Overview

Room-by-room condition checks can hold photos, video, notes and maintenance tasks in one record. The offline-first design is useful at properties with unreliable connectivity, and users can export reports, photos and raw inspection data. The app is available on Android, iOS and the web.

myInspections says it protects personal information with SSL encryption and physical, electronic and managerial safeguards. The company also says a real person reads and replies to messages sent to its support address.

Key features

Evidence capture and markup

Inspectors can record full-resolution photos, video, notes and maintenance to-dos as they work through property checklists. They can circle damage, draw arrows and mark up photos, with the annotations appearing in the report. That gives teams a more precise visual record of condition issues than notes alone.

Signatures and reports

Users can sign reports on the device, or send a secure link for recipients to sign in a browser without installing an app or creating an account. Completed inspections produce shareable digital reports and PDF exports with cover pages, room summaries and photos. This supports a handoff that includes both the inspection record and its evidence.

Scheduling and team coordination

Users can set inspection frequency by property and receive due-date reminders. Team tools add property assignment, recurring schedules, a portfolio dashboard and inspector, teammate and admin access levels. These features are relevant to managers coordinating properties and inspectors; a solo landlord may have less need for the broader oversight.

Offline work, storage and export

The offline-first approach is suited to on-site work where a connection cannot be relied on. Free accounts retain cloud data for 12 months; paid plans include unlimited storage. Report, photo and raw-data exports are available at any time, giving users a way to keep copies of records outside the service.

Pricing

myInspections has a free plan and a 14-day trial. Paid plans start at 8.00 USD per month. The paid tiers all include unlimited inspections and properties, inspection templates, branded reports and free assisted setup; the seat allowance is the main stated difference between them.

Plan	Price	Included and limits
Free	Price not listed	Billed $0 / month; 8 inspections a year, unlimited properties, 1 seat and 12 months of storage.
Landlord	8.00 USD per month	Billed $8 / month; unlimited inspections and properties, 1 seat, inspection templates, branded reports and free assisted setup.
Manager	25.00 USD per month	Billed $25 / month; unlimited inspections and properties, 3 seats, inspection templates, branded reports and free assisted setup.
Team	50.00 USD per month	Billed $50 / month; unlimited inspections and properties, unlimited seats, inspection templates, branded reports and free assisted setup.

The free tier can suit occasional inspections, but its annual cap and single seat make it a poor fit for regular workflows or shared teams. Landlord removes the inspection cap without increasing the seat allowance; Manager adds two seats, while Team is the option for organizations needing unlimited seats. Paid plans include unlimited storage, unlike the free plan’s 12-month retention.

Platforms

myInspections runs on Android, iOS and the web. Its combination of mobile apps and browser-based access supports on-site capture and report access beyond a phone.

Who it's for

The product is aimed at landlords, property managers, building inspectors, social housing providers, cleaners and other inspection teams. Landlords with a small volume can start on the free plan, while recurring inspections or multiple inspectors make a paid tier more appropriate. Teams coordinating many properties may benefit from assignments, recurring schedules and portfolio visibility; organizations needing shared access beyond three seats must choose Team.

The Android listing says myInspections integrates with myRent.co.nz and other property-management platforms, which may matter to users already working with those systems.

Pros and cons

Pros: Photos, video, notes and maintenance tasks stay connected to room-level checks, with photo annotations carried into reports.
Pros: Browser-link signatures do not require recipients to install an app or create an account.
Pros: Paid plans include unlimited inspections, properties and storage, with seat tiers for solo users through larger teams.
Pros: Exporting reports, photos and raw inspection data supports retaining or moving records.
Cons: The free plan permits only eight inspections a year and one seat, limiting its usefulness for routine or shared operations.
Cons: Landlord remains a single-seat plan, so a small team must pay more for Manager even if it does not need unlimited seats.

Alternatives

Choose ComplyFlow if contractor company registration at no charge or a contractor worker licence for 35.00 AUD per year is more relevant than property inspection reporting.

SafetyCulture (now Mitti) is another freemium option with Android, iOS and web access; its free plan includes up to 10 seats, 300 AI credits per seat per month and five active inspection templates.

Survtapp may suit users seeking form and response collection, with a free plan capped at three users, 100 responses per month, 5 MB of storage, three forms and 120-day data retention.

Safesite is a freemium Android, iOS and web alternative; its free plan allows unlimited members and guests, with reporting restricted to the last 30 days.

DuloProof is a web-only freemium alternative with a free plan for individuals, unlimited users, three active schedules, 10 AI templates a month and 90 days of data retention.

Safety Reports is a freemium option for Android, iOS, web and API access; Tervene and WorkerSafe are paid alternatives.

Verdict

myInspections is a strong fit for landlords, property managers and inspection teams that need offline-capable evidence capture, signatures and structured reports in one workflow. Its unlimited-inspection paid tiers and team scheduling address recurring property work, and exports give users access to their records. Look elsewhere if the free tier’s eight annual inspections are too restrictive, or if the seat-based paid plans do not match the size of your team.
