Digital Realty vs. Equinix: Which Data-Center REIT Offers the Stronger AI Dividend Case?

Equinix currently scores higher for dividend growth and reported dividend support. In February 2026 it raised its quarterly dividend 10% to $5.16, extending a run of 11 consecutive annual increases, while 2025 AFFO per share rose 9% to $38.33. Digital Realty offers a substantial lease backlog and positive 2026 Core FFO guidance, but a September 2026 secondary comparison reported its quarterly dividend at $1.22 and unchanged since 2022. That is a weaker growth record, although it does not by itself make Digital Realty’s payout unsafe.

This is a growth-and-coverage judgment, not a live yield or valuation ranking. Dividend yield requires each stock’s annualized dividend divided by a share price observed at the same time. Because no synchronized market-price data are established here, refresh prices, yields and valuation multiples immediately before making an investment decision.

What an “AI dividend” comparison can—and cannot—answer

Neither company pays a dividend because a business is labeled “AI.” The investable question is whether data-center demand associated with cloud computing, accelerated computing and AI can produce enough recurring operating cash flow to support and grow a real-estate investment trust’s distribution. That requires separating several links in the chain:

  • Demand signals: bookings, interconnections, signed leases and capacity projects.
  • Delivery: powered space, equipment, construction and customer move-in.
  • Cash generation: revenue converted into the company’s funds-from-operations measure after operating costs and financing.
  • Distribution: the dividend declared to shareholders.

A booking or a project under construction is not dividend cash. It can improve future visibility, but it still has to be delivered, occupied and funded. AI demand is therefore a business-growth thesis, not a promise of a particular dividend increase.

Dividend growth: Equinix has the decisive edge

Equinix’s latest increase

Equinix raised its quarterly cash dividend by 10% to $5.16 in February 2026. The company described that action as its 11th consecutive year of dividend increases. A long, uninterrupted increase streak matters because it shows management has repeatedly chosen to raise the distribution through different operating conditions, rather than merely maintaining a high starting rate.

Using the stated quarterly rate, the annualized dividend is $20.64 ($5.16 multiplied by four). That annualized figure is useful for payout analysis, but it is not a yield until divided by a share price from a specified date. The increase also does not guarantee another increase in 2027; future decisions depend on AFFO, investment needs, debt and board approval.

Digital Realty’s reported pause

A September 3, 2026 comparison published by 24/7 Wall St. reported Digital Realty’s quarterly dividend at $1.22 and described it as unchanged since 2022. Because this is a secondary-source account, verify the amount and declaration history in Digital Realty’s own dividend announcements before relying on it. If accurate, the multi-year pause contrasts with Equinix’s annual increases and makes Digital Realty the weaker choice for an investor whose priority is visible dividend growth.

The absence of an increase is not proof of a cut being imminent. A REIT can hold its dividend while directing cash toward development, acquisitions, debt reduction or projects with a potentially higher long-term return. It does, however, create a different shareholder experience: income stays flat while inflation and operating costs may rise.

Dividend coverage: compare each company’s own measure, not just a percentage

Equinix reports adjusted funds from operations (AFFO), while Digital Realty reports Core funds from operations (Core FFO). Both are non-GAAP measures intended to describe recurring real-estate earnings, but their adjustments can differ. Equinix’s 2025 Form 10-K specifically cautions that its non-GAAP measures may not be calculated in the same manner as similarly named measures at other companies. A simple cross-company payout-ratio ranking can therefore create false precision.

Equinix’s reported AFFO support

Equinix’s 2025 results release reported revenue of $9.217 billion, AFFO of $3.761 billion and AFFO per share of $38.33, up 9% year over year. Comparing the annualized $20.64 dividend with the $38.33 2025 AFFO per share produces an approximate 53.8% ratio. That is a calculation using a 2026 dividend rate against a 2025 operating result, not a company-reported 2025 payout ratio; it should be updated when a same-period AFFO figure is available.

The result indicates room between the stated dividend and the latest reported per-share AFFO, but the room is not excess cash that can automatically be distributed. Equinix still has to fund construction, equipment, maintenance, interest and other obligations. AFFO also excludes or adjusts certain items by company policy, so read the reconciliation in the relevant filing.

Digital Realty’s Core FFO outlook

Digital Realty reported fourth-quarter 2025 Core FFO of $1.86 per share and introduced 2026 Core FFO guidance of $7.90 to $8.00 per share in its February 5, 2026 results release. If the $1.22 quarterly dividend cited by the secondary article is confirmed, the annualized amount would be $4.88. Dividing $4.88 by the initial guidance range implies roughly 61.0% to 61.8%, but this is a derived estimate that combines a secondary dividend figure with an initial forecast and uses Digital Realty’s own Core FFO definition.

The secondary comparison described Equinix’s payout ratio as being in the 50% range and Digital Realty’s as being in the low 60% range. Those figures should not be treated as a controlled head-to-head test because the article used different company metrics and dates. The more reliable practice is to calculate each ratio from the latest filing, show the definition and period, and then examine leverage and capital spending alongside it.

What a safer coverage review includes

  • Use the latest quarterly or annual AFFO/Core FFO per share, with the period clearly labeled.
  • Use the dividend declared for that same period, or explain any timing mismatch.
  • Read the non-GAAP reconciliation to see which recurring and non-recurring items are adjusted.
  • Check debt maturities, interest expense, preferred distributions and development commitments.
  • Ask whether new capacity can be funded without repeatedly issuing equity or taking on expensive debt.

Operating growth and demand conversion

Equinix: interconnection density and new capacity

Equinix’s second-quarter 2026 release reported $424 million of annualized gross bookings and a record 9,700 net interconnections. It also said 52 capacity projects were underway across 33 markets. These indicators point to customer demand for connectivity and additional space, while the breadth of the project count suggests an expansion program rather than a single-site bet.

Equinix also described a collaboration with Cisco and NVIDIA to support standardized AI-factory architectures, secure infrastructure and testing environments. That announcement may help the company address enterprise deployment needs, but a collaboration is not the same as contracted revenue, delivered capacity or AFFO. Investors should look for subsequent disclosures showing when projects are energized, leased and contributing to results.

More than 90% of Equinix revenue was recurring in each of the three years covered by its 2025 Form 10-K. Recurring revenue can support predictability, yet it does not eliminate customer concentration, power availability, construction delays or refinancing exposure.

Digital Realty: backlog and PlatformDIGITAL

Digital Realty reported $817 million of annualized GAAP base-rent backlog at its share at year-end 2025. Backlog provides contracted revenue visibility, but the figure is annualized and does not mean all rent is immediately recognized in cash. Lease commencements, construction completion, customer installations and contractual conditions determine when that backlog becomes revenue.

The company also introduced 2026 Core FFO guidance of $7.90–$8.00 per share and said it was expanding PlatformDIGITAL to meet global demand and support customers’ cloud and AI roadmaps. Management characterized 2025 as a year of robust top-line growth, record leasing across its 0–1 megawatt-plus interconnection offering and a substantial backlog. Those are company statements and should be weighed against reported results rather than treated as independent forecasts.

Digital Realty’s release does not attribute its entire backlog or leasing volume to AI. Some demand is conventional cloud, enterprise, network and interconnection activity. The AI theme can increase power density and leasing demand, but it should not be used to label every dollar of backlog as AI-derived.

Why AI demand can increase both opportunity and risk

AI workloads often require higher rack power, advanced cooling and faster deployment than traditional enterprise applications. That can raise the value of suitable facilities and create demand for new capacity. It can also make expansion harder.

In its 2025 Form 10-K, Equinix said customers’ per-unit power and cooling requirements are increasing. The filing warned that power limits in existing data centers and delays in obtaining equipment could negatively affect growth opportunities, including AI-related opportunities. Equinix also said newer IBX data centers are built to support power and cooling needs twice those of previous IBX facilities.

Those disclosures identify concrete execution constraints:

  • Utility interconnection: a site cannot serve high-density AI load until adequate grid capacity and approvals are available.
  • Cooling systems: liquid or enhanced air-cooling designs can require additional engineering, equipment and maintenance.
  • Equipment lead times: transformers, generators, switchgear and other components may delay revenue-generating capacity.
  • Development capital: a larger build-out can require substantial cash before leases commence.
  • Customer timing: signed commitments can shift if a customer’s deployment schedule changes.

Digital Realty faces the same industry economics even though the cited release does not quantify identical power constraints. A larger backlog can be valuable only if the company can bring the associated capacity online at an acceptable cost and earn returns above its funding cost.

Yield and valuation: the numbers you still need to refresh

The $5.16 and $1.22 quarterly figures cannot be compared as “generosity.” A company with a higher share price can have a lower yield despite a larger dollar dividend, and a lower-priced share can show a higher yield without offering better coverage.

For each company, record the closing share price and timestamp, then calculate:

  1. Annualized dividend = current quarterly dividend × four, unless the company uses a different payment schedule.
  2. Forward or trailing yield = annualized dividend ÷ share price × 100.
  3. Payout ratio = dividend per share ÷ the same-period AFFO or Core FFO per share, with the measure and period named.

Do not mix a stale price with a newly declared dividend, or a forecast FFO figure with a trailing dividend, without labeling the mismatch. The evidence available for this comparison does not establish synchronized prices, valuation multiples or total-return performance.

Which investor is better matched to each company?

Choose Equinix when dividend growth is the priority

  • You value a documented streak of annual increases.
  • You want the latest reported per-share AFFO growth to be part of the support case.
  • You prefer a business with a high recurring-revenue proportion and a large interconnection ecosystem.
  • You accept that premium growth investments may require substantial capital and that non-GAAP measures need careful reading.

Choose Digital Realty only after confirming the income trade-off

  • You are comfortable with a potentially flatter dividend history in exchange for backlog and development exposure.
  • You want to evaluate the $817 million annualized base-rent backlog and $7.90–$8.00 initial 2026 Core FFO guidance in the context of debt and construction funding.
  • You are willing to verify the $1.22 dividend and “unchanged since 2022” history directly with company declarations.
  • You understand that not all leasing or backlog is AI-related and that execution, power and equipment availability can delay conversion.

Neither profile is automatically superior for every portfolio. A retiree seeking steadily rising income may place more weight on Equinix’s increase streak, while an investor focused on a different entry valuation may reach another conclusion after checking current prices and balance-sheet data.

A practical checklist before buying either dividend

  1. Verify the current declaration: confirm the latest quarterly amount, ex-dividend date and payment date in the company’s investor-relations materials.
  2. Update the operating denominator: retrieve the latest AFFO per share for Equinix or Core FFO per share for Digital Realty, and note whether the figure is historical or guided.
  3. Recalculate coverage: use a same-period dividend and funds-from-operations figure where possible; explain any timing difference.
  4. Review funding needs: inspect debt maturities, interest costs, development spending and expected equity issuance.
  5. Test demand quality: distinguish gross bookings, signed backlog, commenced leases, energized capacity and recognized revenue.
  6. Check AI concentration: determine how much disclosed demand is specifically tied to AI rather than broader cloud or enterprise activity.
  7. Refresh market data: calculate yield and valuation from synchronized share prices on the date of your decision.
  8. Set a risk limit: decide how much exposure you can tolerate if power, equipment or customer delays slow the expected ramp.

Verdict

On the evidence available through the cited 2026 releases, Equinix is the stronger AI-dividend candidate. Its 10% increase to $5.16, 11-year increase streak and 9% 2025 AFFO-per-share growth provide the clearest combination of dividend momentum and reported operating support. Its bookings, interconnections and project pipeline reinforce the demand case, although they still must convert into delivered capacity and cash.

Digital Realty remains a credible data-center income and growth alternative. Its $817 million annualized base-rent backlog and initial $7.90–$8.00 2026 Core FFO guidance offer visibility, but the reported dividend pause since 2022 weakens the growth score. Confirm the dividend history, update both companies’ latest filings and compare synchronized yields and valuations before treating the ranking as an investment decision.
