Treasury Inflation-Protected Securities (TIPS) and Series I Savings Bonds are the most direct tools because their values or interest formulas adjust with consumer prices. Diversified stock funds provide the growth needed to outpace inflation over decades, while REITs, real estate, commodities and precious metals can add useful but imperfect diversification. The right mix depends on when you need the money, how much market loss you can tolerate, your liquidity needs, taxes, fees and the account types available to you.
What makes an investment inflation-resistant?
Inflation reduces what each dollar can buy. An investment is “inflation-resistant” when its value, income or long-run return has a reasonable chance of keeping pace with rising prices. No asset protects purchasing power in every period. A security can respond directly to an inflation index yet lose market value when interest rates rise; another can fall during an inflation shock but compound faster than inflation over a 20-year retirement horizon.

Evaluate every candidate on the same questions:
- Inflation linkage: Does the principal or income adjust with a published inflation measure, or is the protection only indirect?
- Growth potential: Can the investment fund spending that rises over decades?
- Drawdown risk: How large and how quickly can losses become?
- Liquidity and term: Can you sell or redeem when an emergency occurs, and is there a maturity date?
- Taxes and fees: How are earnings taxed, and what costs reduce the real return?
- Portfolio role: Is the holding a core source of growth, a liability-matching asset or a diversifier?
Inflation-resistant investments at a glance
| Investment | How inflation exposure works | Growth and volatility | Liquidity or limits | Best use |
|---|---|---|---|---|
| TIPS | Principal and coupon calculations adjust with CPI-U; principal can rise or fall with inflation or deflation. | Real return is linked to Treasury real yields; market price changes when real rates, duration and demand change. | Marketable; issued in 5-, 10- and 30-year terms; tradable through auctions, banks, brokers and dealers. | Matching known future spending or building a maturity ladder. |
| Series I Savings Bonds | Composite rate combines a fixed rate with an inflation rate that resets every six months. | Principal protection under Treasury terms, but no stock-like growth engine. | Non-marketable; electronic purchases through TreasuryDirect; $10,000 per Social Security number each calendar year; redemption after 12 months, with a three-month interest penalty before five years. | Long-term savers who value tax deferral and can accept the lockup. |
| Diversified stock funds | No contractual CPI adjustment; companies may raise prices and earnings over time. | Historically the highest return potential of the major asset categories, with substantial short-term volatility. | Usually liquid on market days; value can drop sharply during recessions or inflation shocks. | Growth for goals many years away. |
| REIT funds and real estate | Rents and property values may respond to replacement costs and prices, but results vary by property type and financing. | Can be volatile; concentrated property or leverage risks apply. | Public REIT funds are liquid; direct property is illiquid and costly to transact. | Measured real-estate diversification. |
| Gold and other precious metals | May respond to currency concerns, real-rate changes and crisis demand rather than a fixed inflation formula. | No operating cash flow; price can be volatile and may lag inflation for long periods. | Tradable through securities or physical markets, with product-specific spreads, storage or management fees. | A limited crisis or currency diversifier. |
| Commodity funds or indexes | Commodity prices can rise with supply shocks and broad price pressures. | Highly cyclical; futures roll returns and producer-company exposure can help or hurt results. | Fund liquidity varies; no maturity guarantee. | Small, tactical or diversifying allocation. |
| Cash and cash equivalents | No direct inflation adjustment. | Low price volatility but purchasing power can decline when inflation exceeds the yield. | Highly liquid. | Emergency reserves and near-term spending, not long-term growth. |
TIPS: direct inflation adjustment with market-price risk
How the principal and coupons change
The Federal Reserve explains that “the principal and coupon payments on TIPS are adjusted for inflation as measured by the change in the consumer price index (CPI) between the time of issuance and the time of the relevant payment.” Treasury calculations use monthly CPI-U data. When the adjusted principal rises, the coupon payment calculated from that principal rises as well; deflation can reduce the adjusted principal and coupon calculations.
TIPS yields are quoted as real yields—the return after the market’s inflation expectation, before considering taxes and costs. The Federal Reserve defines breakeven inflation as the inflation rate at which otherwise similar TIPS and nominal Treasury securities would produce the same return. If inflation realized over the comparison period is higher than that breakeven, TIPS have the higher return, all else equal. Breakevens and real yields move daily, so a figure observed months ago is not a current recommendation.

Individual TIPS versus a TIPS fund
An individual TIPS has a stated maturity. If you hold it to maturity under Treasury terms, the inflation-adjusted principal is returned then, subject to the security’s terms. This makes individual bonds useful for matching a future liability or constructing a ladder of maturity dates.
A TIPS mutual fund or exchange-traded fund owns many issues and has no single maturity date. Its net asset value changes as real interest rates, duration, investor flows and market pricing change. A fund can therefore lose value even when inflation is rising. Funds offer diversification and convenient trading, while individual bonds provide a clearer maturity-date match.
How to buy TIPS
- Define the spending date you are trying to protect and whether you need an exact maturity.
- Choose an individual issue, a ladder, or a diversified TIPS fund based on that requirement.
- For new issues, use a Treasury auction; marketable TIPS can also be purchased through banks, brokers and dealers.
- Check the real yield, maturity, duration, bid-ask spread and any fund expense ratio immediately before trading.
- Decide in advance whether you will hold to maturity or accept market-price risk by selling earlier.
Series I Savings Bonds: inflation-linked savings with a one-year lockup
Rate formula and holding period
Series I Savings Bonds combine a fixed rate with an inflation rate that changes every six months. Interest accrues inside the bond until redemption rather than being paid as a regular coupon. TreasuryDirect specifies a 30-year life. You cannot redeem during the first 12 months; if you redeem before five years, the Treasury withholds the last three months of interest as a penalty.

Purchase limit and access
I Bonds are non-marketable and are purchased electronically through TreasuryDirect. The annual electronic purchase limit is $10,000 per Social Security number per calendar year. That cap means I Bonds can be a useful part of a plan but cannot normally hold an entire retirement portfolio. Their lack of a secondary market also prevents you from selling whenever market prices are favorable.
When I Bonds fit
- Use them for money you can leave untouched for at least one year.
- They suit savers who value principal protection, inflation-linked rates and interest that accrues until redemption.
- They are less suitable for emergency funds, near-term tuition or any goal requiring unrestricted withdrawals.
- Because of the annual purchase cap, pair them with other assets for large retirement or spending goals.
TIPS or I Bonds: which is better?
| Decision factor | TIPS | Series I Bonds |
|---|---|---|
| Inflation measure | Principal and coupon calculations adjust with CPI-U. | Composite earnings rate combines a fixed rate and a six-month inflation rate. |
| Marketability | Marketable and tradable before maturity; price changes with real rates. | Non-marketable; redemption is through Treasury rules rather than a secondary market. |
| Terms | 5-, 10- and 30-year issues. | 30-year life, with redemption permitted after 12 months. |
| Liquidity constraint | Can generally be sold, but a sale may realize a market loss. | One-year lockup; three-month interest penalty when redeemed before five years. |
| Annual purchase limit | No comparable Social Security-number cap for market purchases, though account and auction rules apply. | $10,000 per Social Security number per calendar year for electronic purchases. |
| Interest timing | Coupon payments follow the bond’s terms and adjusted principal. | Interest accrues until redemption, providing tax deferral under Treasury rules. |
| Typical portfolio role | Liquidity, duration management and maturity matching. | Protected savings for money that can remain committed. |
Choose TIPS when tradability, a maturity ladder or a large allocation matters. Choose I Bonds when you can accept the one-year lockup and annual limit in exchange for a savings-bond structure and deferred accrual. Holding both can address different liabilities; neither replaces a diversified portfolio.

Stocks: the long-run growth engine, not a guaranteed hedge
The SEC says stocks have historically carried the greatest risk and the highest returns among the three major asset categories. Investors who can tolerate volatility over long periods have generally been rewarded with positive returns. That history supports diversified stock funds for retirement growth, but it does not mean stocks protect purchasing power during every inflation episode.
Inflation can compress profit margins, raise interest rates and reduce the valuation investors are willing to pay for future earnings. A broad fund spreads company, sector and geographic risk; a concentrated portfolio can be damaged by one industry’s inability to pass costs to customers. Keep the stock allocation tied to the years before withdrawals and your ability to remain invested during a severe drawdown.
Cash equivalents are useful for near-term bills, but the SEC identifies inflation risk as their principal concern: inflation can outpace their returns. Separate your emergency reserve from the portion of the portfolio intended to compound for decades.
Real estate and REITs
Public REIT funds
Publicly traded REIT funds provide liquid exposure to property-owning companies. Rents, replacement costs and property values may rise with prices, but the relationship is uneven. Higher interest rates can lower property valuations and increase borrowing costs; office, retail, residential, industrial and health-care properties respond to different economic conditions.
Use a broad REIT fund if you want diversification across property sectors and geographic markets. Check the fund’s expense ratio, leverage, sector concentration and whether it owns operating companies in addition to real estate.

Direct property
Direct real estate can produce rental income and gives the owner control over financing and improvements, but it requires substantial capital, maintenance, insurance, taxes and tenant management. It is illiquid and geographically concentrated. Treat a home or rental property as part of your total balance sheet before adding more real-estate exposure through funds.
Gold and other precious metals
Gold can diversify currency or crisis risk, yet it produces no operating cash flow. Its price depends on investor demand, real interest rates, currency movements and market sentiment. It can rise during some inflation shocks and disappoint during others. Physical metal adds dealer spreads, storage and insurance; securities can add management fees and tracking differences.
Silver, platinum and other metals have industrial as well as monetary demand, creating additional cyclical risks. Precious metals are therefore portfolio complements rather than substitutes for income-producing assets or a core retirement allocation.
Commodities and commodity-linked funds
Broad commodity indexes and commodity funds can respond quickly to energy, food and raw-material price shocks. Their returns can be volatile and may diverge from consumer inflation. Futures-based funds depend on the shape of the futures curve and the return from rolling contracts; funds holding commodity-producing companies add equity-market and management risk. Read the prospectus for collateral, futures, roll and expense details before investing.
A measured allocation may diversify stocks and bonds, but commodities do not provide a guaranteed real return or a maturity date. Avoid using a short-term price surge as evidence that an allocation will work in every inflation cycle.

How to build an inflation-aware retirement portfolio
1. Define the real spending goal
List essential expenses, discretionary spending, the date each expense begins and how long it may last. A retiree funding a known payment in five years has a different problem from a 30-year-old saving for an uncertain retirement. Identify how much must remain liquid and which expenses are most sensitive to inflation.
2. Set a cash and liquidity reserve
Keep emergency and near-term spending money in instruments that can be accessed without selling a volatile asset at an unfavorable time. The reserve is insurance against forced sales; it is not expected to deliver long-run growth.
3. Establish the diversified stock allocation
Use broad, low-cost stock funds as the growth component when your horizon and risk tolerance allow. Choose an allocation you can hold through a large decline. The SEC emphasizes that asset allocation is personal and depends largely on time horizon and ability to tolerate risk; no single model fits every goal.
4. Match inflation-sensitive liabilities
Use individual TIPS or a ladder for spending dates that require marketable, inflation-adjusted principal. Use I Bonds for eligible savings that can remain locked for at least a year, while respecting the annual purchase limit. Do not place money needed for immediate bills in either product without checking its liquidity rules.
5. Add diversifiers only when their role is clear
Consider REITs, real estate, commodities or precious metals only after the core allocation is working. Write down the risk each holding is intended to offset, the maximum loss you can accept and the fees you will pay. If you cannot explain the role, the holding may add complexity without useful diversification.
Best Value
6. Review taxes and account location
Interest accrual, coupons, inflation adjustments, fund distributions and capital gains can be treated differently depending on the security and account. Confirm current federal and state rules with a qualified tax professional. Place assets where their tax characteristics and withdrawal schedule fit your plan rather than choosing solely on headline yield.
7. Rebalance on a schedule
Set target ranges and review them periodically. Rebalance when an allocation moves outside its range or when your time horizon changes, not because a headline says one asset recently beat inflation. Update the plan after a job change, inheritance, major purchase or change in expected retirement date.
Where to buy inflation-protected investments
- TIPS: New issues are available through Treasury auctions; marketable issues can also be bought through banks, brokers and dealers. A brokerage account may provide access to individual bonds and TIPS funds.
- I Bonds: Electronic purchases are made through TreasuryDirect. Verify eligibility, registration, annual limits and redemption rules before transferring money.
- Stock, REIT and commodity funds: Use a regulated brokerage or retirement-plan platform that lists the specific fund, its expense ratio, holdings, trading terms and prospectus.
- Physical metals or property: Compare transaction spreads, storage, insurance, maintenance, taxes and the ease of selling before committing.
Common mistakes and how to avoid them
Confusing inflation linkage with guaranteed market value
TIPS adjust their principal by CPI, but a TIPS fund can fall when real rates rise. A marketable individual TIPS can also sell below your purchase price before maturity. Decide whether your plan depends on a maturity value or on being able to sell at any time.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesPutting all retirement money in I Bonds
The annual purchase cap and one-year lockup make an all-I-Bond strategy impractical for most large goals. Combine them with liquid assets and growth investments.
Calling stocks a perfect inflation hedge
Stocks may outpace inflation over long periods, but short-term inflation shocks can produce losses. Maintain enough safe, liquid assets to avoid selling stocks during a downturn.
Ignoring fees, spreads and implementation drag
Fund expenses, bid-ask spreads, futures rolls, storage costs and property expenses reduce real returns. Compare total costs, not just the advertised inflation sensitivity.
Chasing the latest winner
Gold, commodities, REITs or stocks can lead in one regime and lag in another. Rebalance to a written risk target instead of forecasting the next inflation surprise.

Build the portfolio around the liability you must fund. Use TIPS for marketable, maturity-oriented inflation protection; use I Bonds for eligible savings that can remain committed and within the annual limit; use diversified stocks for decades-long growth; and add real estate, REITs, commodities or precious metals only in amounts justified by their diversification benefit and risks. A plan that survives different inflation, rate and market environments is more dependable than a single asset marketed as “inflation-proof.”
