There is no single “safer mREIT.” The best replacement depends on which risk you are trying to remove. Equity REITs keep real-estate and rent exposure but replace mortgage spreads with property operations. Business development companies (BDCs) offer high distributions from loans to smaller companies, with materially different credit, valuation and fee risks. Preferred-stock funds can provide more contractual dividends, while Treasury funds, high-quality bonds, CDs and cash emphasize liquidity and principal stability at the cost of yield or growth. Compare the source of cash flow, leverage, rate sensitivity, credit risk, payout coverage, fees, taxes and liquidity before switching.
What makes a mortgage REIT different?
A mortgage real estate investment trust (mREIT) finances real estate rather than primarily owning buildings. It may hold residential or commercial mortgages, mortgage-backed securities or other real-estate credit. Its return is broadly the interest earned on those assets minus funding costs, hedging costs, operating expenses and credit losses. Because the assets are often financed with debt, relatively small changes in rates or spreads can have a large effect on net interest income and book value.

The U.S. Securities and Exchange Commission (SEC) warns that mortgage REITs tend to be more leveraged than other REITs and commonly use hedging strategies. That structure creates several risks at once: rising short-term funding costs, falling prices for mortgage securities, liquidity pressure, prepayments that force reinvestment at lower yields and losses when hedges do not offset portfolio moves. A high distribution therefore does not automatically mean a high or durable economic return.
Equity REITs use a different engine. Nareit describes them as companies that generate income by collecting rent on, and from sales of, properties they own for the long term. Their results depend on occupancy, lease terms, rents, property expenses, development and property values. Interest rates still matter because they affect debt costs and valuation, but the cash-flow driver is operating real estate rather than a leveraged mortgage spread.

The alternatives below are substitutes for particular objectives, not interchangeable securities. A fund that reduces leverage may increase equity-market volatility; one that raises the contractual priority of dividends may add duration or issuer concentration; one that produces a very high payout may rely on private valuations or borrowed money.
Alternatives at a glance
| Alternative | Primary cash-flow source | Main risks relative to an mREIT | Liquidity and pricing | Typical role |
|---|---|---|---|---|
| Equity REITs and equity-REIT ETFs | Rent, property sales and operating income | Property cycles, vacancies, sector concentration, debt costs and interest-rate valuation effects | Exchange-traded shares and ETFs normally offer daily market pricing | Closest structural replacement for real-estate income |
| Publicly traded BDCs and BDC ETFs | Interest, fees and gains on loans or equity in smaller companies | Borrower defaults, non-accruals, leverage, private valuations, discounts or premiums and high fees | Daily exchange trading, but underlying holdings can be illiquid and hard to value | Higher-income credit exposure for investors who can analyze private-company risk |
| Preferred-stock funds or REIT preferreds | Contractual or fixed-rate dividends, sometimes with floating or reset terms | Interest-rate duration, issuer credit, call or redemption risk and limited upside | Fund shares trade daily; individual issues vary in liquidity | Income priority and lower common-equity sensitivity, not principal certainty |
| Treasury funds, high-quality bonds, CDs and cash | Government or high-grade interest; deposit interest for CDs and cash | Lower income potential, inflation and reinvestment risk; bond funds can lose value when rates rise | Generally transparent; CDs may impose early-withdrawal penalties | Liquidity and principal-stability ballast |
| Public non-listed or private REITs | Property rents and financing income | Limited redemption, uncertain valuation, leverage and fees | No continuous exchange price; valuation may be infrequent | Illiquid real-estate exposure only when the lock-up and valuation limits are acceptable |
Current yields, payout ratios, discounts or premiums and tax classifications change with market prices and distributions. Check those figures at the time of purchase rather than treating a historical yield as a promise.
1. Equity REITs: the closest real-estate substitute
How the income is produced
Equity REITs own properties such as apartments, warehouses, data centers, offices, hotels, health-care facilities or shopping centers and lease space to tenants. Rent collections, occupancy and operating margins determine cash available for dividends. A diversified equity-REIT fund can spread exposure across property types and issuers, while a single REIT may be heavily exposed to one city, tenant group or lease cycle.

1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesWhat improves versus an mREIT
- Cash flow is tied to leases and property operations rather than daily mortgage funding spreads.
- Longer leases or contractual escalators can provide some visibility into revenue.
- Property-level leverage is usually easier to examine through debt maturities, fixed-rate percentages and secured versus unsecured borrowing.
- Exchange-listed shares provide transparent prices and the ability to rebalance during market hours.
Risks that remain
Equity REITs are not low-risk bonds. Vacancies, tenant failures, rent concessions, insurance costs, property taxes and capital expenditures can reduce funds available for distribution. Offices, hotels and retail properties can have very different demand cycles from apartments or industrial facilities. Higher interest rates can raise refinancing costs and reduce the value investors assign to long-lived rent streams, even when current rent collections are stable.

Use the REIT’s property-sector mix, same-property net operating income, occupancy, lease expirations, tenant concentration, debt maturity schedule and dividend history to judge durability. A fund lowers single-company risk but does not eliminate a broad property downturn or rate shock.
Who should choose this option?
Choose equity REITs when the desired exposure is still real estate and you accept share-price volatility, property cycles and the possibility that dividends grow slowly or are reduced. They are generally the first place to look when replacing an mREIT without abandoning a real-estate allocation.
2. BDCs: high-distribution private-credit exposure
What a BDC owns
A business development company invests in debt and equity of small and medium-sized private or small public companies. Its portfolio may include first-lien loans, subordinated debt, preferred equity or common equity. Interest income can be attractive when loans have floating rates, but the portfolio is exposed to borrower defaults, restructurings and changes in the value of private-company holdings.
The SEC states that BDCs are complex and have unique risks, and that an investor can lose money. Unlike a mortgage security with frequent market quotations, a private-company loan may have limited public information and may be valued using models or third-party estimates. A listed BDC’s share price can therefore trade at a discount or premium to its reported net asset value (NAV).

Regulatory and fee facts
Under the SEC’s December 13, 2024 investor bulletin, at least 70% of a BDC’s assets must be in specified investments, such as eligible securities of qualifying smaller companies. The same bulletin says advisory fees are generally 1.5% to 2% of gross assets, plus incentive fees that can reach 20% of profits. Those charges can materially reduce the income available to shareholders, particularly when assets are valued before losses are fully recognized.
How to evaluate a BDC
- Portfolio seniority: Identify the percentage in first-lien, second-lien, unsecured debt and equity. Senior secured loans usually have more protection than equity, but no position is immune to default.
- Non-accruals: Track loans that stopped accruing interest, both at cost and at fair value. A rising figure can precede distribution pressure.
- Concentration: Review the largest borrowers, industries and sponsors. A few troubled positions can dominate results.
- Leverage and maturities: Compare debt outstanding with regulatory limits, asset coverage and the timing of refinancing. Funding that matures during a credit downturn can force expensive adjustments.
- NAV and market discount: A discount can offer value or signal concern about portfolio marks, leverage or future earnings. A premium can disappear quickly if results disappoint.
- Distribution coverage: Determine whether net investment income covers the regular dividend, and separate recurring income from one-time gains or special distributions.
- Fees and total return: Read the management-fee base, incentive-fee hurdle and capital-gains provisions. Compare NAV total return, not just the cash yield.
Who should choose a BDC?
A BDC may fit an investor who understands private-credit underwriting, accepts less certainty about valuations and can tolerate defaults, leverage and market discounts. It is not a real-estate substitute; it is a specialized credit-and-equity vehicle whose distribution can change when borrowers or portfolio marks deteriorate.
3. Preferred-stock funds and REIT preferreds
Why preferreds appeal to income investors
Preferred securities generally pay a stated dividend before common-stock dividends. Many issues have fixed rates, while others reset to a benchmark after a specified date. A preferred-stock fund can spread issuer exposure across banks, utilities, insurers, REITs and other companies. Individual REIT preferreds provide property-company exposure with dividend priority over common shares.

“Preferred” does not mean guaranteed. Dividends may be deferred or suspended under the security’s terms, and the market price can fall sharply when interest rates rise or the issuer’s credit weakens. A callable issue may be redeemed when refinancing is favorable to the issuer, leaving the investor to reinvest at a lower rate. Convertible preferreds can add equity upside but also introduce conversion terms and common-stock sensitivity.

Checks before buying
- Read whether the dividend is cumulative or non-cumulative and whether missed payments must be made up.
- Record the first call date, call price, maturity or perpetual status and any floating-rate reset formula.
- Measure duration and credit quality; a high stated coupon can compensate for a weak issuer or long interest-rate exposure.
- Check fund-level leverage, expense ratio, issuer concentration and the percentage in financial companies or REITs.
- Compare the market price with liquidation preference and calculate yield to call, not only yield to the current price.
- Review trading volume and bid-ask spreads for individual issues, especially when markets are stressed.
When preferreds are a better fit
Preferreds suit investors who prioritize dividend seniority and a defined income formula over the growth potential of common stock. They can complement equity REITs or bonds, but they should not be treated as cash equivalents because both price and dividend depend on the issuer and the interest-rate environment.
4. Treasury funds, high-quality bonds, CDs and cash
What these choices remove
Treasury securities and insured deposits avoid the property, private-borrower and mREIT funding risks that concern many dividend investors. Short-term Treasury funds and money-market-style holdings can provide daily liquidity, while individual Treasury bills and CDs can be held to maturity if the investor does not need to sell early. High-quality corporate or municipal bonds add credit exposure but generally less leverage and valuation complexity than mREITs or BDCs.
Trade-offs
Lower credit and leverage risk usually means a lower long-run income ceiling and less growth. Bond funds do not mature at a fixed value: their NAV can decline when market yields rise. A CD may carry an early-withdrawal penalty, and cash yields can fall quickly when short-term rates decline. Inflation can erode the purchasing power of every fixed payment.

5. Public non-listed and private REITs
Non-listed and private REITs can own the same types of properties as listed equity REITs, but their shares do not trade continuously on an exchange. Nareit and SEC materials note that these vehicles can have limited trading and valuation information. Redemptions may be capped, suspended or subject to notice periods, and appraised NAV can move more slowly than the value of comparable listed assets.
Illiquidity can make reported volatility look lower without making economic risk lower. Fees, leverage, conflicts and valuation policies require careful review. These vehicles are generally poor substitutes for an mREIT when the investor needs transparent pricing, rapid access to cash or the ability to rebalance. Consider them only when the lock-up, redemption rules and valuation process are acceptable and the allocation is small enough not to compromise financial flexibility.
How the alternatives compare on the risks that matter
| Decision factor | Equity REIT | BDC | Preferreds | Treasury/high-grade/CD/cash |
|---|---|---|---|---|
| Cash-flow visibility | Depends on occupancy, leases and property expenses | Depends on borrower interest, fees and credit performance | Stated dividend, subject to issuer terms and calls | Most predictable for Treasuries held to maturity or insured deposits; funds fluctuate |
| Leverage sensitivity | Property debt and refinancing costs | Portfolio leverage plus borrower leverage | Issuer leverage and possible fund leverage | Usually low direct leverage; duration drives price movement |
| Default exposure | Tenant and property-level defaults | Direct small-company defaults and non-accruals | Issuer credit and dividend suspension | Lowest with Treasuries; higher with corporate bonds |
| Valuation transparency | Daily share price and public property disclosures | Daily share price but private holdings rely on marks | Daily fund price; individual issue liquidity varies | Market prices are generally observable; CDs are valued by contract |
| Distribution durability | Linked to recurring property cash flow | Linked to net investment income and realized gains | Contractual priority, but not always cumulative or guaranteed | Linked to prevailing rates and issuer solvency |
| Fee burden | REIT operating costs and fund expenses | Advisory fees commonly 1.5%–2% of gross assets plus incentive fees up to 20% of profits | Fund expense ratio and trading costs | Usually lower fund expenses; CDs and direct Treasuries have different transaction costs |
A practical selection process
- Define the job of the money. Decide whether the priority is real-estate exposure, maximum current income, dividend seniority, preservation of principal, inflation protection or daily liquidity. One security rarely maximizes all six.
- Set a loss and liquidity limit. Identify how much price decline you could withstand without selling and how soon the money may be needed. Exclude private or non-listed vehicles if a near-term cash need makes a lock-up unacceptable.
- Choose the cash-flow engine. Select property rents through equity REITs, private-company credit through BDCs, contractual dividends through preferreds or government/high-grade interest through bonds and cash.
- Test leverage and rate exposure. Examine debt maturities, floating-rate assets and liabilities, hedges, duration and reset dates. Ask what happens if rates stay high, fall rapidly or move unpredictably.
- Verify coverage. For REITs, inspect recurring funds from operations and property-level cash flow; for BDCs, net investment income, non-accruals and NAV; for preferreds, issuer earnings and dividend capacity; for bonds and CDs, issuer quality and maturity.
- Price the total return. Add distributions, expected growth, fees, taxes and likely price changes. A 10% distribution accompanied by a 15% capital loss is not a 10% return.
- Check concentration. Limit exposure to one property sector, borrower, issuer, manager, maturity date or geographic market. A fund can diversify issuers while remaining concentrated in one industry.
- Review the position periodically. Recheck coverage, debt maturities, credit marks, call dates, tax forms and portfolio weights. Do not wait for a dividend cut to discover that the underlying risk changed.
Taxes and account location
U.S. REITs generally must distribute at least 90% of taxable income annually to retain their special tax status. REIT dividends generally do not receive the same qualified-dividend treatment as eligible dividends from many conventional corporations, although portions may qualify for different deductions or classifications under current law. The tax character can include ordinary income, capital gains or return of capital and may change from the estimated amount shown during the year.
Quick wins for a faster PC:
Clear out junk files and repair common Windows errorsFree Scan →Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →BDC and preferred-security distributions also depend on the issuer’s tax reporting. A fund’s headline yield does not tell you whether payments are ordinary income, qualified income, capital gains or return of capital. Tax-advantaged accounts can defer or eliminate current taxation, but they have contribution, withdrawal and required-distribution rules. Confirm the current treatment with a qualified tax professional, particularly when comparing taxable and retirement accounts or holding foreign securities.
Common mistakes when replacing an mREIT
- Chasing the highest displayed yield: A large payout may reflect leverage, deteriorating credit, return of capital or a falling share price.
- Assuming “fixed” means risk-free: Preferred dividends can be suspended, called or impaired when the issuer weakens, and their market value can fall with rates.
- Ignoring private valuations: A BDC’s reported NAV is an estimate, not a continuously traded price for every loan.
- Confusing liquidity with stability: An exchange-traded fund can be sold daily even when its holdings are difficult to value; its price may gap during stress.
- Overlooking refinancing dates: Debt that appears manageable today can become expensive when it matures in a high-rate market.
- Using one fund for every objective: Income generation, capital preservation and real-estate diversification may require separate allocations.
- Failing to compare after-tax income: Two identical pre-tax yields can produce different spendable income because their tax classifications differ.
Bottom line for dividend investors
For the closest economic replacement, start with diversified equity REITs and examine property cash flow rather than headline yield. Consider BDCs only if you are prepared to underwrite private-company credit, leverage, valuation marks and substantial management fees. Use preferred-stock funds when dividend priority is more important than common-stock growth, while recognizing duration, call and issuer risks. Use Treasuries, high-quality bonds, CDs or cash when liquidity and lower credit exposure matter more than maximum income. Non-listed and private REITs belong only in money that can remain inaccessible and whose valuation limits are understood.
Whichever route you choose, compare recurring coverage, leverage, rate sensitivity, fees, diversification, liquidity and after-tax results. Recheck current yields and distribution policies immediately before investing because none of these categories guarantees that today’s payout will persist.
