Bitcoin Mining vs. AI Data Centers: Comparing Revenue, Costs, and Financing Risks

Bitcoin mining and AI data centers are not interchangeable ways to monetize electricity. A mining operation earns protocol-linked payouts for contributing hashpower, so revenue moves with bitcoin’s price, network difficulty, block rewards and pool terms. An AI/HPC data center earns from customers that sign hosting, colocation or compute contracts, but must finance and deliver specialized power, cooling, networking and hardware before those payments arrive.

Neither model is demonstrably safer or more financeable from the available company filings. The right comparison is project-specific: identify the revenue contract or payout formula, verify usable power, include all infrastructure and replacement costs, then test customer, bitcoin-price, utilization, construction and refinancing risks under stress.

What each business actually sells

Bitcoin mining sells hashpower to a global network

A miner operates specialized application-specific integrated circuit (ASIC) machines that perform proof-of-work calculations. The network and a mining pool determine how often that hashpower earns a payout. A company therefore monetizes machine uptime and efficiency rather than selling a fixed quantity of computing capacity to an identified customer.

CleanSpark says hashrate compared with the global network is a material driver of mining revenue: if its share of global hashrate rises, its expected share of block rewards can rise, all else equal. Hut 8 also describes dependence on bitcoin’s price and mining-pool payouts. Revenue can change even when a fleet’s physical capacity is unchanged because bitcoin’s market price, network difficulty, transaction-fee mix, block-reward schedule and pool economics change.

“Self-mining” means the company owns or controls the machines and keeps the resulting bitcoin or its cash equivalent. “Hosted mining” means a third party operates machines at a site and pays the site owner a hosting fee or another contracted amount. A comparison that mixes owned-mining revenue with hosting revenue can make margins and risk look incorrectly similar.

AI and HPC data centers sell delivered services

An AI/HPC operator seeks payments from customers for one or more services: dedicated GPU or accelerator capacity, cloud compute, colocation, managed hosting, or a lease of fitted data-center space and power. Revenue depends on signed contracts, customer credit, deployment milestones, utilization, service levels and the operator’s ability to keep the promised hardware available.

Power capacity is an input, not revenue. A site with a large interconnection can remain an empty shell until it has suitable electrical distribution, high-density cooling, networking, fire protection, software operations, qualified staff and customers willing to pay. The filings from MARA, CleanSpark and Hut 8 describe AI/HPC initiatives or possible models; they do not establish a mature, sector-wide AI data-center revenue stream for miners.

Revenue: payout exposure versus customer contracts

Comparison point Bitcoin mining AI/HPC data center
Who pays The Bitcoin protocol through a mining pool; the miner ultimately receives bitcoin-denominated rewards and fees. Customers paying for hosting, colocation, leasing or GPU/cloud compute under commercial agreements.
Primary revenue driver Owned or controlled hashrate relative to global hashrate, bitcoin price, network difficulty, block rewards, transaction fees and pool terms. Contracted capacity, prices, utilization, delivery milestones, service levels and customer credit.
Visibility Near-term production can be estimated from hashrate, but the cash value of payouts is market-sensitive and not contracted in dollars. Signed contracts can provide billing visibility, but only if customers are creditworthy and the operator completes the promised capacity.
Demand risk Network competition and bitcoin economics affect every miner; a single customer does not determine demand. Concentrated customers, renewals, cancellations and changing AI demand can materially affect utilization.
Useful unit Revenue per deployed machine, exahash per second, energized megawatt or invested dollar, with each definition stated. Revenue per contracted or energized megawatt, GPU, rack, customer or invested dollar, with utilization and contract term stated.

There is no honest universal revenue-per-megawatt comparison in these filings. “One megawatt” can mean utility interconnection, energized capacity, space-ready capacity or power actually consumed by machines. A mining megawatt may be filled with ASICs; an AI megawatt may require additional overhead for cooling, networking and redundancy. Always specify the denominator before comparing a quoted return.

Mining revenue is observable but volatile

Mining operators can estimate expected coin production from hashrate and network conditions, then translate it into dollars using a bitcoin-price assumption. That estimate is not a customer purchase order. Higher global hashrate or difficulty can reduce a miner’s share, while machine downtime, curtailment, pool fees and hardware failures reduce realized output. A bitcoin-price decline lowers the cash value of the same coin production.

CleanSpark reported an average 42.6 exahashes per second (EH/s) of computing power from operating mining units in June 2026. It also reported a 50 EH/s peak in fiscal 2025. Those are operating-capacity disclosures for that company and periods, not an industry revenue forecast.

AI revenue is contract- and execution-dependent

AI/HPC billing can be more predictable when a customer signs a multi-year, take-or-pay or otherwise committed contract. However, the contract may cover only a portion of a project, depend on acceptance tests, or require the operator to install hardware before billing starts. A forecast based on a full facility assumes every rack is delivered, powered, cooled, connected and utilized at the quoted rate.

Customer concentration matters. Losing one large tenant can leave expensive electrical and cooling assets idle. Credit support, deposits, termination rights, renewal options, minimum commitments and remedies for delayed delivery should be read as carefully as the headline price per GPU or megawatt.

Cost structure and asset economics

Mining: electricity dominates, but the percentage is company-specific

MARA Holdings reported that energy was its most significant cost driver for owned Bitcoin-mining operations: 38.5% of owned mining revenue in 2025 and 40.8% in 2024. MARA excludes energy costs at third-party hosted sites from that calculation, so the figures are not an industry benchmark or a complete measure of every mining model.

MARA also reported an average direct energy price of $0.04 per kilowatt-hour for its owned facilities in both 2025 and 2024. That is the company’s reported average, not a generally available market tariff. Wholesale electricity volatility, demand charges, transmission, curtailment terms and location can produce very different economics.

MARA’s annual report characterizes its business as an energy and digital-infrastructure platform with an approximately 1.9-gigawatt energy portfolio and says it is taking initial steps into AI/HPC. Portfolio size does not mean that all 1.9 GW is energized, suitable for high-density AI, or producing AI revenue.

Other mining costs include ASIC purchases, repairs, site labor, pool fees, property and insurance costs, depreciation, financing, network and software operations, and taxes. Newer ASICs can lower joules per terahash, but replacing an older fleet requires capital and may create downtime. A power contract that looks cheap can still be uneconomic if machines are inefficient or the site cannot run continuously.

AI/HPC: fit-out and service delivery add layers of cost

AI facilities generally require medium- or high-voltage distribution, transformers, switchgear, backup systems, liquid or advanced air cooling, networking, monitoring, physical security and building modifications. GPU or accelerator servers have high purchase prices and shorter economic replacement cycles than a basic shell. Software, engineers, support personnel, spare parts and customer onboarding add operating expense.

Power cost remains important, but the operator must also pay for cooling overhead and redundancy. A quoted capacity in megawatts should identify whether it is utility capacity, facility power or IT load. A facility with a power usage effectiveness (PUE) assumption that is not achieved can consume more electricity without increasing billable compute.

AI data-center depreciation is also different from a bare-site lease. Electrical and cooling systems may last for many years, while GPUs and networking equipment can become commercially obsolete sooner. Underwriting should separate building and utility assets from compute hardware and model replacement, resale and residual-value assumptions for each.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Comparable cost metrics are not supplied

The cited filings do not provide a standardized, apples-to-apples comparison of revenue per megawatt, operating margin, capital expenditure per energized megawatt or financing cost for mining versus AI data centers. Company-reported figures should be labeled by ownership, date, facility and denominator rather than generalized into sector averages.

What happens when a mining site is repurposed

Existing power is an advantage, not a completed AI facility

A mining site may already have land, substations, fiber connections, permits, security and a power contract. Those assets can shorten a project schedule, but ASIC buildings and electrical systems may not support the rack density, cooling method, reliability standard or network architecture required by AI customers. Interconnection rights can also be limited by transmission constraints, local rules or a lease’s permitted use.

CleanSpark’s Sandersville plan

In its Form 10-Q for the quarter ended June 30, 2026, CleanSpark described a triple-net lease for Sandersville and a plan to transition power capacity there from Bitcoin mining to data-center use. It anticipated decommissioning mining operations during fiscal 2028. This is a disclosed transition plan, not evidence that the conversion is complete or that AI revenue is guaranteed. A triple-net lease can leave the tenant responsible for taxes, insurance and maintenance, which affects conversion economics and cash needs.

Hut 8’s Vega case study

Hut 8’s annual report discusses AI/HPC hosting and leasing, customer development and possible reallocation of power and capital. Its Vega case study described management expectations of $125 million in annualized revenue and development cost of less than $400,000 per megawatt, with the site described as on track to energize by the second quarter of 2025. Those were historical, forward-looking management expectations in a case study, not verified realized revenue, final cost or a representative return for every AI conversion.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Hut 8 also warns that AI/HPC expansion can require substantial upfront investment and introduce additional operational risk. The practical question is not whether a miner can announce a conversion; it is whether the project has completed design, procurement, interconnection, customer contracting, commissioning and acceptance at a return that survives delays and cost overruns.

Financing risk: how to compare the two models

Risk question Bitcoin-mining project AI/HPC project
What supports repayment? Operating cash flow tied to bitcoin economics, equipment value, power contracts and corporate assets. Customer contract cash flows, facility and equipment value, deposits, corporate balance sheet or project guarantees.
Main revenue shock Bitcoin-price decline, network-difficulty increase, reward changes, pool disruption or machine downtime. Customer cancellation, lower utilization, pricing pressure, delayed deployment or failure to meet service levels.
Main cost shock Electricity price, curtailment, ASIC replacement, repairs and hosting or site costs. Construction overruns, transformer and equipment delays, cooling failures, higher power costs and GPU replacement.
Collateral risk ASIC resale values can fall quickly as efficiency improves or bitcoin conditions weaken. Specialized cooling, electrical systems and GPUs may have limited alternative uses or rapid obsolescence.
Construction and ramp risk Usually lower for an operating mine, but expansion still depends on procurement and energization. Often substantial: design, permits, interconnection, fit-out, commissioning and customer acceptance precede full billing.
Contract risk Power and hosting agreements matter; protocol payouts are not customer contracts. Contract duration, minimum volume, termination rights, credit support and renewal terms are central.

Mining financing is not automatically easy

Mining cash flow can be unlevered by selling bitcoin, but lenders still face commodity-like volatility and specialized collateral. A machine fleet may be worth much less in a downturn, while power obligations continue. Hedging can reduce price exposure but adds cost, counterparty and collateral requirements.

MARA reported issuing $1.0 billion aggregate principal amount of 0.0% senior notes in July 2025 and described an at-the-market offering program. These are dated financing actions by one company. They do not show that every miner can issue debt on comparable terms, nor that those proceeds were dedicated to AI conversion.

AI financing depends on contracts and completion

An AI project may attract financing when a creditworthy customer commits to capacity and provides deposits or other support. That support can reduce utilization risk but does not eliminate construction, technology, power-price or customer-concentration risk. Lenders may require completion tests, reserve accounts, parent guarantees, step-in rights, insurance and limits on additional debt.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Without a signed customer, financing may rely on a speculative utilization forecast. With a signed customer, the operator still must prove it can deliver the promised racks on time and at the contracted performance level. A delay can postpone revenue while interest, lease payments and construction costs accrue.

Why the filings do not establish a sector winner

The three company filings do not align leverage, debt maturities, customer credit, contract duration, capex, project completion, depreciation, cash flow or collateral values on a common basis. It is therefore not supportable to call mining inherently riskier, AI inherently safer, or either model universally more financeable. Financing risk belongs to the specific capital structure and project contract.

A practical underwriting method

  1. Define the operating unit. State whether the analysis uses company revenue, facility revenue, energized megawatts, IT megawatts, deployed machines, EH/s, GPUs or invested dollars. Do not divide a company-wide figure by a facility capacity without confirming the same scope and period.
  2. Map the revenue formula. For mining, document hashrate, machine efficiency, pool fee, uptime, network difficulty, block-reward assumptions and bitcoin-price scenarios. For AI/HPC, list each customer, contracted capacity, price, start date, term, minimum payment, acceptance condition, termination right and credit support.
  3. Verify usable power. Obtain the utility agreement, interconnection status, delivered voltage, tariff, demand charges, curtailment rights and historical uptime. Confirm that the site’s cooling and distribution can support the intended ASIC or GPU load.
  4. Build a complete capital budget. Include machines or GPUs, transformers, switchgear, cooling, networking, buildings, engineering, permits, deposits, spares, commissioning, contingency, taxes, insurance and working capital. Separate recurring maintenance from one-time fit-out.
  5. Model asset life and replacement. Use different depreciation and replacement schedules for land, electrical plant, cooling, ASICs, GPUs and networking. Test resale value rather than assuming equipment remains worth its purchase price.
  6. Stress utilization and price. Run downside cases for bitcoin price and network difficulty in mining. For AI, test delayed energization, slower customer ramp, lower utilization, price reductions, customer default and hardware delivery delays. Include simultaneous power-price and revenue stress.
  7. Match debt to cash flow. Compare amortization and maturity dates with the period in which the project is expected to generate cash. Identify refinancing needs if equipment must be replaced before debt is repaid.
  8. Check completion and contract protections. Require measurable commissioning tests, liquidated damages where available, deposits, take-or-pay terms, credit support and remedies for nonperformance. Treat management targets as forecasts until independently verified.
  9. Assess fallback value. Ask whether the site can return to mining, host another workload or sell equipment if the primary plan fails. A fallback is useful only if permits, power rights and equipment actually allow it.

Questions investors and lenders should ask

  • Is reported revenue from owned mining, hosted mining, AI hosting, colocation or a mixture?
  • How much of the stated power portfolio is energized, contractually available and physically suitable for the proposed workload?
  • What percentage of AI capacity is backed by signed customer contracts, and what is the weighted average remaining term?
  • Who pays for transformers, cooling upgrades, GPUs, repairs and power overruns?
  • Are customer payments secured by deposits, letters of credit, parent guarantees or only an unsecured promise?
  • What happens to debt service if energization slips by six or twelve months?
  • How sensitive is mining cash flow to bitcoin price, network difficulty, pool fees and a 10% or 20% reduction in uptime?
  • What equipment becomes stranded if the site changes from ASICs to GPUs, or if the AI customer leaves?
  • Do lease terms permit a change of use, and who bears taxes, insurance, maintenance and decommissioning?
  • Are quoted revenue and development-cost figures historical actuals, current run-rate results or management forecasts?

How to read the headline figures correctly

Company figures are useful when their boundaries remain visible. MARA’s 38.5% and 40.8% energy shares apply to its owned mining revenue and exclude energy at third-party hosted sites. Its $0.04 per-kilowatt-hour average applies to direct energy at owned facilities in 2025 and 2024. CleanSpark’s 42.6 EH/s is an average for operating units in June 2026, while 50 EH/s was a fiscal-2025 peak; neither number is a revenue guarantee. Hut 8’s $125 million annualized Vega figure and sub-$400,000-per-megawatt development expectation were historical management estimates, not audited realized returns.

Keeping those qualifications attached prevents a common analytical error: treating a mining company’s production metric, an AI developer’s planned capacity and a lender’s contracted cash flow as if they were the same type of evidence.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Bottom line

Bitcoin mining offers a relatively direct link between energized machines and network payouts, but its dollar revenue is exposed to bitcoin price, global competition, difficulty, uptime and energy economics. AI data centers can offer contractual revenue and potentially longer customer relationships, yet they require more customer acquisition, specialized fit-out, delivery capability and utilization before the cash flow is real. A mining site can help with power and land, but it does not become an AI data center merely because a conversion is announced.

The defensible financing decision is therefore project-by-project. Compare verified contracts or payout assumptions, delivered power, full capex, replacement cycles, collateral, completion milestones and downside cash flow. Until those items are aligned, claims that one sector has superior revenue, lower cost or lower financing risk are conclusions the available filings cannot support.
