Investment and development are moving toward power-advantaged locations, while announced capacity still needs to be distinguished from facilities already operating. Published regional totals use different definitions, so they should be compared only when their scope and reporting period match.
What is driving Asia-Pacific data-center growth?
Cloud adoption, digitalisation and the rollout of AI are increasing demand for data-center capacity, according to CBRE’s 2026 Asia-Pacific outlook. CBRE also identifies neocloud providers—specialist providers of high-performance computing capacity—as an emerging source of demand. JLL points to expanding hyperscaler commitments and says supply has lagged demand, contributing to declining vacancy.

New facilities are growing in scale as operators prepare for power-intensive workloads. CBRE says new builds average more than 100 MW, and notes that AI infrastructure adds pressure to electricity systems and facility design. That makes demand growth inseparable from the question of whether a project can secure power and be delivered on schedule.

There is no single harmonised Asia-Pacific market-size series in the available 2026 reporting. The published figures below measure different things: total IT capacity, operating stock, annual additions, a development pipeline and forecast additions. They are not interchangeable, and should not be added together or averaged into one regional total.

| Measure | Reported figure | What it represents |
|---|---|---|
| Total IT capacity | 87.5 GW in 2025, versus 61.3 GW in 2024; 42.7% annual growth | Mapletree Industrial Trust’s 2026 annual report, citing DC Byte. Mapletree attributes 63.9% of the reported incremental growth to Australia, Malaysia and India. |
| Operational capacity added | About 1,557 MW during 2025 | Asia Pacific Real Assets Association’s 2026 summary of the H2 2025 update; APREA also reports that the development pipeline grew by 5,033 MW during 2025. |
| Operational capacity and pipeline | 13.8 GW operational; 19.4 GW in the 2025 pipeline | Cushman & Wakefield figures in an APREA-distributed March 2026 release. The pipeline consisted of 3.7 GW under construction and 15.7 GW planned. |
| Forecast capacity additions | 24 GW between 2025 and 2030 | JLL’s 2026 high-growth scenario, covering colocation, hyperscale self-build and on-premises facilities. |
The gap between the 87.5 GW total-IT-capacity figure and the 13.8 GW operational-capacity snapshot is not a contradiction that can be resolved by arithmetic: the measures have different scopes, and the reporting does not reconcile their facility categories, geographies or capacity stages. Treat them as separate indicators and retain each publisher’s definition.
For the same reason, capacity is a more defensible headline measure here than a single market-revenue valuation. The cited sources do not establish a harmonised regional revenue figure that can be presented as the definitive market size.
Where is development moving?
CBRE describes a shift from traditional Tier I markets toward locations with stronger power advantages, naming Malaysia, Australia and India among the key growth markets. Mapletree’s 2026 overview reports that Australia, Malaysia and Thailand together accounted for 67.7% of its reported 4.1 GW of regional take-up in 2025. It notes activity in Thailand included preleasing at large colocation facilities and self-builds by social-media and cloud-service providers. These are Mapletree’s reported measures, not a common ranking across all market sources.

The city figures below are a selected primary-market snapshot for 2025, published in a March 2026 APREA-distributed release relaying Cushman & Wakefield data. They are not a complete country ranking, and planned capacity is not a promise of delivery.
| Market | Operational capacity | Under construction | Planned | Colocation vacancy |
|---|---|---|---|---|
| Greater Tokyo | 1,179 MW | 228 MW | 1,705 MW | 5.6% |
| Singapore | 1,043 MW | 20 MW | 237 MW | 4.9% |
| Sydney | 786 MW | 189 MW | 1,102 MW | 3.0% |
| Mumbai | 768 MW | 323 MW | 998 MW | 6.3% |
| Hong Kong | 581 MW | 161 MW | 510 MW | 19.1% |
| Johor | 897 MW | 315 MW | 2,099 MW | 0.7% |
| Greater Seoul | 601 MW | 223 MW | 698 MW | 6.9% |
| Greater Jakarta | 322 MW | 186 MW | 901 MW | 24.9% |
| Bangkok | 113 MW | 347 MW | 702 MW | 17.6% |
The table shows why a single “fastest-growing market” label can mislead: a city may have a large announced pipeline but a smaller operating base, while vacancy differs sharply between markets. The same APREA-distributed snapshot identifies Johor and Mumbai as especially fast-growing operational markets year over year. Cushman & Wakefield’s H1 2026 update also tracks secondary markets including Delhi, Taipei, Auckland, Manila, Ho Chi Minh City and Perth, reflecting development interest beyond the established hubs.
Why is power affecting location and delivery?
Electricity availability has become a site-selection factor and a potential schedule bottleneck. CBRE reports that regional data-center electricity consumption nearly doubled between 2020 and 2024 and expects it to triple over the next few years. JLL reports grid-connection waits ranging from 24 months in emerging markets to more than eight years in core markets. These are broad market indicators, not guaranteed timelines for an individual project.

Power access is not the only constraint. CBRE cites elevated construction costs, competition around AI buildouts, rising land prices, advanced liquid-cooling systems and sustainability-compliance requirements as cost pressures. Cushman & Wakefield also highlights infrastructure readiness and regulatory certainty as increasingly important to location decisions. Together, these factors can redirect development toward peripheral areas and emerging markets with better power access, as its H1 2026 update describes.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsPipeline status matters when evaluating delivery risk. A project listed as planned is not equivalent to one under construction, and neither is operating capacity. JLL’s 2026 outlook forecasts 4.8 GW of new supply by 2027 and says 78% was preleased; preleasing signals customer commitments but does not by itself mean the capacity has been built or commissioned.

CBRE reports US$11.6 billion of direct Asia-Pacific data-center investment in 2025, a regional record, and separately reports US$8.3 billion in entity-level transactions that year. Its investment categories include stabilised assets, development sites, conversions, platforms and operating-company transactions. The two figures describe separate transaction measures and should not be combined.

JLL’s 2026 high-growth scenario estimates US$286 billion in real-estate value creation associated with its projected 24 GW of capacity additions from 2025 to 2030, plus up to US$486 billion for GPU and networking fit-out. Its US$772 billion total capital-requirement figure is a scenario estimate, not observed investment or committed funding.
How should investors and operators compare markets?
Regional rankings are useful only when the underlying measures and definitions match. For an investment or site-screening decision, compare the following dimensions rather than treating a large planned pipeline as proof of a superior market:

- Capacity stage: separate operating facilities from projects under construction, planned projects and forecast additions.
- Power: assess grid access, electricity pricing and likely time to connection, including site-specific evidence where available.
- Demand evidence: distinguish colocation take-up and vacancy from hyperscaler self-build or on-premises capacity, and examine preleasing and customer commitments.
- Delivery conditions: evaluate land, construction costs, infrastructure readiness, sustainability requirements and regulatory certainty.
- Market mix: identify whether demand comes from hyperscalers, cloud providers, AI workloads or neocloud providers.
- Execution record: compare announced pipeline with capacity that has actually become operational.
CBRE and Cushman & Wakefield discuss location and execution conditions; JLL provides forecast-supply, preleasing and grid-wait indicators; and the APREA-distributed Cushman & Wakefield snapshot supplies selected city capacity and vacancy measures. Their indicators can inform comparison, but differences in scope mean they should not be treated as a uniform cross-city score.
