Canadian same-property net operating income (NOI) grew 0.9% year over year for the quarter, and the reported NOI margin was 66.2%. Occupancy, rent and NOI describe different aspects of operating performance: softer occupancy and lower turnover rents can coexist with higher occupied AMR and modest NOI growth.

Diluted funds from operations (FFO) per unit was $0.654 in Q2 2026, down 1.1% from Q2 2025. CAPREIT attributed the decline primarily to lost NOI from property dispositions and higher interest costs, partly offset by unit repurchases. For the first six months of 2026, diluted FFO per unit increased 0.2% year over year.

Diluted net asset value (NAV) per unit was $54.38 at June 30, 2026, down from $54.79 at March 31, 2026, primarily because of fair-value losses on investment properties. During the first half of 2026, investment-property carrying value excluding assets held for sale decreased by $298.0 million. CAPREIT attributed that change primarily to a $388.8 million fair-value loss, dispositions and transfers to held-for-sale, partly offset by capital investment and acquisitions. NAV is a reported accounting measure; it is not a guaranteed sale price for the properties or a target price for the units.
CAPREIT distribution and yield
CAPREIT’s 2025 annual report stated an annualized distribution of $1.55 per unit as at December 31, 2025. Its June 2026 distribution announcement specified $0.12917 per unit for that month, equivalent to $1.55 annualized. CAPREIT’s news archive also lists a September 2026 distribution announcement, but the amount is not stated in the archive material available here; do not assume the June amount continued unchanged. Distribution yield changes with the unit price, even if the per-unit distribution does not. CAPREIT’s February 2026 investor presentation reported a $37 closing unit price and a 4.2% distribution yield based on the February 12, 2026 closing price. That is a historical snapshot, not an October 3, 2026 quote or a forecast. See the February 2026 investor presentation.

Total portfolio fair value was $14.7 billion, diluted NAV was $56.41 per unit, annual FFO per unit was $2.54, the FFO payout ratio was 60.8%, and total debt to gross book value was 39.3%. In its August 6, 2026 Q2 release, President and CEO Brad Cutsey said that “current market conditions remain soft across parts of the Canadian rental market,” while describing the long-term fundamentals supporting the business as favourable in management’s view. CFO Stephen Co called quarterly performance resilient despite near-term pressure and linked the lower Q2 diluted FFO per unit primarily to dispositions and higher interest costs, partly offset by NCIB repurchases. These are management statements about the quarter, not independent forecasts or guarantees of future results. The full context appears in CAPREIT’s Q2 2026 results release.
How to assess CAR.UN without treating it as a recommendation
Whether CAR.UN suits an investor depends on price, income needs, risk tolerance and expectations; the operating figures alone do not establish future returns. For a comparison with another REIT or with CAPREIT’s own history, use matching reporting dates and methods. Relevant checks include:
Recommended Free Tools
- Unit price versus NAV: compare a dated market price with NAV from the nearest reporting date, remembering that reported NAV is not a realizable sale price.
- Distribution coverage: examine the declared distribution alongside FFO and the issuer-reported payout ratio, using CAPREIT’s definitions rather than assuming all issuers calculate these measures alike.
- Operating direction: review occupancy, rent growth and same-property NOI together; the Q2 2026 figures show year-over-year occupancy softness alongside modest AMR and NOI growth.
- Debt and interest exposure: assess leverage and the cost and availability of debt, as higher interest costs contributed to the Q2 FFO decline.
- Portfolio exposure: consider property and geographic concentration, local rental-market conditions, and the distinction between the Canadian and Netherlands portfolios.
- Measurement dates: check whether a figure is quarterly, year-to-date, annual or a balance-sheet-date measure before comparing it with a price or another company’s result.
CAPREIT’s Q2 release identifies risks that include rent-control and residential-tenancy regulation, general economic conditions, leasing and competition, debt availability and cost, property valuation, liquidity and unit-price volatility, taxation, climate change, energy costs, real-property illiquidity, distributions, and foreign operations and currency. No single metric—occupancy, NAV, yield or FFO—settles the investment question.
