CapitaLand Investment unveiled CapitaLand Data Centre Chennai 01 in Ambattur on 15 October 2026 and says the facility is planned for completion by the end of 2026. The development is designed for 53MW of gross power capacity, including 34MW of IT power across 13 data halls.

What CapitaLand announced

CapitaLand Data Centre Chennai 01 is under development in Ambattur, Chennai. CapitaLand Investment’s announcement describes a 53MW gross-power facility intended to serve hyperscale and enterprise customers. Its usable IT capacity is stated separately as 34MW across 13 data halls.

The project is jointly held by CapitaLand India Trust (CLINT) and CapitaLand India Data Centre Fund. CapitaLand Investment puts the total planned investment at approximately INR 1,940 crore. The announcement concerns a development target, not a confirmation that the centre is already operating.

Why the 53MW figure needs context

Gross power capacity and IT power measure different parts of a data-centre design. Gross capacity covers the facility’s overall electrical provision, including cooling, power-conversion equipment and other building systems. IT power is the portion available to servers and networking equipment.

The 54MW listing and the 53MW announcement should not be merged into a single specification. They are figures published in different CapitaLand materials, while the 55MW number belongs to the superseded 2022 plan.

Location and planned infrastructure

The site is in Ambattur on roughly four acres. CapitaLand’s property page gives four acres, while its India portfolio information gives 4.01 acres. The location is near cable landing stations, a connection that can support international network routes and carrier-neutral connectivity.

Power and connectivity

  • A dedicated 110kV substation is planned for the facility.
  • The design is intended to support carrier-neutral connectivity, allowing customers to choose among network providers rather than relying on a single carrier.
  • The halls are planned for high-density deployments, a requirement for demanding cloud, artificial-intelligence and enterprise workloads.

Cooling and environmental design

CapitaLand says the project will be ready for liquid-cooled deployments. Other planned features include high-efficiency chillers, water economisation, intelligent energy and infrastructure-management systems, and solar panels. The development has a target of LEED Gold certification; that is a design objective, not a certification confirmation.

Who will use the centre?

CapitaLand identifies global technology companies, cloud-service providers, hyperscalers and large domestic enterprises as the intended customer groups. No committed tenant is named in the materials available for the announcement.

The sources also do not identify the eventual operating company, equipment suppliers or a specific hyperscaler contract. Prospective customers should therefore treat the published capacity and schedule as development specifications rather than evidence of pre-leasing or live service availability.

How the schedule changed

The current target replaces an earlier schedule. A CLINT investor presentation from December 2022 described a 55MW Ambattur facility on a 4.01-acre site, with completion expected by the end of 2025. DatacenterDynamics reported that earlier plan and the subsequent change.

What the project means for Chennai’s data-centre market

A carrier-neutral, high-density facility near cable landing infrastructure is aimed at customers that need substantial power, multiple connectivity options and the ability to deploy dense computing equipment. The 13-hall layout indicates a multi-tenant design rather than a single small server room, although the public announcement does not disclose hall-by-hall capacities or a leasing timetable.

The ownership structure also matters. CLINT and the CapitaLand India Data Centre Fund are sharing the asset, with the stated investment held at approximately INR 1,940 crore. That identifies the funding partners but does not, by itself, establish who will manage day-to-day operations once the site opens.

What to verify before treating it as operational

  • A completion or commissioning announcement confirming that construction has finished.
  • The final gross and IT-power specifications, especially if later CapitaLand pages continue to show a different capacity.
  • Any disclosure of tenants, pre-leasing, an operator or equipment partners.
  • Whether the LEED Gold target has resulted in an awarded certification.
  • Commercial availability, interconnection options and service-level terms for customers.

For now, the firmest public position is that CapitaLand has unveiled a 53MW-gross Chennai project, with 34MW of stated IT power, a planned end-2026 completion and an intended customer base spanning hyperscalers, cloud providers and large enterprises.
