1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesShort answer: Buy Smoke on the Water when you want an affordable Franklin business with recurring income. Choose Sonar Collections Dock or McKenzie Field Hangar when you want active missions, exploration, or collectible payouts instead of passive cash. Treat Los Santos Customs and Downtown Cab Co. as convenience purchases. Defer the cinemas and especially Los Santos Golf Club unless you are pursuing completion, role-play, or the property itself.
There is no single best business in Story Mode. A property can pay weekly income, unlock an activity, provide a free service, or count toward a completion goal. The right purchase depends on which of those benefits you value and how much of the story remains.

How property ownership works in GTA 5 Story Mode
Commercial properties generate income for their owner. The Grand Theft Auto V Game Help manual says that businesses pay weekly profit into the owner’s bank account every seven days. That is in-game time, not a real-world subscription or guaranteed return over a fixed number of play sessions.
Income is not the only ownership mechanic. A manager can ask the owner to help with a business-related task. Ignoring that request may reduce the property’s weekly profit. Properties are also character-specific: only the protagonist who bought a property can use its facilities and receive its ownership benefits.

Buying a property
Rockstar Support’s purchasing instructions, updated April 30, 2024, describe the Story Mode process:
- Open the pause menu and check the map for a property you can buy.
- Travel to that property in Los Santos or Blaine County.
- Walk up to the realty sign at the location.
- Follow the on-screen purchase prompt for the protagonist you are controlling.
Do not look for a Story Mode purchase website. Rockstar Support clarifies that Dynasty 8 is unavailable in Story Mode by design, even though the support page also refers to the website being down for maintenance. You buy these locations at their signs in the game world.

The Tool Desk
Outbyte PC Repair FREERepair Windows errors before they cause bigger problemsFix Now →Outbyte Driver Updater FREEScan for outdated or missing drivers - takes under a minuteDriver Scan →1. Passive payback
Compare the listed purchase price with the listed weekly income. Dividing price by weekly income gives a rough number of weekly payments needed to recover the purchase price. It ignores time spent in menus, management requests, story progress, and the possibility that you may stop playing before the estimate is reached. It is a comparison tool, not a promise.
2. Active earnings and activities
Some properties make money only when you perform missions, tow vehicles, collect items, or run another activity. Those can be better choices for a player who wants something to do than a business with a higher nominal weekly payment that requires no interaction.
3. Convenience
A free service, vehicle, ride, or nearby facility can save time and change how you play. The monetary value of that benefit is difficult to express in a payback calculation, but it may be the main reason to buy.

4. Character and completion goals
Check the eligible protagonist before saving for a purchase. A property may be useful for Franklin but inaccessible to Michael or Trevor. Secondary guide GTA Intel says five properties are needed for 100 percent completion; verify that requirement against your platform and game version if completion is your objective.

Selected Story Mode property inventory
The figures below come from the iGTA5 property inventory, last edited April 12, 2014. They are historical guide figures, not independently tested results. “Any” means that inventory lists all three protagonists as eligible. Active payouts depend on performing the associated activity; weekly figures are listed recurring income.

The inventory also separates businesses from storage and access locations. Garages, hangars, helipads, and boat storage should be judged by what they let you keep or reach, not by an assumed weekly business income.
Properties worth considering early
Smoke on the Water: the clearest affordable passive-income choice
Smoke on the Water is Franklin’s strongest straightforward weekly-income candidate among the lower-cost businesses in the inventory. The listed figures work out to roughly 22 weekly payments before accounting for management requests, the time you remain in the game, or other uses for Franklin’s money. It is a sensible purchase when you want a business that pays without requiring a repeatable mission loop.
Its limitation is also its simplicity: the property does not provide the exploration route or mission variety associated with the active choices below. Buy it for predictable income, not because it unlocks a major new gameplay system.

Sonar Collections Dock: buy it for the route, not passive income
Sonar Collections Dock is a good fit for players who enjoy searching the coastline and completing a collectible route. The property unlocks the Abigail-related activity and makes a submersible available. Nuclear-waste collections provide the listed per-item payout, so the return depends on how much of that route you complete.

- This game will no longer support Windows 7 or 8 operating systems starting January 30, 2024.
GTA Intel highlights the dock for its collection and related mission. That recommendation is from a secondary guide, while the price and item payout come from the older iGTA5 inventory. Treat it as an activity purchase whose cash rewards are earned through play, rather than as a replacement for a weekly-income business.
McKenzie Field Hangar: repeatable work for Trevor
Trevor’s McKenzie Field Hangar opens arms-trafficking missions. Ground and air jobs have separate listed payouts, with air missions paying at least as much as the guide’s stated minimum. The attraction is repeatable activity and access to the associated vehicles, not passive income.
This is a strong choice if you prefer actively flying or driving jobs and want Trevor to have a property tied to his criminal-business identity. Players focused only on recovering capital through weekly deposits should put it behind a passive-income purchase.
Utility purchases that can be worth more than their income
Los Santos Customs
Franklin’s Los Santos Customs location has a modest listed weekly payment, but the important benefit is free customization at that shop. If you frequently modify vehicles, avoiding charges and having a dedicated service location can matter more than the business’s nominal income. It is not a fast cash-recovery purchase.
Downtown Cab Co.
Downtown Cab Co. combines a small weekly payment with free taxi rides for Franklin. A management request can unlock an additional activity. Choose it for convenience, taxi use, or Franklin-themed role-play; it is not one of the game’s leading income investments.
LSPD Auto Impound Lot
The impound lot gives Franklin access to towing work, a tow truck, and a payout that depends on the cars handled. Because the return is activity-dependent, it belongs in the same category as McKenzie Field Hangar: useful to players who want jobs to perform, but not a passive-income shortcut.

- The biggest, most dynamic and most diverse open world ever created and now packed with layers of new detail.
- Grand Theft Auto V blends storytelling and gameplay in new ways as players repeatedly jump in and out of the lives of the game's three lead characters, playing all sides of the game's interwoven story.
- Grand Theft Auto V also comes with Grand Theft Auto Online, the dynamic and ever-evolving Grand Theft Auto universe for multiple players.
Car Scrapyard
The scrapyard’s return is tied to cars rather than a fixed weekly deposit. That makes it a situational purchase. It can suit a player who already enjoys vehicle-related activities, but it should not be evaluated like Smoke on the Water or another property with a stated weekly amount.

Large purchases: cinemas, bars, and golf
Los Santos Golf Club
The golf club is the clearest example of a property that is poor for income efficiency. GTABase’s 2026 calculation puts the simple break-even point at 568 weeks using the inventory’s listed price and weekly income. The club also provides free golf, so its appeal is prestige, recreation, or completion rather than recovering the purchase price during an ordinary playthrough.
Unless you have already completed the major story payouts and specifically want the club, keep the money available for other protagonists, vehicles, or activities.
The cinemas
Michael can buy Doppler, Ten Cent, or Tivoli. Their listed weekly payments look large in isolation, but each requires a multimillion-dollar investment. The 2014 inventory figures imply long recovery periods compared with lower-cost businesses. Consider these properties after the story’s major cash rewards, or buy them when owning every entertainment venue is part of your personal completion plan.
Tequi-la-la and other mid-priced venues
Tequi-la-la offers a recurring payment but costs substantially more than the inexpensive businesses. Pitchers and Hookies follow the same general pattern: modest weekly income relative to their purchase costs. They are reasonable preference purchases, especially if you want a particular protagonist to own a venue, but they are difficult to justify as the first use of limited cash.
The Hen House and Vanilla Unicorn
The Hen House is the cheapest listed paid business and produces a small recurring payment. It can be a low-risk way to begin collecting properties, although its income is correspondingly limited. Vanilla Unicorn is different: Trevor receives it through the story and it is not a normal cash purchase. Treat its listed weekly amount as part of the story acquisition, not as a buying opportunity.

Choosing by protagonist
Franklin
Franklin has the broadest set of practical utility choices in this list. Smoke on the Water is the strongest affordable passive-income option. Los Santos Customs rewards players who modify cars, Downtown Cab Co. favors taxi convenience, and the impound lot provides towing work. Decide whether you want deposits, services, or an active job before choosing among them.
Michael
Michael can buy the cinemas and Hookies. The cinemas require very large reserves, so they make more sense after major story earnings or for completion. Hookies is less demanding but still offers only a modest listed weekly payment.
Trevor
Trevor’s McKenzie Field Hangar is the notable active purchase. It adds repeatable air and ground missions and fits players who want to keep working after the main story missions. Vanilla Unicorn is acquired through the narrative and should not be compared with paid businesses on the same basis.
How to use payback estimates correctly
A simple calculation is useful when two properties offer the same kind of benefit:
- Write down the listed purchase price.
- Write down the listed weekly income.
- Divide the price by the weekly income.
- Ask whether you expect to play enough in-game weeks to reach that estimate.
- Subtract the value of any special service or activity you would otherwise use.
Do not apply this formula to a property whose payout requires collecting items or completing missions unless you also estimate how often you will perform that activity. Do not treat a free service as zero value simply because it is absent from the weekly-income column.
Common mistakes and how to avoid them
- Buying for the biggest weekly number: A large weekly payment can hide an enormous entry cost. Compare price and payment together.
- Confusing active payouts with passive income: Nuclear-waste, towing, and arms-trafficking money requires you to perform the associated work.
- Using the wrong protagonist: The owner controls access to the property. Switch characters before assuming a facility is available.
- Ignoring management requests: The manual warns that failing to help can reduce weekly profit.
- Expecting Dynasty 8 to work in Story Mode: Buy at the physical property sign instead.
- Assuming old guide figures are universal: The principal inventory is dated 2014. Check your platform and version if a value, unlock, or completion condition appears different.
- Spending before a planned objective: Keep enough cash for story choices and character-specific goals before buying a luxury property.
A practical purchase order
- Finish the story mission or unlock requirement that makes the property available.
- Choose the protagonist who will actually use the business.
- Buy an affordable property whose benefit matches your goal: passive income, activity, or convenience.
- Complete any management or collection work you intend to use; otherwise, do not count that activity’s payout in your decision.
- Reassess after several in-game weeks. If the deposits are too small to matter, direct later money toward utility or completion purchases instead.
- Leave the golf club and cinemas until you have surplus cash and a reason beyond income efficiency.
Bottom line for most Story Mode players
Start with Smoke on the Water if you want the clearest affordable recurring-income purchase. Pick Sonar Collections Dock for exploration and collectible work, or McKenzie Field Hangar for repeatable Trevor missions. Los Santos Customs, Downtown Cab Co., and the impound lot are worthwhile when their services match your habits. The cinemas, Tequi-la-la, and especially Los Santos Golf Club are discretionary purchases: buy them for ownership, recreation, or completion, not because their listed income is likely to repay the investment quickly.
