Best overall approach: choose a Zigbee contact sensor that exposes the entities your alarm needs, works with your coordinator and mesh, and fits the door or window frame. The SONOFF SNZB-04P, Aqara MCCGQ11LM, Aqara MCCGQ13LM/P1, and Third Reality 3RDS17BZ are useful candidates, but the available documentation does not establish a reliability winner, false-alarm rate, response-time champion, or battery-life leader.
Every option requires a Zigbee coordinator. For a new ZHA network, Home Assistant recommends its Connect ZBT-2; if you already have a compatible coordinator, buying another radio is unnecessary. Treat the result as a DIY Home Assistant alert system, not a certified or professionally monitored intrusion alarm.

What a Zigbee alarm sensor actually does
A door or window sensor normally contains two pieces: a battery-powered sensor and a magnet. When the magnet moves away, the device reports an open state; when the two parts are together, it reports closed. Home Assistant can use that contact entity to trigger notifications, a siren, lights, camera recording, or another automation.
The sensor does not decide whether your home is “armed.” Your Home Assistant configuration must provide that state, decide which openings matter, and determine what happens when an opening changes. It also has to account for unavailable devices, a failed coordinator, Home Assistant downtime, and a notification or siren that cannot be reached.

Zigbee is a local radio protocol, but it is still a network. Battery sensors usually communicate through a coordinator and, in a larger installation, mains-powered Zigbee routers. A model that pairs easily on one mesh can behave differently on another because of coordinator firmware, router compatibility, radio interference, distance, and the physical position of the sensor.
Hardware and compatibility checks before you buy
You need a Zigbee coordinator
ZHA and Zigbee2MQTT do not create a radio network by themselves. You need a compatible Zigbee coordinator connected to the system running Home Assistant. Home Assistant recommends Connect ZBT-2 for a new ZHA installation. Home Assistant Green does not include an integrated Zigbee radio, so Green owners still need external coordinator hardware.
If you already run a compatible coordinator, keep it and check whether your chosen sensor is supported by that coordinator and integration. Adding a second coordinator does not automatically improve an existing mesh; it creates a separate Zigbee network that must be managed independently.
Check the exact model, not only the brand
Zigbee standard compliance does not guarantee that every device exposes the entities you expect. Home Assistant states that ZHA has no official device-by-device list of devices guaranteed to work out of the box. Community compatibility reports can be useful, but they are not a formal guarantee and can change as firmware and integration handlers change.
Confirm the complete model identifier printed on the packaging or device. Aqara MCCGQ11LM and Aqara MCCGQ13LM/P1 are different products with different documented entities and battery formats. Do not assume that a listing titled “Aqara door sensor” identifies the model precisely enough for a compatibility decision.
Plan the mesh and radio placement
Put the coordinator away from Wi-Fi access points, USB 3 equipment, metal enclosures, and large electrical appliances where possible. Use a USB extension cable if it lets you move the radio to a less congested position. A sensor at the far end of a house may need a well-placed mains-powered Zigbee router between it and the coordinator.

Which sensor fits your alarm design?
Choose the SONOFF SNZB-04P for visible maintenance signals
The SNZB-04P exposes contact state alongside battery percentage, voltage, a low-battery indication, and tamper. That combination is useful when you want a maintenance dashboard or an automation that warns before a depleted battery leaves an opening unprotected. A tamper entity can also alert you if the sensor is removed or its cover is disturbed, depending on how the device reports that event.
Those entities improve observability; they do not prove that the sensor detects every intrusion condition or that it is more dependable than the other models. Verify that your chosen integration exposes the entities you intend to use.
Choose the Aqara MCCGQ11LM when compact size and telemetry suit your mesh
The MCCGQ11LM uses a CR1632 cell and documents contact, battery, temperature, voltage, power-outage count, and trigger count entities in Zigbee2MQTT. Home Assistant’s Xiaomi/Aqara documentation also identifies this model and its open/closed binary sensor states.

Choose the Aqara MCCGQ13LM/P1 for adjustable detection distance
The P1 record documents tamper reporting and selectable detection distances of 10, 20, or 30 mm. That setting can make alignment easier on a frame where the sensor and magnet cannot sit close together, or where you want a narrower separation threshold.
The P1 uses a CR123A battery. Confirm the model number and the way your coordinator exposes its controls before buying several units. A feature shown in a Zigbee2MQTT device definition may not appear identically in another integration or with older firmware.
Choose Third Reality 3RDS17BZ when delay-open is useful
The 3RDS17BZ documents a configurable delay-open control in addition to contact, battery, low-battery, and voltage entities. A delay can be useful for an entry door where an alarm should not react instantly to a brief opening, provided your automation design deliberately accounts for that delay.
The model also documents OTA support. Home Assistant lists Third Reality among its default OTA providers, but an update requires support for that specific device and firmware that the manufacturer has made available. Do not assume that an OTA entry guarantees an update is waiting or that every firmware release is compatible with every coordinator.
ZHA or Zigbee2MQTT?
| Consideration | ZHA | Zigbee2MQTT |
|---|---|---|
| What it is | Home Assistant’s built-in Zigbee integration | A separate Zigbee application that connects to Home Assistant through MQTT discovery |
| Hardware | Requires a compatible Zigbee coordinator | Requires a compatible Zigbee coordinator and an MQTT setup |
| Device onboarding | Add devices through the ZHA integration in Home Assistant | Pair in Zigbee2MQTT, enable Home Assistant discovery, and enable the MQTT integration in Home Assistant |
| Compatibility qualification | No official device-by-device out-of-box guarantee from Home Assistant | Check the Zigbee2MQTT device page for the exact model and exposed features |
| Best reason to choose it | A direct, Home Assistant-centered setup | Detailed device definitions, MQTT-based discovery, and extensive configuration options |
The manufacturer guide from SONOFF characterizes ZHA as the simpler beginner path and Zigbee2MQTT as the more configurable route with additional setup. That is vendor guidance, not an independent benchmark. Choose the integration you are prepared to maintain and the one that documents your exact sensor and coordinator combination.
Setting up a sensor with ZHA
- Install and position the coordinator. Connect your compatible coordinator, keep it away from major interference sources, and complete the ZHA integration setup in Home Assistant. For a new ZHA network, Home Assistant recommends Connect ZBT-2.
- Open the ZHA device-join control. In Home Assistant, go to Settings → Devices & services → Integrations, open Zigbee Home Automation, choose its configuration option, and select the control to add or permit a new device. Labels can vary slightly by Home Assistant release.
- Put the sensor into pairing mode. Follow the model’s pairing procedure, normally by holding its physical button until its indicator shows that joining has started. Keep it close to the coordinator during initial pairing if the manufacturer recommends that position.
- Rename and area-associate the device. Use a stable name such as
front_door_contactand assign the correct room or area. Consistent names make alarm automations easier to audit. - Verify the entities. Confirm that a binary sensor changes between open and closed. Check for battery, tamper, voltage, or model-specific controls that the integration exposes. Do not build an automation around an entity that remains unavailable or never changes during a physical test.
- Move and retest. Install the sensor and magnet, close the opening, wait for the state to settle, then open and close it repeatedly. Watch the device page for unavailable periods and unexpected state changes before relying on it for an alarm.
Because ZHA has no official guaranteed-device list, check current community compatibility information for the exact model and coordinator before purchasing a large batch. Treat those reports as current observations rather than promises.

Setting up a sensor with Zigbee2MQTT
- Prepare the prerequisites. Run Zigbee2MQTT with a supported coordinator and an MQTT broker. If you use the Home Assistant add-on, current guidance covers Home Assistant OS or Supervised installations on 64-bit aarch64 or amd64 systems and recommends at least a Raspberry Pi 4 for Raspberry Pi deployments. Architecture and add-on requirements can change, so verify them against the current documentation.
- Enable Home Assistant discovery. Turn on Home Assistant discovery in the Zigbee2MQTT configuration, then enable the MQTT integration in Home Assistant. Zigbee2MQTT publishes discovered devices and entities through MQTT so Home Assistant can add them to its device registry.
- Pair the sensor. Permit joining in Zigbee2MQTT, activate the sensor’s pairing mode, and wait for the device to appear. Select the exact model definition when Zigbee2MQTT identifies it; do not substitute a similar-looking model.
- Inspect exposed features. Confirm contact state and any battery, tamper, voltage, temperature, delay, or detection-distance controls documented for your model. Exposed features can differ between model revisions and firmware versions.
- Test at the final location. Move the sensor to its frame, operate the door or window many times, and watch both Zigbee2MQTT and Home Assistant for missed reports or disconnections.
Zigbee2MQTT’s device records are especially useful for checking which controls are expected, but they do not replace a physical test of your mesh.
Build a Home Assistant entry alert
Use a separate helper for the armed state. An alarm automation should not notify you every time someone opens a door while the household is at home and disarmed.
Minimum automation logic
- Trigger: a contact entity changes to open.
- Condition: the alarm or an “armed away” helper is on.
- Action: send a notification, activate a siren, turn on lights, or run another response.
- Safety condition: make the response explicit when the sensor is unavailable or Home Assistant has restarted.
A compact example, using illustrative entity IDs, is:
alias: Front door alert when armed
trigger:
- platform: state
entity_id: binary_sensor.front_door_contact
to: "on"
condition:
- condition: state
entity_id: input_boolean.alarm_armed
state: "on"
action:
- service: notify.mobile_app_phone
data:
title: "Entry opened"
message: "The front door opened while the alarm was armed."
mode: single
Replace the entity and notification service names with those in your installation. If you use a delay-open feature, decide whether the automation should wait for that device-level delay or add a separate Home Assistant timer. Avoid stacking both unintentionally.
Account for availability and arming transitions
Do not silently treat an unavailable sensor as closed. Add a separate maintenance automation that reports sensors whose state becomes unavailable while the alarm is armed, and test what happens after a coordinator restart or Home Assistant reboot. If the alarm is armed while a door is already open, decide whether arming should be blocked, announced, or allowed with that opening ignored until it closes.

For critical entrances, consider a second independent way to notify you, such as a local siren plus a phone notification. This does not make the arrangement professionally monitored; it only reduces dependence on one response path.

Mounting and commissioning checklist
- Mount the sensor and magnet on the same opening, with the two halves aligned according to the device’s installation guidance.
- Keep the magnet close enough for the documented detection range, especially if you selected a model with a configurable distance.
- Ensure screws, adhesive, and frame movement cannot shift the alignment when the door or window is operated.
- Test the fully closed, partly open, and fully open positions. A contact sensor reports separation, not whether a window is safely latched unless the installation makes those conditions unambiguous.
- Trigger the tamper mechanism, when present, and confirm that Home Assistant exposes and records the event you expect.
- Check battery percentage or low-battery entities and create a maintenance alert before deploying sensors throughout the house.
- Operate each opening repeatedly from its installed location and inspect the event history for missed changes or unexpected unavailable states.
- Label each physical sensor and its Home Assistant entity so a future battery replacement or troubleshooting session cannot target the wrong opening.
Troubleshooting common failures
The sensor will not pair
Bring it close to the coordinator, confirm that joining is enabled, reset the sensor using the manufacturer’s procedure, and retry. If another Zigbee integration already controls the coordinator, stop using that radio from the competing integration before attempting a new join. Verify the exact model identifier in the integration’s supported-device information.
It pairs but disappears later
Check coordinator placement, nearby interference, router coverage, battery voltage, and the route shown by your Zigbee tooling. Aqara documentation specifically calls out weak signal, low battery voltage, and router incompatibility as possible causes of MCCGQ11LM disconnections. A mains-powered router that is compatible with the sensor can improve coverage, but adding random routers is not a guaranteed fix.
The contact state is reversed or unreliable
Inspect the physical orientation and magnet gap first. Then verify which state the integration represents as open and closed; some interfaces display a binary sensor as “on” for open even though the underlying device uses a different word. Test at the final mounting position rather than relying on a desk test.
Quick wins for a faster PC:
Scan for outdated or missing drivers - takes under a minuteDriver Scan →Repair Windows errors before they cause bigger problemsFix Now →Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Expected controls are missing
Check the exact model, firmware, coordinator, and integration. The P1’s detection-distance options, for example, are documented in Zigbee2MQTT’s device record and may not appear in another integration. Re-pairing after updating an integration can refresh a device definition, but do not erase a working device without recording its automation references first.
Battery warnings never arrive
Confirm that the model exposes battery percentage or low-battery entities and that your automation monitors the correct entity. Battery reporting is periodic rather than a continuous measurement, so a displayed percentage may remain unchanged until the device sends a report. Replace the cell with the correct type and check voltage if the device repeatedly disconnects.
Maintenance and security boundaries
Schedule a monthly or quarterly walk-through of every protected opening. Open and close each door or window, confirm the event reaches Home Assistant, check the armed and disarmed behavior, and verify that notifications or sirens respond. Test after coordinator firmware changes, major Home Assistant updates, router changes, and battery replacement.
A DIY alarm built from these sensors is not certified intrusion detection and does not include professional monitoring, emergency dispatch, cellular backup, or guaranteed operation during power and internet failures. Its effectiveness depends on your coordinator, mesh, Home Assistant host, automation logic, power continuity, and the response devices you add.

The practical choice is therefore conditional: select the SNZB-04P for documented tamper and battery telemetry, the MCCGQ11LM for a compact sensor after checking Aqara mesh compatibility, the MCCGQ13LM/P1 for adjustable detection distance and tamper, or the 3RDS17BZ for configurable delay-open. Whichever model you choose, validate the exact device on your coordinator and exercise the complete alarm path before treating it as protection for a real entry.
