Commercial Real Estate AI Lending Platforms: A Buyer’s Guide to Features, Security, and Pricing

The best commercial real-estate AI lending platform is not the one that produces the fastest credit memo. It is the platform that can ingest a complete loan file, show page-level evidence for every extracted figure, apply your approved credit policy, preserve human accountability, and carry the decision through closing, servicing, and covenant monitoring. Treat speed, accuracy, security certifications, and pricing advertised by vendors as claims to validate on your own files.

This guide explains what commercial loan-origination software now includes, how AI fits into underwriting, what to compare among Relendi, LenderBox, Lama AI, and EVALUAITE, how to test security and explainability, and how to calculate the real five-year cost.

What commercial real-estate AI lending platforms do

Commercial loan-origination solutions (CLOS) manage the lending process from application through underwriting and closing. Gartner’s 2024 Market Guide describes deployments as on-premises software, cloud SaaS, integrations and APIs, or white-label products. The representative lifecycle includes application intake, data capture, financial spreading, collateral valuation, credit-risk assessment, risk-based pricing, covenant creation, approval, closing, funding, servicing, and monitoring.

AI features sit inside that lifecycle rather than replacing it. A platform may use optical character recognition and language models to read rent rolls, leases, appraisals, operating statements, tax returns, and borrower financials; normalize the data into a spread; calculate ratios; find market evidence; run policy scenarios; and draft an analyst memo. The lender still owns the policy, approves exceptions, documents adverse decisions, and controls the final credit outcome.

Why the category matters now

Deloitte reported in 2025 that 76% of organizations were researching, piloting, or in early-stage AI implementation, while 97% were committed to AI-enabled solutions. Only 14% said they had well-structured data processes and robust privacy policies. That gap explains why a polished demonstration can perform very differently on a lender’s historical files. Data quality, permissioning, and governance are prerequisites, not optional enhancements.

The capabilities to compare before you shortlist vendors

Comparison axis Questions to answer
Workflow scope Does the product handle intake only, act as an underwriting assistant, provide a full CLOS, or connect borrowers with lenders?
Evidence handling How accurately does it extract tables and text? Does every number link to a source page? Can analysts review exceptions and corrections?
Credit policy Can you configure DSCR, LTV, debt-yield, covenant, concentration, and approval rules, plus rate, income, and vacancy stresses?
Security Are encryption, role-based access control, single sign-on, tenant isolation, retention, deletion, audit logs, incident response, and independent assurance documented?
Integration Can it connect to the core banking or LOS, CRM, document storage, identity and KYC systems, valuation data, servicing, and open APIs?
Economics What are the subscription, per-deal, success-fee, implementation, integration, support, data, and usage charges?
Implementation How quickly can a controlled pilot produce value, and what migration, training, change-management, and measurement work is required?

Traceability is the non-negotiable feature

An AI-generated ratio is useful only when an underwriter can prove where it came from and how it was calculated. Require page-level source links for extracted figures, calculation lineage for derived metrics, versioned policy rules, and an immutable audit trail of edits, approvals, overrides, and exports.

What good evidence handling looks like

  • A rent-roll unit count links to the exact page and table cell in the uploaded document.
  • Net operating income shows the source line items, adjustments, date, and formula used.
  • A conflicting figure from an appraisal and an operating statement is surfaced as an exception instead of silently overwritten.
  • An analyst correction records who changed the value, when, why, and whether the change affects downstream ratios.
  • Each memo, policy version, and approval package can be reproduced later for an audit, examination, or borrower dispute.

LenderBox advertises page-level citations, and Relendi says every number traces to its source page. Those are vendor statements; test them with scanned documents, inconsistent page numbering, amended leases, and spreadsheets containing hidden formulas.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

AI assists underwriting; policy and people decide

Relendi describes its approach as “AI in the loop, never in the chair.” That is the right control principle for any lender. Configure the platform to apply the institution’s approved thresholds and escalation paths, then require an accountable employee to accept, reject, or override the result with a recorded reason.

Policy tests worth demonstrating

  • Debt-service coverage ratio (DSCR) using the lender’s approved income and debt definitions.
  • Loan-to-value (LTV) based on the selected valuation and haircut rules.
  • Debt-yield tests for stabilized and stressed net operating income.
  • Occupancy and rent-roll concentration limits.
  • Covenants, reporting deadlines, and cure periods.
  • Rate shock, income decline, vacancy, and combined-downside scenarios.

Relendi advertises four stress tests covering rate, income, vacancy, and combined downside, with scenarios defined by lender policy. Verify that the implementation stores assumptions, dates, and policy versions and that an analyst can explain why a scenario changed the recommendation.

Explainability and adverse-action controls

Gartner analysts Derek Frost and Agustín Rubini wrote in 2024 that “Explainable and responsible AI is becoming a must-have feature for helping to ensure decisioning model transparency, explainability of adverse credit decisions, regulatory compliance and fairness.” Ask vendors to show the explanation an applicant or regulator would receive, not merely a confidence score intended for internal users. Confirm that explanations identify the material factors, distinguish source facts from model inferences, and remain available after a model or policy update.

Relendi: address-based intake and lender matching

Relendi starts with an address and combines 12 or more property-data feeds with lender-policy sizing. Its workflow advertises rate, income, vacancy, and combined-downside stress tests, lender matching, term-sheet comparison by five-year cost of capital, and 23 closing milestones. It is oriented toward brokers and introduced deals rather than a bank’s entire servicing stack.

Public broker pricing is free to run deals, with a 15-basis-point success fee on introduced funded deals. The fee has a $2,500 minimum and a $25,000 maximum. Broker Pro is listed at an introductory $149 per month. Confirm whether the fee applies to renewals, amendments, syndications, or deals that leave the platform before funding.

Relendi says documents are encrypted with expiring presigned links and that user actions are audit-trailed. Ask for encryption details, key management, retention and deletion schedules, subprocessor disclosures, and evidence that links cannot be reused after expiration.

LenderBox: document intelligence for lender underwriting

LenderBox reads appraisals, financials, and operating statements, then adds cap rates, rent comparables, pricing trends, and risk factors to the underwriting view. It supports natural-language portfolio queries and advertises page-level citations. The vendor says its workflow can replace more than 25 hours of manual analysis with a process taking under one hour per deal, and it targets a go-live time of four weeks or less.

Lama AI provides a permissioned workspace for borrowers, guarantors, CPAs, attorneys, brokers, and property managers. It advertises structured financial spreading and insights covering NOI, DSCR, LTV, debt yield, occupancy, and rent rolls. Configurable workflows, REST APIs, and more than 100 claimed integrations are intended to connect the lender’s internal and external participants.

Lama AI states that it has SOC 2 Type 2, CCPA/CPRA compliance measures, AES-256 encryption, role-based access control, and single sign-on. Those tiers may fit individual analysts and smaller teams. Verify whether the selected plan includes approval routing, condition tracking, closing handoff, servicing, covenant monitoring, audit retention, SSO, and the controls expected of a bank-grade CLOS. A low subscription price can become expensive if separate systems are needed for the rest of the lifecycle.

Security, privacy, and model governance due diligence

Security and explainability are inseparable in lending. A platform that cannot show who saw a borrower’s tax return, which model version produced a risk flag, or when a policy was changed cannot support reliable oversight even if its network perimeter is strong.

Controls to require in writing

  • Encryption: confirm encryption in transit and at rest, key ownership or management options, and treatment of backups and exports.
  • Identity: require role-based access control, least-privilege defaults, SSO, multifactor authentication, session controls, and automated offboarding.
  • Tenant isolation: ask how files, embeddings, prompts, and logs are separated between customers in storage, processing, and backups.
  • Retention and deletion: define retention periods by document type, legal hold behavior, deletion verification, and the handling of derived data.
  • Auditability: obtain logs for logins, downloads, sharing, edits, model calls, policy changes, approvals, and overrides, with export and retention terms.
  • Assurance: review the scope and period of SOC 2 or other independent reports, exceptions, subservice organizations, and management responses.
  • Incident response: set notification deadlines, forensic cooperation, customer communications, recovery objectives, and responsibility for regulatory reporting.
  • Model governance: document model versions, evaluation datasets, drift monitoring, human review, prohibited uses, and the process for withdrawing a model.
  • Training use: state whether customer content, prompts, outputs, or metadata can be used to train vendor or third-party models.

Questions for a security review

  1. Which regions host production data, backups, support access, and subprocessors?
  2. Can the lender enforce its own retention schedule and delete a file and its derivatives on demand?
  3. What happens to an in-progress loan if the service is unavailable, and can the lender export a complete, human-readable package?
  4. Are support personnel permitted to view documents, and is every access recorded?
  5. How are vulnerabilities disclosed, prioritized, patched, and reported to customers?
  6. Can the platform produce an adverse-action explanation tied to the exact inputs and policy version used?

Pricing: compare total cost, not the headline plan

Public list prices cover only part of a commercial lending deployment. Build a five-year total-cost-of-ownership model that includes licenses, implementation, integrations, data feeds, storage, usage, support, training, custom policy work, and transaction or success fees.

Platform Published pricing Pricing caveat

EVALUAITE Free; Solo $79 per month; Team $199 per month; Business $399 per month; enterprise by contact Verify included users, document volume, integrations, retention, and workflow controls.
LenderBox Enterprise pricing by sales scoping Request implementation, usage, support, data, and integration charges separately.

Costs that commonly appear after signature

  • Historical-file migration, document re-indexing, and data cleanup.
  • Configuration of credit policies, approval matrices, covenants, and exception queues.
  • Connectors to core banking, CRM, servicing, valuation, KYC, and document-management systems.
  • Premium data feeds, API calls, OCR volume, storage, and high-frequency portfolio queries.
  • Dedicated environments, regional hosting, private networking, or customer-managed keys.
  • Implementation consultants, administrator training, change-management workshops, and ongoing model validation.
  • Per-deal charges or success fees that scale with funded volume rather than user count.

A practical evaluation using real loan files

A controlled pilot is more informative than a scripted demonstration. Use three cases: one new loan, one renewal or amendment, and one exception case. Obtain permission to use the files and redact information where required.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Prepare the packet. Give every finalist the same rent rolls, leases, operating statements, tax returns, appraisal, borrower financials, and policy documents. Include at least one scan, one spreadsheet, an amended lease, and a file with conflicting values.
  2. Score extraction. Record field-level accuracy, page-level citations, missing-data flags, conflict handling, and the time an analyst spends correcting the output.
  3. Run policy scenarios. Apply your definitions of DSCR, LTV, debt yield, vacancy, rate shock, and combined downside. Check that assumptions are visible, reproducible, and tied to a policy version.
  4. Inspect human controls. Test approvals, delegated limits, exception queues, overrides, reason codes, segregation of duties, and adverse-action explanations.
  5. Follow the decision downstream. Trace the output into conditions, closing, funding, servicing setup, covenant monitoring, early-warning alerts, and portfolio reporting. A memo-only demo does not prove CLOS coverage.
  6. Test resilience and export. Ask the vendor to demonstrate an outage procedure, file export, backup restoration, and deletion request. Verify that exported records remain understandable without the platform.
  7. Complete security diligence. Review encryption, RBAC, SSO, tenant isolation, retention and deletion, incident response, SOC report scope, subprocessors, and model-training use.
  8. Calculate five-year TCO. Include all recurring and one-time charges, then compare them with measurable benefits such as cycle-time reduction, fewer corrections, faster renewals, and improved covenant coverage.
  9. Require references and a measured pilot. Speak with organizations of similar size, asset mix, and regulatory environment. Put acceptance thresholds and remediation obligations in the contract before production.

Implementation plan and operating model

Start with a narrow, measurable workflow

Choose one property type and one loan process for the first release. Define a baseline for elapsed time, manual touches, extraction corrections, exception rates, approval turnaround, and post-close covenant reporting. A narrow launch makes it possible to distinguish model performance from broader process problems.

Build a governed data foundation

Create a canonical data dictionary for units, rents, expenses, occupancy, valuation, debt, guarantor information, and covenant terms. Decide which source wins when documents conflict, who can correct a value, and how corrections flow back to the system of record. The 14% Deloitte figure on well-structured data and privacy processes is a warning that this work often determines the outcome more than the model brand.

Keep humans accountable

Assign an owner for each policy, model, integration, and approval queue. Require training for analysts and relationship managers on evidence review, hallucination risks, override documentation, and escalation. Review a sample of completed files regularly for unsupported figures, missed exceptions, disparate outcomes, and stale policy versions.

Measure production performance

  • Extraction precision and recall by document type and property class.
  • Percentage of figures with valid source-page evidence.
  • Average analyst correction time and number of corrections per file.
  • Cycle time from intake to credit approval and from approval to closing handoff.
  • Exception rates, override rates, and reasons for overrides.
  • Covenant-monitoring coverage and early-warning lead time.
  • Security events, access violations, failed integrations, and recovery time.

Common buying mistakes and how to avoid them

Choosing the fastest memo

A short draft can conceal weak extraction, missing citations, or an inability to support closing and servicing. Require an end-to-end historical-file test before treating speed as a benefit.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Assuming a certification covers the whole service

A SOC 2 report has a defined scope, period, system description, and control set. Read those details, including subservice organizations and exceptions. Ask separately about model providers, support access, regional hosting, and deletion.

Comparing unlike price units

A monthly seat plan, a per-deal success fee, and an enterprise subscription do not measure the same thing. Convert each proposal into cost per originated loan, cost per analyst, and five-year total cost under expected volume, including renewals and amendments.

Ignoring policy change

Credit policies, concentration limits, and regulatory expectations change. Confirm that rules are versioned, approvals are required for edits, prior decisions remain reproducible, and historical reports do not silently recalculate under current rules.

Letting external participants see too much

Borrowers, guarantors, CPAs, attorneys, brokers, and property managers may need different views. Use least-privilege roles, separate internal notes from shared documents, and test revocation when a participant leaves a deal.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Which type of buyer fits each platform approach?

  • Broker or intermediary seeking intake and placement: Relendi’s address-based intake, lender matching, term-sheet comparison, and closing milestones may fit, provided the success-fee economics and lender coverage match your business.
  • Lender prioritizing document analysis: LenderBox’s cited extraction, market context, and portfolio queries deserve a pilot focused on evidence quality and integration into existing approval processes.
  • Multi-party lender workflow: Lama AI’s permissioned workspace and structured spreading are relevant when borrowers and professional advisers must collaborate, subject to verification of integrations and controls.
  • Analyst or smaller team modeling: EVALUAITE’s public tiers and scenario tools can be economical for analysis, but confirm whether separate systems are needed for approvals, closing, servicing, and monitoring.

Questions to put in the contract

  1. What exact documents, fields, property types, geographies, and languages are supported?
  2. What accuracy, citation coverage, uptime, response time, and support commitments are service levels rather than marketing targets?
  3. Who owns inputs, corrected data, outputs, prompts, embeddings, and derived analytics?
  4. Can the lender prohibit model training on its data and verify compliance?
  5. What happens to data and audit logs at termination, and in what export format?
  6. How are vendor model, subprocessor, policy, and pricing changes announced and approved?
  7. What remedies apply if a security incident, unsupported extraction, or integration failure affects a lending decision?
  8. Which implementation tasks are included, and which require paid professional services?

Bottom line for buyers

Buy commercial real-estate AI lending software as a governed workflow, not as an autonomous credit officer. The decisive differentiators are traceable evidence, configurable policy, accountable approvals, secure collaboration, integration through servicing and monitoring, and a five-year cost model that includes implementation. Use a new loan, a renewal, and an exception file to test every finalist; demand current security documentation and references; and make production adoption contingent on measured results. AI can reduce repetitive analysis, but the lender remains responsible for the policy, the explanation, and the decision.
