Can a Real Estate Listing Use AI to Add Furniture or Change a Room?

Yes—AI can add virtual furniture to a real estate listing photo, but the image must not misrepresent the property, and the listing agent must follow the rules of the property’s local MLS and jurisdiction. Adding a sofa to an empty room is not the same as digitally changing a wall, window, view, or other permanent feature. Keep the original photo, disclose edits as required, and confirm you have permission to modify and upload the image.

What AI edits are appropriate for a listing?

Virtual staging uses photo-editing software or AI to show how a room might look furnished. The result is a concept, not a photograph of the property as it currently exists. That distinction matters: buyers should be able to tell what is real and what has been added or altered.

  • Furniture added digitally: This may be allowed as virtual staging if it is clearly disclosed and handled as the local MLS requires.
  • Permanent features or views changed: Altering a room’s actual features or creating a false impression of what can be seen from the property can mislead buyers. Disclosure alone does not necessarily make such an edit acceptable.
  • Ordinary photo correction: Adjustments such as exposure, cropping, sharpening, or white balance may be treated differently from edits that change the property’s representation. Check the governing MLS guidance.

Why the local MLS rule matters

There is no single disclosure procedure established by the examples below for every U.S. listing. NAR policy allows MLSs, at their discretion, to require photographs or other representations that accurately depict a listed property. The listing’s own MLS rules and applicable jurisdiction requirements control. NAR policy on photographs and other representations.

California Regional MLS (CRMLS)

CRMLS defines digitally altered images to include edits made with software or AI that add, remove, or change furniture or appliances. For covered alterations, its guidance requires the unaltered original to appear immediately before or after the edited image, and a disclosure label in the photo text field. Examples include “Photo Modified,” “Virtually Staged,” “Digitally Altered,” and “AI Altered.”

CRMLS guidance also restricts changes to permanent property elements and specified outside elements or views, unless the property will be improved to match the image by closing as part of the listed price. Its digitally altered image guidance describes the rules. CRMLS’s 2026 FAQ says California AB 723 took effect on January 1, 2026 and summarizes requirements for significantly altered listing images; for a legal determination, consult the current statute and applicable MLS materials, not only an MLS summary. CRMLS’s 2026 FAQ.

Canopy MLS

Canopy MLS describes virtual staging as using photo-editing software or AI to create a conceptual image of how a room or property could look if staged or lived in. Its guidance requires clear, readily visible disclosure directly on the image or within the virtual tour. That is a local example, not a nationwide procedure. Canopy MLS image guidance.

What to do before uploading an AI-staged image

  1. Check the governing rules. Ask the listing broker or MLS which current image rules apply to the property, including any state or local requirements.
  2. Keep the unaltered original. Preserve the photo that documents the property as photographed. Some MLS rules, including CRMLS’s, require it to appear adjacent to the altered image.
  3. Label the edited image as required. Use the local MLS’s required placement and wording. A label in a caption may not meet a rule that requires disclosure directly on the image or in the virtual tour.
  4. Review the edit for accuracy. Make sure it does not hide a defect or imply that furniture, fixtures, permanent features, or views exist when they do not.
  5. Confirm image rights. Before modifying or submitting a photo, make sure the broker owns it or has authority to license and use it. NAR’s listing-content policy expressly includes photographs and images. NAR policy on ownership of listing content.

Does using an AI staging service transfer responsibility?

No. A tool can generate an edited image, but using it does not establish that the image complies with a particular MLS or local law. For example, VirtualStage’s terms say users must own, control, or have permission to use source photos and are responsible for following applicable local rules and platform policies. Read the service’s current terms and verify image rights and listing requirements yourself. VirtualStage terms.
