Brightray Science Inc. has signed a non-binding letter of intent for a planned 10MW artificial-intelligence data center in Indiana, its first announced U.S. project opportunity. The facility is not yet confirmed: the parties still have to agree on technical specifications, commercial terms, approvals, schedule and definitive contracts.
The proposed design would use prefabricated data-hall modules, target compatibility with NVIDIA’s GB300 platform, follow a Tier III design basis and aim for annual power usage effectiveness below 1.2. Brightray says it could deliver the project within one year after the contractual starting conditions are settled.

What Brightray announced
Brightray said on October 14, 2026 that its wholly owned subsidiary, Brightray Veridian Pte. Ltd., signed the LOI with an unnamed U.S.-based mission-critical infrastructure partner on October 6. The partner intends to engage Brightray for the prefabricated data-center work and intends to issue a purchase order by November 15, 2026.
The LOI lasts 12 months from signing unless the parties replace it with a definitive agreement sooner. Its principal cooperation arrangements are non-binding. Brightray explicitly cautions that there is no assurance that a purchase order will be issued, a definitive contract will be signed or the project will be completed as planned.

Is Brightray building a data center in Indiana?
Not yet. The announcement establishes an intention to develop the project, not a construction commitment or an operating facility. The partner’s identity, tenant, city, site-control arrangements, utility connection and final commercial terms have not been disclosed.
The next meaningful confirmation would be a purchase order and then a definitive contract that fixes the technical scope, price, schedule, responsibilities and required approvals. Until those steps occur, the 10MW figure and performance targets should be treated as planned specifications rather than delivered capacity or measured results.
What “prefabricated AI data center” means here
Brightray’s model moves more work into a factory before the equipment reaches the Indiana site. The company says factory activities would include pre-installation and integration of data-hall modules and related functional systems. On site, crews would place the modules, make interface connections and perform integrated commissioning.

- Universal 19” Rack Mount Compatibility – Perfect for pro audio, video, IT, and network gear. Compatible with mixers, routers, patch panels, servers, power amps, and more.
- Heavy-Duty Load Capacity – Built to support up to 550 lbs. Ideal for studio gear, DJ setups, server equipment, and AV components that demand serious stability.
- Robust Steel Frame & Design – Made with 1.5mm thick steel and weighs 36 lbs for maximum durability, reduced vibration, and long-term reliability in any setting.
- Mobile & Secure – Preinstalled with 3” industrial-grade caster wheels (lockable), making it easy to move and position your rack exactly where you need it.
- All-In-One Setup Kit Included – Comes with 34 rack screws (5mm & 6mm), a 1U blank spacer, and an assembly tool—ready for fast installation out of the box.
This split is intended to let factory manufacturing run in parallel with foundations, permitting and other site activities. It can reduce the amount of assembly performed in the field, but it does not remove site dependencies. Shipping, foundation readiness, local approvals, utility work, final equipment specifications and commissioning remain part of the delivery path.
How the proposed schedule would work
- Finalize the design and contract: Brightray and its partner must settle technical specifications, commercial terms, responsibilities and the project start conditions.
- Run factory and site work in parallel: Modules and integrated systems would be prepared in the factory while permitting, foundations and ancillary works proceed in Indiana.
- Deliver and place the modules: International shipping and on-site module placement would follow the agreed logistics and foundation plan.
- Connect and commission: Interface connections, system integration and commissioning would be completed before handover.
Brightray’s “within one year” target covers design finalization, permitting, international shipping, foundations and ancillary works, installation and commissioning. Because the definitive contract has not set the starting point or final conditions, the announcement does not establish a calendar completion date.
Planned AI, resilience and efficiency specifications
NVIDIA GB300 compatibility
The proposed single-storey facility is described as compatible with NVIDIA’s GB300 platform. That is a design objective, not confirmation that GB300 systems have been ordered, installed or tested at the Indiana site. Final rack, power, cooling and networking requirements remain subject to the technical solution agreed with the partner.

Tier III design basis
Tier III is a resilience design category generally associated with concurrent maintainability, meaning planned maintenance can be carried out without interrupting critical operations. Brightray presents Tier III as the project’s design basis; the announcement does not provide an independent certification or operating record.
PUE below 1.2
Power usage effectiveness (PUE) compares total facility energy with the energy consumed by IT equipment. A PUE below 1.2 would mean less than 0.2 units of facility overhead for each unit used by computing equipment. This is an annual target in the planned design, not an independently measured result from a completed facility.

Brightray’s release describes the United States as the world’s largest data-center market and says AI customers are under pressure to turn investment into usable computing capacity quickly. Citing JLL’s 2026 Global Data Center Outlook, the company reported that approximately 50% of global data-center capacity is in the Americas and approximately 90% of Americas capacity is in the United States. Those figures are reported by Brightray’s announcement rather than independently verified in the project disclosure.

The same release cited CBRE’s 2026 U.S. Real Estate Market Outlook for continuing power and infrastructure constraints that can affect data-center schedules. For this project, those constraints make permitting, grid availability, shipping and site readiness as important to the timeline as factory production.
What is different from a conventional build
The intended advantage is sequencing rather than a guaranteed performance result. Brightray plans to standardize and integrate more equipment before delivery, while conventional projects often perform a larger share of assembly and systems integration on site. The proposed approach also overlaps factory production with site preparation instead of waiting for every site activity to finish first.
Recommended Free Tools
- Factory scope: Pre-installation and integration of data-hall modules and functional systems are planned before shipment.
- Site scope: Indiana work would emphasize foundations, module placement, interface connections and commissioning.
- Schedule target: Delivery is aimed at within one year, subject to contract definition, approvals, logistics and site conditions.
- AI infrastructure: The design is intended for high-density equipment, with GB300 compatibility and dedicated power and cooling requirements still to be finalized.
- Risk profile: Prefabrication may shorten field work, but it does not eliminate permitting, international-shipping, grid-interconnection or commissioning risk.
- Evidence level: Brightray has provided targets and an intended method, not a completed-project benchmark or independently measured PUE.
What happens next
The immediate milestone is the prospective purchase order targeted for November 15, 2026. If that occurs, the parties would still need definitive documentation and agreement on the technical solution, implementation arrangements, approvals and schedule. A completed Indiana facility therefore remains conditional, and the project’s one-year delivery aspiration cannot yet be evaluated against an established start date.
Brightray founder Bin Wang said the U.S. entry is intended to build delivery experience through the 10MW project and to address the power, cooling and space demands of next-generation AI equipment. That ambition explains the company’s emphasis on prefabrication, but it does not change the LOI’s non-binding status.
