Youi contents insurance may suit a strata owner who needs cover for personal belongings and, in some cases, fixtures that are not legally part of the building. But it does not replace the body corporate’s building insurance, and the policy wording alone cannot determine who is responsible for a particular fixture. Check the strata building policy, bylaws and renovation records alongside Youi’s current Product Disclosure Statement (PDS) and your policy schedule before deciding.
What Youi contents insurance is intended to cover
Youi describes contents insurance as cover for personal possessions, subject to insured events, limits, exclusions and the terms shown in the PDS and policy schedule. Its product information lists theft, fire, storm, flood, escaping water and impact among the cover topics, as well as legal liability and temporary accommodation. Flood cover is described as standard, but flood loss in the first 72 hours is covered only in limited circumstances. Optional covers include accidental loss or damage to contents, business items and contents in commercial storage. See Youi’s contents insurance information.

These descriptions are not a guarantee that a particular loss will be paid. The event, exclusions, excess, contents sum insured and the facts of the claim all matter. Read the effective PDS and your schedule rather than relying on a general product summary.

Does strata building insurance cover your belongings?
Strata building insurance and a lot owner’s contents policy serve different purposes. The body corporate arranges building insurance for the strata scheme, while a lot owner may need their own policy for personal possessions. The boundary between building and contents can depend on applicable state or territory law and the scheme’s documents; it is not safe to assume that every item inside a unit is insured by the body corporate.

Youi says that for an owned strata property, contents may include fixtures and fittings that are not legally part of the building under the relevant state or territory law. Its examples include kitchen and bathroom units, floorboards, tiles, solar systems, screens and external blinds. These are examples, not a legal determination for a particular apartment or jurisdiction. Youi’s strata insurance explainer also advises owners to check the actual body corporate cover, exclusions and certificate of currency, and to review bylaws where renovations may affect responsibility.
How to check who insures your fixtures and renovations
- Get the building insurance documents. Ask the body corporate or strata manager for the current policy details and certificate of currency. Check what property is insured and what exclusions apply.
- Review the scheme documents. Check applicable bylaws and rules, especially any provisions relevant to renovations, upgraded fixtures or owner-installed items.
- List items whose status is unclear. Note the fixture or renovation, when it was installed, and any records available. Do not infer ownership or insurance responsibility from Youi’s examples alone.
- Check both policies. Compare the building policy with Youi’s current PDS and the proposed policy schedule, including definitions, exclusions, sums insured and excesses.
- Resolve gaps before relying on cover. If the documents do not make responsibility clear, ask the body corporate or strata manager and insurer for clarification; seek jurisdiction-specific advice where a legal boundary needs to be established.
Limits that may matter to a strata owner
Youi’s PDS describes the following limits for particular benefits. They are policy terms, not a promise that every claim will qualify; conditions, exclusions, the excess and the policy schedule apply. Check the effective PDS for your cover.

What to compare before choosing a policy
A useful comparison is between the actual body corporate building policy and the proposed individual contents policy—not a generic assumption about what strata insurance usually covers. Check:

- Responsibility: what the body corporate, lot owner or another party must insure under the applicable law, scheme documents and bylaws.
- Events and exclusions: insured events, limits, common-area or outside cover, and exclusions in each policy.
- Claim costs: the basic and any special excess, the contents sum insured, and how these affect a possible payout.
- Displacement cover: the trigger, duration, dollar cap and accommodation conditions if the apartment becomes uninhabitable.
- Optional cover and price: the options shown for your circumstances and a live quote, rather than an assumed or representative premium.
Price and excess depend on your circumstances
Youi says a higher basic excess can reduce the premium while increasing what you pay out of pocket for a claim. It also identifies location, security, amount of cover and claims history as factors affecting premium. No generic price establishes what an individual strata owner will pay; obtain a personalized quote and check that the resulting schedule reflects the cover you need. Who may find this policy worth considering?
Youi contents insurance is worth considering if you need cover for belongings and want to assess whether the policy’s strata-specific treatment of certain fixtures, temporary accommodation and contents outside the residence fits your situation. It is not a substitute for checking the body corporate policy, and the available product information does not establish that Youi is better than another insurer or that any particular fixture in your unit is covered. Make the decision using the documents for your building, a current PDS, your policy schedule and a quote for your circumstances.
