Overview

LOFT follows the rental journey from application through day-to-day living. Residents can use it for leasing tasks, move-in arrangements, payments and community requests, rather than relying on separate channels for each task.

The community-registration requirement is decisive: a renter can sign up only if the property management company has registered the community. LOFT is therefore a sensible option for eligible residents, but not an app renters can adopt independently.

Key features

Applicants can apply online, sign leases, upload documents, track progress and use AI-guided tools. That reach into leasing makes LOFT relevant before a resident moves in, as well as afterward.

Move-in checklists, utility and internet setup through integrated providers, and service offers help organize the transition. Once settled, residents can receive community updates, reserve amenities and submit maintenance requests. These tools bring common tasks into one app, though access still hinges on a participating community.

Rent payments use a digital wallet, with check image capture and payment splitting. Property managers are offered installment options of up to four payments; that is a manager-facing offering, not a guarantee that each resident can use installments. Residents earn points for online rent payments and can redeem them in LOFT’s marketplace. RealPage funds the base loyalty points.

LOFT also integrates Livble flexible payments and RealCoverage renter’s insurance. LOFT Extras include rent reporting to all three major credit bureaus and deposit alternatives, but some Extras may cost extra and are not automatically included. The app’s breadth is useful, but residents should distinguish the core tools from optional paid services.

LOFT says it follows privacy standards such as CCPA and uses encryption to protect personal information. RealPage lists phone support at 888-304-5220, weekdays 8 a.m.–5 p.m. Central and Saturdays 9 a.m.–6 p.m. Central.

Pricing

LOFT for residents: 0.00 USD per free. The free resident plan makes sense for renters in registered communities who want the app’s resident tools without a subscription price. It does not remove the community-registration requirement, and some Extras may carry additional fees.

LOFT Loyalty+: custom pricing. This optional add-on is billed at an additional per-unit, per-month cost and offers client-funded incentives and rewards.

LOFT is also described as a paid product with pricing on request, so property-side costs require a quote. The free resident plan and the optional Loyalty+ add-on serve different audiences.

Platforms

LOFT is available on Android, iOS and the web, giving residents mobile and browser access. Its mobile access supports residents handling tasks on a phone, while the web option adds a browser route.

Who it's for

LOFT is a strong fit for residents of enrolled communities who want leasing, move-in, payment and community tasks together. It can also suit property managers seeking resident-facing tools and optional loyalty incentives. Renters whose community is not registered should look elsewhere, regardless of the app’s feature range.

Pros and cons

Pro: Covers leasing through ongoing community requests, so eligible residents can use one app across several stages of renting.
Pro: Free for renters and residents, with Android, iOS and web access.
Pro: Rent-payment points and marketplace redemption add a reward to online payments; RealPage funds the base points.
Con: Residents cannot register unless their property manager has enrolled the community, making eligibility outside a renter’s control.
Con: Extras such as rent reporting and deposit alternatives are not automatically included and may cost extra.

Alternatives

For a broader category comparison, browse Property Leasing Software. EliseAI LeasingAI and RealPage Leasing are paid alternatives on Android, iOS and web. DashQ Leasing Center is another paid Android, iOS and web option; screening is billed by consumption, with charges tied to the community and application. Knock CRM is paid and supports API, iOS and web. Anyone Home is a paid web platform with pricing by demo request. Betterbot is a paid API and web option. ResidentIQ CRM is a paid web alternative. Union uses custom per-unit pricing by product, with a quote on the first call.

Verdict

Choose LOFT if you live in a registered community and want one place for leasing, moving, payments and resident services, with no charge for the resident plan. Look elsewhere if your community has not enrolled, or if you need certainty about paid Extras or property-side costs before committing.
