The project is in Neu-Isenburg, in the Frankfurt region—not in Frankfurt city—and the available announcements describe a plan, not an operating heat supply. Goodman currently lists FRA02 as in development, with a ready-for-service target of Q4 2028.
Where the project is—and what is planned
FRA02 is being developed at Rathenaustraße 29–31 in Neu-Isenburg, on the former Frankfurter Rundschau printing-plant site. Goodman describes the location as part of the Frankfurt region. The plan is to recover heat produced by the data center and use it in a local district-heating network operated by Stadtwerke Neu-Isenburg.

Goodman’s 25 September 2024 announcement says Goodman, the City of Neu-Isenburg, and Stadtwerke Neu-Isenburg signed an urban-development agreement. The municipal announcement identifies the Neue Welt residential development area and the south industrial estate as intended beneficiaries of the district heating.

Who is responsible for the heating infrastructure?
Under the arrangement described in the 2024 announcement, Stadtwerke Neu-Isenburg would build a heating plant and provide infrastructure. Goodman would make land available for the plant and work with the future data-center operator on using the waste heat. Goodman’s 2026 project update restates the company’s commitment to supply waste heat and says Energieversorgung Offenbach AG is supporting investment in surrounding energy networks.
These announcements establish the partners’ stated roles and the intended connection. They do not describe a completed heating plant or confirm that heat is already being delivered.
What Goodman’s capacity figures do—and do not—tell you
Goodman’s FRA02 project page lists 54 MW of IT power and 100 MVA of secured power capacity. These are different measures of the data center’s electrical and IT capacity; neither is a figure for recoverable heat. The page does not publish a thermal-output estimate.

The sources reviewed also do not give a heat-delivery temperature, annual heat quantity, number of households served, heat-pump design, or quantified emissions benefit. Those details cannot be inferred from the facility’s power figures.
Project status and timeline
Goodman currently lists FRA02 as in development and gives Q4 2028 as its ready-for-service target. That is the company’s current schedule, not confirmation of a fixed completion date. Goodman’s 2023 development announcement introduced the Neu-Isenburg development and described readiness for waste-heat recovery; the later agreement and updates set out the planned district-heating connection.
Rank #3
For now, the documented status is a project commitment and development plan. The announcements do not establish that FRA02 is operating, that the heating infrastructure is complete, or that district heating is receiving its waste heat.
