The latest specific mortgage-rate observation cited here is Freddie Mac’s October 1 survey average: 7.28% for a 30-year fixed mortgage and 6.60% for a 15-year fixed mortgage. These are national survey averages, not individual loan offers.
What Mohtashami’s interview covers
Patrick Green’s 15-minute, 12-second Bitcoin Magazine interview with Mohtashami was published October 6, 2026. Its chapter markers move from mortgage rates and bond-market conditions to home prices, builders, and Bitcoin. The page provides a summary and chapters, not a transcript, so it establishes the subjects discussed but not the full arguments or their supporting evidence. Bitcoin Magazine’s interview page

- 30-year mortgage rates, Treasury yields, Federal Reserve policy, and mortgage spreads.
- Homebuyer activity, meaningful home-price cuts, and builder mortgage buydowns.
- How the current housing market compares with 2008.
- Bitcoin versus real estate, borrowing against Bitcoin for a down payment, Grant Cardone’s model, and a 2027 outlook.
Mohtashami’s forecasts and interpretations should be read as his views, not as new primary research or a verified prediction. The page’s summary attributes the rise in the 10-year Treasury yield to the breakdown of talks with Iran and describes the Fed as hawkish; those are the publisher’s explanations of the market move, not causes independently demonstrated by the interview page. The page also says the program is informational and educational, not investment, legal, tax, or accounting advice.

Freddie Mac’s Primary Mortgage Market Survey archive reports these U.S. average rates:
#1 Best Overall
| Survey date | 30-year fixed average | 15-year fixed average |
|---|---|---|
| October 1, 2026 | 7.28% | 6.60% |
| September 24, 2026 | 7.03% | 6.42% |
These are Freddie Mac weekly survey averages, not a live quote for October 7 or a rate guaranteed to any borrower. Freddie Mac says its current survey draws on mortgage applications submitted through Loan Product Advisor by lenders across the country. Actual offers depend on the borrower, loan, lender, and terms. The interview page characterizes 7.28% as a nearly three-year high; that duration comparison is its framing, while the official archive verifies the October 1 figure. How to use a national average when shopping for a mortgage
A survey average is useful as a benchmark for the stated week and loan term; it is not a substitute for comparing offers available to you. Freddie Mac recommends that homebuyers compare mortgages. Freddie Mac’s consumer mortgage guidance
Rank #2
- Compare offers for the same loan type and term, using the same assumptions about down payment and borrower circumstances.
- Look beyond the interest rate to the lender’s fees and other costs, and check the terms attached to any offer.
- Use the dated national average as context, not as a promise that a lender will match it.
What the Bitcoin-versus-real-estate comparison can—and cannot—tell you
The interview’s chapter label, “Bitcoin vs. Real Estate: Competing for Monetary Premium?”, poses a comparison rather than settling it. The available page does not provide matched performance or risk data, or comparable figures for liquidity, costs, or valuation. It therefore does not establish that Bitcoin or real estate is the better investment.
The assets also serve different roles. A home can provide a place to live as well as potential investment exposure; Bitcoin is not a home or a source of housing services. A serious comparison would need to specify the period and geography, account for volatility and liquidity, include transaction and operating costs, and distinguish a home’s consumption value from investment returns. Those measures are not supplied by the interview page.

What the interview does not establish about 2027
The chapter list signals a 2027 outlook, but the page does not supply a transcript, a detailed forecast, or evidence that would support a specific rate, home-price, or Bitcoin prediction. Treat any outlook attributed to Mohtashami as his market view rather than a guaranteed result. No exact speaker quotation is verifiable from the page’s summary and chapter markers alone.
