Data-center REITs are not automatically safer than software stocks, and neither sector has a universally superior return. A data-center REIT combines property income, power capacity and financing leverage; a software stock represents an operating company whose value depends on product adoption, margins and future cash flow. REITs usually offer more visible current income through funds from operations (FFO) and dividends, while software can compound faster when a product scales. The trade-off is sensitivity to interest rates, debt and physical capacity on the REIT side versus wider product, competitive and valuation risk for software.

The right choice depends on whether you need income now, how long you can hold, how much drawdown you can tolerate, the valuation on your purchase date and the benchmark you are using. The evidence below explains the mechanics rather than promising a winner.

What you actually own

A data-center REIT is a property operating business

A data-center real-estate investment trust owns or operates specialized facilities and leases space, power and interconnection capacity to customers such as cloud providers, enterprises and network users. Its economic engine is rent and related infrastructure revenue. Investors commonly assess earnings through funds from operations (FFO), a real-estate measure that adjusts accounting earnings for items such as property depreciation, and through the cash dividend.

Digital Realty describes its primary objectives in its 2024 Form 10-K as sustainable long-term growth in earnings and FFO per share and returning cash to stockholders through dividends and distributions. That objective does not make the dividend guaranteed. The same business is exposed to property vacancies, customer concentration, electricity availability, construction costs and the debt used to finance facilities.

A software stock is an equity claim on an operating company

A software shareholder owns a claim on a company that designs, sells and supports digital products. Returns come from revenue growth, recurring contracts where they exist, gross and operating margins, reinvestment, competitive position and the valuation multiple investors apply to expected future cash flow. Software can add customers without building a physical site for every sale, so a successful product may expand margins rapidly after development costs are covered.

That scalability is an opportunity, not a guarantee. Products can be displaced, bundled into a larger platform, repriced as artificial-intelligence capabilities improve or delayed by customer budget constraints. Veritone’s 2025 Form 10-K illustrates the early-stage risk with its warning that the market for AI-based software applications is relatively new and unproven and may decline or experience limited growth. That statement is issuer-specific evidence, not a forecast for every software company.

Data-center REITs vs. software stocks at a glance

Comparison Data-center REITs Software stocks
Cash-flow profile Rent and interconnection revenue support property-level cash flow, FFO and dividends; growth depends on leasing, development and financing. Revenue is reinvested in product development, sales and infrastructure when management sees attractive opportunities; shareholder returns usually rely more on price appreciation than on dividends.
Rate and leverage sensitivity High: debt magnifies property returns, refinancing costs rise with rates, and higher discount rates can compress property values and share prices. High for long-duration growth companies: higher discount rates reduce the present value of distant cash flows, while balance-sheet debt adds issuer-specific risk.
Demand visibility Leases can provide contracted revenue, but renewals, expansions, vacancies and customer credit determine future occupancy and rent. Visibility varies with subscription duration, renewal rates, backlog and customer budgets; early or unproven products have much less visibility.
Power or operating intensity Very high physical intensity: electricity, cooling, interconnection and construction capacity are essential and can be expensive or constrained. Lower physical intensity after development, but continuing spending on engineers, cloud infrastructure, security and support is essential.
Customer or product concentration A single-tenant facility or a few large customers can make one failure, delayed expansion or renegotiation material. A flagship product, platform dependency or a handful of enterprise customers can dominate results; diversification differs sharply by issuer.
Valuation method Investors commonly use capitalization rates, net asset value, FFO multiples, debt metrics and dividend coverage. Investors commonly use revenue, free-cash-flow and earnings multiples, alongside growth, retention, margin and balance-sheet measures.
AI exposure AI workloads can increase demand for dense, power-intensive capacity, but construction, grid and cooling constraints can limit profitable supply. AI can create new demand and products while also commoditizing features, increasing compute costs or displacing existing offerings.
Expected volatility Often shaped by rates, property valuations, debt markets and lease news; dividends can soften but do not eliminate drawdowns. Usually more dispersed: mature profitable vendors and speculative AI-dependent issuers can have very different price swings and outcomes.

No cited source establishes a universal future return winner. A meaningful comparison needs a defined benchmark, geography, holding period and valuation date.

Are data-center REITs safer than software stocks?

“Safer” depends on which loss you are trying to avoid. A REIT may provide a visible dividend and contracted leases, but it can lose value quickly when rates rise or debt must be refinanced. A software company may have little physical leverage and substantial growth potential, yet its product can lose relevance or its valuation can fall sharply when expected growth changes.

Why a REIT can feel safer

  • Lease contracts can make near-term revenue more predictable than a young software product’s sales pipeline.
  • FFO and dividends give investors a current cash-flow reference instead of relying entirely on a distant exit price.
  • Facilities are tangible assets with replacement cost and strategic locations, which can support long-term demand when supply is disciplined.

Why the same REIT can still be risky

  • Debt magnifies both gains and losses. Digital Realty’s 2025 Form 10-K explicitly says it has substantial debt and faces refinancing and interest-rate risks.
  • Power-supply failures or price increases can interrupt operations or reduce margins. AI-oriented facilities require denser, more power-intensive designs, and upgrading power and cooling can be difficult and expensive.
  • Single-tenant sites and large customers create concentration risk. A tenant failure, delayed expansion or non-renewal can affect a property disproportionately.
  • Rapid construction can produce oversupply, weaker lease economics or poor returns on new capital even while long-term cloud and AI demand remains strong.

Why software risk is harder to summarize

Software companies span mature, diversified vendors and early-stage or AI-dependent issuers. A profitable company with high renewal rates, several products and net cash has a different risk profile from a company dependent on one unproven application. Sector labels cannot substitute for examining the individual balance sheet, customer concentration, retention, margins and competitive moat.

How interest rates and leverage change the outcome

REIT valuation through cap rates

A capitalization rate is the relationship between a property’s operating income and its implied value. Holding income constant, a lower cap rate implies a higher property value; a higher cap rate implies a lower value. Falling rates can therefore support both asset values and refinancing, while rising rates can pressure each.

Capright and NAREIT’s T-Tracker reported a 37-basis-point increase in implied data-center-REIT cap rates in the fourth quarter of 2025. The same 2026 material reported that cap rates were still 66 basis points below their third-quarter 2022 peak, while Capright recorded a 92-basis-point increase in the 10-year Treasury yield by the end of 2025. These are observed market measurements, not guaranteed forecasts. They show why a small change in the rate backdrop can matter even when occupancy and rent have not changed.

Debt and refinancing

Debt lets a REIT control more property than its equity alone would buy. If property income grows faster than borrowing costs, leverage can lift equity returns. If loans mature when rates are higher, interest expense can reduce FFO and dividend coverage. Investors should therefore examine maturity dates, fixed-versus-floating exposure, secured debt, covenant headroom and the amount of new capital required for development.

Software as a long-duration asset

Software valuations also respond to discount rates, even when a company has little debt. The price of a fast-growing company reflects cash flows expected many years ahead. A higher discount rate reduces the present value of those cash flows, and a small change in growth or margin assumptions can produce a large equity-price move. A software company with net cash can avoid refinancing stress yet still suffer a major multiple contraction.

What the AI boom changes for data centers

AI training and inference workloads increase demand for computing capacity, but they are more demanding than many conventional workloads. High-density racks require more electricity, cooling and carefully engineered interconnections. A data-center REIT can benefit when customers lease this capacity, but the REIT must fund the electrical and mechanical upgrades and obtain dependable power.

Digital Realty warns that power-supply failures and price increases can harm operations. Delays in grid connections, equipment shortages, permitting or construction can postpone revenue while capital is already committed. A market with strong demand can still deliver weak shareholder returns if many operators build at once, pushing supply ahead of profitable lease demand.

S&P Global reported that U.S. data-center construction spending rose 28% year over year in the 12 months ended June 2025, using U.S. Census Bureau data, and was 331% higher than in mid-2021. The same 2025 analysis described record-low data-center cap rates of 4.4% and EBITDA multiples above 25x as valuation and leverage risks. Those figures describe the market at the cited dates; they do not establish that every REIT is overvalued or that AI demand will fail.

What AI changes for software stocks

Potential upside

AI can expand software markets, automate tasks and make a successful product more valuable to each customer. A vendor that owns differentiated data, distribution and workflows may raise revenue per customer or reach buyers that were previously too expensive to serve. Because incremental delivery costs can be relatively low, additional revenue can expand margins after necessary model, infrastructure and support costs.

Sources of disruption

  • Large platforms may bundle a competing feature at a lower incremental price.
  • Rapid model improvement can shorten product cycles and make yesterday’s advantage less distinctive.
  • Compute, data licensing, security and compliance costs can rise faster than customer pricing.
  • Customers may delay adoption while they test accuracy, privacy, regulation and return on investment.

Veritone’s 2025 filing captures the adoption uncertainty for AI-focused applications: the market is relatively new and unproven and may decline or experience limited growth. For any software issuer, test whether AI is a durable revenue driver, a cost line, a competitive threat or some combination.

Which has better returns: REITs or software stocks?

There is no evidence here that proves one sector will deliver better future returns. Historical performance can change with the starting valuation, interest-rate regime, economic cycle, property supply, product adoption and the exact companies selected. A broad software index, a specialized data-center REIT and a single speculative stock are not equivalent investments.

When REIT returns can be attractive

  • Lease growth and occupancy improve while development remains disciplined.
  • Financing costs stabilize or decline, supporting FFO and asset values.
  • The purchase price reflects a reasonable cap rate and debt load rather than peak enthusiasm.
  • Dividend growth and reinvestment compound over a long holding period.

When software returns can be attractive

  • Revenue growth persists longer than the market expects.
  • Retention and pricing power convert growth into expanding free cash flow.
  • A company builds a defensible product before competitors or platforms commoditize it.
  • The purchase multiple leaves room for execution rather than requiring perfection.

Why starting valuation matters

S&P Global’s description of 4.4% cap rates and EBITDA multiples above 25x demonstrates how a strong demand narrative can coexist with expensive assets and leverage risk. In software, high revenue or cash-flow multiples create a similar dependence on future growth. Compare the cash flow you are buying with a normalized interest-rate assumption, not only with the latest growth headline.

How to compare a specific REIT with a specific software stock

  1. Define the objective. Write down whether you need current income, long-term growth, inflation sensitivity, or a diversified exposure to digital infrastructure.
  2. Set the measurement window. Choose a holding period and benchmark before looking at charts. A one-year rate shock and a 15-year compounding plan answer different questions.
  3. Normalize the valuation. For a REIT, examine implied cap rate, NAV, FFO multiple, dividend coverage and debt. For software, examine revenue and free-cash-flow multiples, growth, gross margin, operating margin and cash generation.
  4. Stress the operating engine. Model lower occupancy, slower rent growth, power-price increases and refinancing at higher rates for the REIT. Model slower customer growth, higher churn, price cuts, greater compute expense and a lower valuation multiple for software.
  5. Check concentration. Identify major tenants and lease expirations for the REIT; identify largest customers, products, channels and platform dependencies for software.
  6. Separate current cash from promised growth. Treat a REIT dividend as a distribution that can change with FFO and capital needs, not as a bond coupon. Treat software growth as an operating outcome, not as a guaranteed multiple expansion.
  7. Decide what would invalidate the thesis. Examples include a canceled expansion, deteriorating power availability, repeated refinancing at uneconomic rates, falling renewal rates, a platform copying the core feature or persistent negative free cash flow.

Income, diversification and portfolio role

For an income-oriented investor

A data-center REIT may fit better when regular distributions are important and you accept equity, property and rate risk. Review payout coverage, debt maturities and lease quality rather than selecting solely by dividend yield. A high yield can reflect a falling share price or concern about future FFO.

For a growth-oriented investor

Software may offer greater upside when a product can scale globally and margins expand, but outcomes are more dispersed. Diversify across business models and maturity levels instead of assuming every AI label represents the same opportunity.

For a balanced portfolio

The two exposures can respond differently to the same macro event, but they are not opposites. Both can decline when rates rise, and both can be affected by technology spending cycles. Position size should reflect the possibility of simultaneous valuation compression, not only the diversification story.

Common mistakes to avoid

  • Calling a REIT “bond-like.” Its dividend is an equity distribution, and property values, FFO, debt costs and occupancy can change.
  • Equating AI demand with guaranteed REIT profit. Demand must be converted into powered, permitted capacity and leases at returns above the cost of capital.
  • Using sector averages for a company decision. A mature software vendor and an unproven AI application can have radically different risks; so can a diversified REIT and a concentrated single-tenant operator.
  • Ignoring the denominator. Revenue or FFO growth does not ensure a good investment if the entry multiple, cap rate or debt burden is too high.
  • Comparing unlike time periods. A rate-sensitive one-year result cannot settle a question about long-term compounding.
  • Relying on dividend yield alone. Check whether cash flow covers the distribution after maintenance and development needs.

A practical decision framework

Choose the data-center REIT side when your priority is a tangible digital-infrastructure business, current distributions and a portfolio role tied to leases, while you are prepared for rate, power, concentration and refinancing risk. Choose software when your priority is scalable operating growth and you can tolerate wider valuation and product dispersion, including the possibility that an apparently promising market remains unproven.

If neither profile clearly matches your objective, do not force a sector bet. Use a diversified allocation, define a maximum position size and write down the valuation and operating assumptions that justify the purchase. Revisit those assumptions when lease economics, debt costs, renewal behavior, product adoption or competitive conditions change.

Bottom line: which is safer and which returns more?

Data-center REITs generally offer more observable current income but carry property, power, leverage and interest-rate risks. Software stocks generally offer higher potential operating growth but carry greater dispersion in adoption, competition, margins and valuation. Neither is categorically safer or a guaranteed return winner. The sound choice is the one whose cash-flow profile, valuation and failure modes fit your income need, time horizon and tolerance for drawdowns.
