Budget Direct Contents for Strata Owners: What It Covers and What to Check

Budget Direct offers contents insurance for strata owners, not strata building insurance. For an owner-occupier, it may cover belongings and eligible internal items, but whether carpets, floors, blinds, fittings or renovations need separate cover depends on the owners corporation’s policy. Get that wording before choosing a sum insured or buying a policy.

What Budget Direct offers strata owners

Budget Direct says it does not offer strata building insurance. The owners corporation or body corporate typically arranges cover for the building and common property; Budget Direct’s relevant product is contents insurance, which also includes legal liability subject to the policy terms. These are separate policies with different scopes. Budget Direct’s strata guidance explains the distinction.

A strata building policy does not necessarily cover every item inside a unit. Some policies draw the boundary at internal paintwork, potentially leaving carpets, floating floors, blinds, light fittings or other internal items outside the scheme cover. The boundary varies by scheme, so do not treat this example as a rule for all apartments.

Check the scheme policy before setting your contents sum insured

  1. Request the owners corporation’s certificate of currency and full policy wording from the strata manager or committee.
  2. Confirm how the policy treats internal paint, carpets, floating floors, blinds, light fittings, renovations and other fittings.
  3. List your belongings and any relevant internal items the scheme does not insure, then estimate their replacement value.
  4. Compare that total with the contents sum insured you select and check how Budget Direct defines covered contents.

Budget Direct provides a contents calculator, but the calculator cannot establish what your particular strata policy covers. Use the scheme documents to identify gaps before relying on an estimate.

What the contents policy says it covers

Budget Direct lists furniture and furnishings, computers and electrical appliances, kitchenware, clothing and shoes, valuables such as jewellery, sunglasses and cameras, fitted carpets and rugs, and internal blinds, curtains and window coverings. Coverage remains subject to the policy’s definitions, limits and insured events. See the insurer’s contents insurance product information and current policy wording.

Insured events and optional cover

The insurer’s FAQ lists storm and rainwater, fire, theft or attempted theft, escape of liquid, lightning, impact at home, breakage of glass, ceramic or sanitary fixtures, malicious damage, vandalism, riot or civil commotion, explosion, earthquake and tsunami as insured events. Flood is described as optional, not automatically included. Other options mentioned include accidental damage, commercial storage and motor burnout. Availability, eligibility, excesses and exclusions are governed by the current policy documents; check them rather than assuming a listed event covers every circumstance. Budget Direct’s buying FAQ provides its summary.

Budget Direct also describes new-for-old replacement. Treat that as a policy benefit subject to its terms and eligibility, not a guarantee that every claim is accepted or every replacement will be identical. Read the PDS for exclusions, excesses and claim conditions.

Limits, valuables and items taken away from home

The FAQ gives examples of category limits for items such as jewellery and watches, hand-woven rugs, art, collections, cash, home-office equipment, tools and multimedia. Some items may be listed or specified separately to seek a higher limit. Check the current PDS and certificate for the applicable amount and whether an item must be separately declared; do not assume the overall contents sum insured overrides a category cap.

Personal Effects cover is an optional extra for portable items taken away from home. Budget Direct says it can cover accidental loss or damage in Australia and New Zealand, and elsewhere for up to 90 days after departure from Australia. Unspecified items have a per-item limit and a selected total claim limit; specified items must belong to eligible categories and have individual values recorded. The insurer says specified Personal Effects sums are not automatically increased at renewal, so valuations may need updating. Personal Effects details set out the insurer’s terms.

Landlords need to assess rental risks separately

If you rent out a strata unit, Budget Direct points landlords toward landlord insurance with contents-only cover as a possible fit for contents supplied for tenants and internal fittings not covered by the strata policy. Tenant default and tenant theft or malicious damage are described as separate optional protections. Check policy conditions, tenancy requirements, eligibility and limits; do not assume an owner-occupier contents policy covers rental-related risks. The strata guidance for owners distinguishes these situations.

Price and value: use your own quote

Budget Direct reports an average saving of $167 for customers who said they switched online to its Contents Only Insurance from comparable policies between 1 February and 31 July 2026. This is insurer-reported customer data, not a guaranteed saving or an independent market comparison. Your premium depends on your circumstances and selected cover. Compare an actual quote and excess with alternatives using equivalent sums insured and options; the published figure cannot predict your price.

Who should consider it?

For an owner-occupier, Budget Direct’s contents policy is relevant if you need cover for personal belongings and any eligible internal items the strata policy leaves to you. It is not a replacement for the owners corporation’s building policy. Its fit depends on the wording of both policies, your required sum insured, category limits, chosen options, excess and quote.
