Ares Secondaries funds have expanded their investment in Sabey Data Center Properties, LLC (SDCP), bringing their total investment to more than $500 million, Sabey Corporation and National Real Estate Advisors announced on October 5, 2026. The companies did not disclose the size of the additional investment, Ares’ ownership percentage, or the transaction valuation.
What changed in the October announcement?
The follow-on investment builds on Ares’ minority equity investment announced in July 2026. The October announcement gives the combined total—more than $500 million—but not the amount added in this transaction or its detailed terms. Sabey’s October 5 announcement describes the move as an expanded investment in SDCP.

The companies framed the follow-on as support for SDCP’s growth plans. That is their stated rationale, not a disclosure of expected returns or a guarantee that planned expansion will occur.
What is Sabey Data Center Properties?
SDCP is the platform that owns and operates hyperscale and enterprise data-center campuses in U.S. markets. In its July 8 announcement, Sabey and National described themselves as SDCP’s joint owners and governors, with National serving as discretionary investment manager for its institutional clients. That release characterized Ares’ initial participation as a minority equity investment.

Data Center Dynamics reported that Sabey’s footprint totaled about four million square feet and included sites in Washington, New York, Texas, Oregon, Indiana, and Virginia. This is secondary reporting, rather than site-by-site information in the October announcement. Data Center Dynamics’ July coverage provides that context.
What capacity and expansion plans did Sabey report?
The October announcement reported 275 MW of SDCP capacity and a pipeline expected to reach approximately 737 MW by 2033. The pipeline is a company-reported expectation, not a statement that all that capacity is already built, energized, or operating.

The July announcement had reported six energized campuses and approximately 251 MW of operating capacity, with an opportunity to triple output by 2036 on existing land holdings. Those are earlier, separately dated figures and use different descriptions and time horizons; they should not be substituted for the October capacity and pipeline report.
What is Ares’ stake in Sabey?
The exact percentage is not disclosed. The July release calls Ares’ investment a minority equity investment, but neither announcement provides an ownership share, valuation, or detailed transaction terms. The more-than-$500-million figure is Ares Secondaries funds’ total investment in SDCP, not a disclosed percentage of the platform.

How do the companies explain the investment?
In July, the companies tied the opportunity to demand for scaled data-center infrastructure, citing cloud computing, artificial intelligence, and enterprise workloads. Ares also pointed to access to an operating portfolio, a broad tenant base, and land for growth. These are the participants’ investment rationales; the announcements do not independently establish future demand or the likelihood of meeting expansion targets.
On the October follow-on, National’s Kevin Verdi said it reflected “continued conviction in SDCP’s long-term value proposition and growth trajectory.” Sabey’s Tim Mirick said the company was pleased to deepen its relationship with Ares while pursuing its long-term growth strategy. Ares’ Jamie Sunday said the firm saw significant runway for growth. These statements describe the parties’ views, not additional transaction disclosures.
