In Daniel Pertu’s design for rental-reply automation, the stronger first clues are checkout structure—payment-provider scripts, card fields, or an HTTP 402 response—while a deliberately narrow one- or two-digit monthly-price pattern serves as a secondary warning. That is a cautious heuristic, not a proven classifier.
Why a rental-reply tool needs a paywall guard
Pertu describes Notifio as a service that watches rental search pages and offers automated form filling as an upgrade. In the article, he argues that an automated reply system should stop rather than proceed when a page appears to collect payment or require paid access. This matters because the errors have unequal consequences: skipping a legitimate listing may cost an opportunity, while entering checkout or an account flow could trigger an unwanted payment attempt or subscription.

His proposed guard is deterministic and intentionally cautious. It is a design rationale from Pertu’s article, not evidence that the method has been tested across rental markets or shown to achieve a particular accuracy.

Pertu’s approach uses two kinds of evidence. Technical page structure is preferred when available because ordinary rental copy can contain words that also appear in payment contexts. Text patterns help with pages that lack obvious checkout markup, but are less definitive.

| Signal family | Examples described by Pertu | How to interpret it |
|---|---|---|
| Structural payment markers | Payment-provider scripts associated with Stripe, Mollie, Adyen, PayPal, Braintree, or Klarna; card-number field names or IDs and payment-widget markup | Evidence that the page may contain a payment flow. The examples are not presented as an exhaustive list. |
| HTTP status | HTTP 402 | An independent hard stop in the described implementation. |
| Access language | Text equivalent to “subscription required,” “premium members only,” or an instruction to upgrade before replying, including examples in European languages | A possible text-only paywall signal, but wording can vary and should not be treated as complete coverage. |
| Small monthly price | A one- or two-digit amount paired with monthly wording such as “per month,” “per maand,” or “pro Monat” | A narrow warning heuristic for a possible subscription—not proof that a page is a paywall. |
The specific provider hosts, field attributes, language patterns, and code should be checked against the source implementation before being copied into production. The retrieved article text describes examples and code excerpts, but the full page could not be verified independently.
Why use a one- or two-digit monthly-price rule?
Rent and subscription fees can both be expressed as a monthly amount, so the unit of time does not settle the question. Pertu’s proposed regex narrows the price signal to one- or two-digit amounts alongside monthly phrases in several European languages. His rationale is that, in the cases he expects, rents below €100 a month and listing-site access prices in the hundreds fall outside the likely range.

That boundary is the author’s heuristic, not a universal housing rule. The article supplies no representative rent distribution or evidence that the cutoff works across countries, currencies, room types, subsidized housing, or temporary accommodation. A legitimate low-cost listing could match it, and a paywall priced outside it could be missed. Treat the price pattern as an alert to stop or inspect, not as a general-purpose rent-versus-subscription test.

A keyword such as “ideal” is ambiguous: it can appear in ordinary rental descriptions and in Idealista, a listing-site name. Pertu therefore favors technical payment markers over a plain-language match when the page exposes those markers. More generally, text-only rules should be combined with context; a single common word should not decide whether an automated reply enters a payment flow.

What should the automation do when it refuses a page?
The article describes refusal statuses including payment, CAPTCHA, login, signup, paywall, offsite, and not-listing. Giving a skip a reason makes the guard more useful than silently abandoning the page: an operator can distinguish a likely checkout screen from a login wall, an unrelated destination, or a page that is not a listing.
A practical implementation can use those reasons to stop form filling and surface the page for review where appropriate. The article does not establish how its statuses map to every possible site or what performance they deliver, so they should be treated as the author’s implementation scheme rather than a validated standard.

What the heuristic establishes—and what it does not
Pertu’s article, published on DEV Community on October 3, 2026, presents an implementation argument: detect payment-page structure first, use access language and a narrow monthly-price pattern as additional warnings, and err on the side of refusing uncertain pages. It does not report measured accuracy, false-positive or false-negative rates, or representative cross-market housing data. Those results would be needed before calling the two-digit boundary safe for broad use.
