Are Los Angeles Hotels Absorbing Rooms Added in the Last Construction Cycle?

Los Angeles hotel performance is uneven, and available data do not establish how many rooms delivered in the last construction cycle have been absorbed. In Q2 2026, Greater Hollywood hotel room demand rose year over year while demand across Greater Los Angeles fell. A separate 2026 forecast projects modest room-inventory growth across the broader Los Angeles market, but it does not measure how quickly existing additions are being taken up.

What the latest demand figures show

The Hollywood Partnership’s Q2 2026 dashboard reports that hotel room demand in Greater Hollywood increased 3.0% year over year, while demand in Greater Los Angeles declined 2.1%. These are different geographic measures, not competing readings of the same district; the wider-area decline cautions against describing the region as uniformly stronger or weaker. Greater Hollywood’s RevPAR—revenue per available room—was $159.69 in Q2 2026, up from $143.41 in Q2 2025. The Partnership also reported gains in both occupancy and room rate. That combination indicates stronger performance for the district over the year-earlier quarter, but it does not identify how much of the change came from rooms delivered in any particular construction cycle.

What “absorbing rooms” means—and what is missing

In this context, absorption means the market accommodates added hotel rooms through occupied-room demand and operating performance over time. Demand, occupancy, average daily rate (ADR), and RevPAR can help describe that performance. None on its own tells how many rooms from a defined cohort of new hotels have been taken up.

To calculate cohort absorption, a consistent record would need to identify the rooms delivered in a specified period and track subsequent occupied rooms or room nights against them. The figures available here do not provide that matched series, so they cannot support a numerical absorption total or a definitive claim that the prior construction cycle has been fully absorbed.

New supply is forecast to grow modestly

The American Hotel & Lodging Association’s 2026 State of the Industry report forecasts 1.2% room-inventory growth in 2026 for the broader Los Angeles market, including the City and surrounding cities. It says complex permitting and high construction costs constrain new additions, while recent hotel closures offset some expected growth. The 1.2% is a forecast, not a final count of rooms delivered. • All seams and stress points are double-stitched for durability, and the reinforced bottom flattens to fit more items and hold larger objects.

This outlook describes the pace of broader-market inventory growth, not the remaining stock from a specific earlier building cycle. Net inventory can also reflect closures as well as openings, so a modest growth forecast does not by itself show whether demand has caught up with previous additions.

Statewide forecasts point to a different demand backdrop

Tourism Economics’ September 2026 forecast, published by Visit California, expects statewide lodging demand to outpace supply growth in 2026. It forecasts ADR growth of 5.6% in California Gateway markets, compared with 2.6% elsewhere in the state. The forecast attributes part of the outlook to the Super Bowl and World Cup matches in San Francisco and Los Angeles. These are statewide and regional projections; they do not establish realized event-driven demand or an absorption rate for Los Angeles alone. Historical context: 2024 performance and construction

Newmark’s Los Angeles hotel market report published in Q1 2025 lists 2024 occupancy at 74.6% and ADR at $203.02. Those figures provide a dated view of that report’s Los Angeles market definition. They should not be spliced into the Hollywood Partnership’s Q2 2026 district figures as though they formed one continuous series. Newmark’s Hotel Market Insights Report: Los Angeles, Q1 2025

A Los Angeles Business Journal report citing Atlas Hospitality Group counted five hotel openings in Los Angeles County in 2024 and 23 hotels, totaling 2,833 rooms, under construction when the report was published. That is historical pipeline context, not a current construction count or a measure of how many rooms were later delivered. Los Angeles Business Journal’s “Hospitality: Development Stalls”

What can be concluded now

The indicators support a qualified reading: Greater Hollywood improved year over year in Q2 2026, Greater Los Angeles room demand declined, and AHLA expects limited net inventory growth in the broader market during 2026. They do not show whether Los Angeles hotels have absorbed all rooms added during a defined prior construction cycle. Answering that requires comparable delivery and occupied-room data for the same markets and time periods.
