ING Contents Insurance may cover a strata owner’s personal belongings, but it is not a blanket guarantee for everything inside the lot. The scheme’s building policy, state or territory rules, the status of an item, and the wording of the ING policy all matter. Before deciding whether you need cover—or whether a particular carpet, appliance or upgrade is insured—compare your strata documents with the policy documents that apply to your quote or renewal.
What ING Contents Insurance offers strata owners
ING lists Contents Insurance as a standalone cover choice, separate from Home Insurance and combined Home and Contents Insurance. Its product summary describes contents as belongings such as furniture, appliances and carpets. ING also cautions that the summary is not a substitute for the policy documents, so it cannot determine whether a particular item or loss is covered.

For a strata owner, contents insurance is principally worth considering for belongings that are not insured through the strata scheme. It does not follow that everything within the unit is automatically covered by an individual contents policy, or that the scheme’s building policy covers every fixture or improvement. The answer depends on the relevant policy definitions, exclusions and scheme arrangements.

Does strata insurance mean you can skip contents cover?
Not necessarily. ING’s buyer guidance says strata-title properties are typically covered for building insurance through residential strata insurance included in levies, and recommends owners obtain proof from the strata manager. That building cover is not the same as cover for an owner’s personal possessions.
The distinction is particularly clear in NSW: government guidance says contents in an owner’s property are not the owners corporation’s responsibility and recommends residents consider contents insurance. It also warns that personal items—including furniture, electrical appliances, curtains and carpets—may not be covered by the owners corporation even when damage starts in common property. This is NSW-specific guidance, not a universal statement of the law in every Australian jurisdiction.

Nor is “strata covers the building; contents covers everything inside” a reliable rule. Responsibility for an item can depend on the state or territory, the scheme’s policy, whether the item is an original fixture or an owner-funded improvement, and the individual policy’s wording. A carpet, built-in appliance, cupboard, light fitting or bathroom fitting should not be treated as covered—or excluded—without checking the applicable documents.

How to check what is covered in your lot
- Get the scheme’s current insurance documents. Ask the strata manager for the policy, certificate of currency, schedule and any relevant endorsements or exclusions. ING’s buyer guidance specifically recommends asking for proof of strata building insurance.
- Make an item-by-item list. Include movable belongings as well as items whose status may be unclear, such as carpets, built-in appliances, cupboards, lighting, bathroom fittings and owner-funded upgrades. Note which items are important or costly to replace.
- Match the documents to your ING policy. Read the applicable ING Product Disclosure Statement (PDS), any Supplementary Product Disclosure Statement (SPDS), and your own certificate and schedule. Check the definitions, insured events, exclusions, limits and any item-specific requirements; do not rely on the product summary alone.
- Ask about any unresolved gap in writing. If the strata documents and policy wording do not make clear who insures a particular item or loss, ask ING or the insurer for a written answer before relying on that cover.
- Check how the property is used. If you rent out the lot, check whether the quoted cover and applicable documents suit a landlord. ING advertises landlord options, including tenant default and tenant theft or malicious damage, but their terms and availability must be confirmed for the relevant quote and policy.
Which ING policy documents apply?
Use the issue dates that match your own quote or renewal, rather than assuming that the newest item on ING’s website changes an existing contract. ING’s documents index lists a PDS for policies quoted from 21 September 2023 and renewals from 29 October 2023. It also lists a June 2026 SPDS for new policies quoted from 25 June 2026 and renewals from 2 August 2026. The index lists a Target Market Determination applying from 10 July 2025 and a contents Key Facts Sheet.

ING’s public summary and document index cannot resolve whether an individual fixture, improvement or loss is covered under a specific contract. The deciding documents are the applicable policy wording and the lot’s strata insurance arrangements. Rules also vary by jurisdiction: for example, NSW guidance discusses mandatory strata insurance and a conditional exemption for some two-lot schemes, which should not be generalized across Australia.
