers commercial mortgages across property sectors, not apartments alone. The figures are unpaid principal balances as of December 31, 2025. Because most loans pay principal down over time, the balance actually outstanding at maturity will generally be lower.

Fannie Mae’s 2025 Form 10-K, filed in 2026, reported a 6.7% national vacancy rate at December 31, 2025, for institutional investment-type apartments. It identified approximately 5.1% as the 15-year average for that measure. The comparison indicates a national vacancy level above that historical average, but it does not identify which metropolitan areas are oversupplied or how an individual building is performing.
As MBA Associate Vice President Reggie Booker put it, “The variation across investor types and property sectors underscores the importance of asset quality, capital structure, and lender flexibility as borrowers navigate refinancing decisions in changing market conditions.” The relevant question is therefore not simply whether a loan matures in 2026. It is how that maturity interacts with this property’s cash flow, debt structure, and local market.
How lenders can translate weaker operations into a refinancing gap
Owners should separate two tests that can move in opposite directions: whether the property produces enough cash flow to support the proposed debt, and whether the collateral value supports the loan amount. A building can have good physical occupancy but a value below the existing payoff, or a high appraised value but insufficient recurring cash flow to support the requested payment.
The exact loan-to-value, debt-service-coverage, interest-rate, reserve, and amortization requirements are not universal. They vary by lender, product, market, borrower, and the loan’s risk profile. The owner should request the actual sizing assumptions rather than rely on a rule of thumb.
Cash-flow pressure
Start with a trailing operating statement and a forward budget. Show physical occupancy, economic occupancy after concessions and bad debt, asking rents, effective rents, lease expirations, turnover, payroll, repairs, utilities, insurance, taxes, management fees, and planned capital work. A lender will be interested in recurring performance, not just a temporary occupancy spike produced by unusually generous concessions.

Debt-balance pressure
Obtain the exact payoff statement, including accrued interest, fees, defeasance or prepayment amounts where applicable, reserve balances, and any other charges in the loan documents. MBA’s national maturity figures are reported balances, not a payoff quote for an individual property.

Value pressure
Oversupply can affect value through lower income, higher expected capital expenditures, or a buyer’s assumption that rents will remain weak. Ask for current comparable sales and rental evidence for the relevant submarket. National vacancy data cannot substitute for local deliveries, absorption, concessions, and competing properties.
A property-level review to complete before the maturity date
The following process turns a national risk story into a decision based on the building’s own documents and performance.
- Read the loan documents. Confirm the maturity date, extension options, notice deadlines, conditions to exercise an extension, amortization schedule, interest-rate provisions, prepayment language, reserve requirements, reporting duties, recourse or guaranty terms, and events of default.
- Build a clean operating baseline. Reconcile the rent roll to the general ledger and trailing statements. Identify concessions, delinquency, non-renewals, lease expirations, unusual expenses, insurance changes, tax reassessments, and deferred maintenance.
- Map the local supply pipeline. Gather the units delivered, units under construction, announced projects, absorption, vacancy, effective rents, and concessions for the property’s actual submarket. National figures cannot establish that a particular neighborhood is oversupplied.
- Calculate several operating cases. Prepare a base case, a slower-lease-up case, and a downside case. Vary occupancy, effective rents, concessions, expenses, insurance, taxes, and capital expenditures. State every assumption and identify which assumptions are supported by signed leases or current comparable properties.
- Estimate the debt requirement. Compare the expected payoff with the proceeds a replacement loan might provide under each case. Ask each lender to show its assumed NOI, interest rate, amortization, maturity, fees, reserves, and valuation method.
- Check the equity and liquidity plan. If proceeds are short of the payoff, determine whether the ownership group can contribute equity, refinance another asset, obtain preferred or mezzanine capital, or fund operating reserves. Do not count money that is not actually committed.
- Start lender discussions early. Give the current lender and potential new lenders enough time to review operating statements, rent rolls, budgets, third-party reports, and the loan documents. Early discussions can reveal whether an extension or modification is realistic before a deadline becomes urgent.
- Document the decision. Compare written terms, total costs, covenants, guarantees, reserves, timing, and the consequences of missing a condition. Have qualified legal and financial advisers review the final documents.
Capital sources and terms to compare
CBRE identifies life companies, debt funds, conduit lenders, and banks among the capital sources active in multifamily financing. Those categories are channels to investigate, not a promise that any one will lend on a particular building. A quote from one source is not a market-wide rate or an assurance of proceeds.
| Financing path | Questions to ask | What remains property-specific |
|---|---|---|
| Refinance with a bank or other balance-sheet lender | Will sizing emphasize property cash flow, collateral value, or both? What are the rate, amortization, maturity, fees, reserves, and guaranties? | Underwriting standards, proceeds, covenants, and pricing. |
| Life-company financing | What property quality, leverage, term, amortization, and reserve requirements apply? | Eligibility, valuation, timing, and final commitment. |
| Debt-fund financing | How are rate, fees, extension rights, exit fees, reserves, and recourse structured? | Total cost and flexibility over the loan’s life. |
| Conduit or securitized financing | What lockout, defeasance, servicing, reserve, and reporting provisions apply? | Execution certainty, timing, and the borrower’s ability to modify later. |
| Extension or modification with the existing lender | What performance tests, paydown, reserve funding, fees, reporting, or rate changes are required? | Whether the lender has discretion and whether the documents grant an enforceable option. |
| Sale or equity contribution | What net proceeds remain after debt payoff, transaction costs, taxes, and required repairs? How much equity is available and on what terms? | Market value, investor objectives, tax advice, and execution time. |
Ask every provider for the same information so offers can be compared on a common basis. A lower interest rate may not be cheaper after fees, reserves, required paydown, extension charges, or a shorter maturity. Conversely, a higher-cost loan may preserve time to stabilize a property, but only if the ownership group can support its obligations.

Illustrative example: why a modest operating decline matters
Consider a hypothetical building with annual NOI of $1.20 million when its existing loan matures. If new competition reduces effective income and NOI falls 10% to $1.08 million, the property has $120,000 less annual cash flow before debt service. The existing principal balance and payoff do not automatically fall by the same amount. If a replacement lender sizes debt from the lower NOI, the resulting proceeds may be insufficient to repay the old loan in full.
This example does not assume a particular lender threshold, interest rate, valuation, or refinancing result. Its purpose is to show why occupancy, concessions, rents, and expenses at maturity can matter even when the physical building has not changed.
Deciding among refinance, extension, equity, sale, and negotiated resolution
Refinance
A refinance is most straightforward when the property’s recurring cash flow, value, documentation, and ownership strength satisfy a lender’s current requirements. Compare the proposed proceeds with the exact payoff and include reserves and transaction costs in the funding need.
Extension or modification
An extension can provide time for lease-up or market recovery, but it is not automatic. Review the fee, new rate, required principal reduction, reserve funding, reporting, performance tests, and whether the extension is an option or merely subject to lender approval.

Fresh equity can close a payoff gap or fund improvements, but it changes ownership economics and may carry preferred returns, control rights, or repayment priorities. Mezzanine or other structured capital can also increase total cost and payment risk. Obtain legal and financial advice on the intercreditor and guaranty terms.
Best Value
Sale
A sale can repay the loan when refinancing is unattractive or unavailable. Analyze net sale proceeds rather than the headline price, including commissions, taxes, repairs, closing costs, and any prepayment amount. A forced timetable can reduce negotiating leverage, which is one reason to evaluate this path before maturity.
Negotiated resolution
If ordinary financing and a consensual sale do not work, speak with the lender before missing a payment. A negotiated resolution may involve a standstill, discounted payoff, deed-in-lieu, or another arrangement, but availability and consequences depend on the documents, the lender, the guarantors, and applicable law. Default and foreclosure are not inevitable outcomes of a difficult maturity, but ignoring notices can remove options.
Common mistakes and how to correct them
- Using a national vacancy rate as a property forecast. Replace it with submarket deliveries, absorption, effective rents, concessions, and the building’s own rent roll.
- Confusing scheduled balances with payoff amounts. Obtain a dated payoff statement; MBA’s figures are unpaid principal balances as of December 31, 2025 and are not individual loan quotes.
- Assuming a signed extension is available. Read the conditions and obtain written confirmation from the lender.
- Underwriting from asking rents. Reconcile signed leases, concessions, delinquency, renewal rates, and actual collections.
- Ignoring capital expenditures and reserves. Include roofs, mechanical systems, life-safety work, unit turns, and lender-required reserves in the cash plan.
- Comparing rates without comparing structure. Review amortization, maturity, fees, recourse, covenants, lockouts, defeasance, extension rights, and total equity required.
- Waiting until the maturity deadline. Assemble documents and open discussions early enough to respond to valuation, environmental, engineering, or title issues.
Questions an owner should be able to answer
- What is the exact payoff on the maturity date, including all fees and reserve treatment?
- What does the loan document require to exercise an extension, and by when must notice be delivered?
- What are actual economic occupancy, effective rents, concessions, delinquency, and NOI over the latest reporting periods?
- How many competing units are delivered or expected in the relevant submarket, and what are those properties offering?
- What proceeds do multiple lenders indicate under base and downside operating cases?
- How much equity or reserve funding is available if proceeds are below the payoff?
- Which terms create the greatest long-term risk: rate, amortization, recourse, reserves, covenants, lockout, or a short maturity?
- What is the executable backup plan if the preferred financing source declines?
Bottom line
Apartment loan maturities become more demanding in an oversupplied market because weaker occupancy, rents, or margins can reduce the cash flow used to repay multifamily debt and can narrow refinancing capacity. The 2026 national figures—13% of multifamily mortgage balances scheduled to mature, alongside $875 billion of commercial maturities, and a 6.7% institutional-apartment vacancy rate versus an approximately 5.1% 15-year average—show why the issue deserves attention. They do not determine any one owner’s result.
