HaVeWa

What HaVeWa is
HaVeWa combines rental property and homeowners’ association (WEG) administration in one system. Rental tools cover leases, stepped and index rents, deposits, payments, open items, and a three-stage dunning process. WEG administration includes co-ownership shares, budgets, service charges, annual statements, reserves, and owners’ meetings with resolution records. Tenant and owner portals provide self-service access to documents, statements, and resolutions. Accounting supports camt.053 bank imports, DATEV and SEPA exports, and recognition of incoming ZUGFeRD e-invoices. Email uses the user’s SMTP server; incoming messages arrive through IMAP and are grouped into conversations. The AI assistant answers questions about a property portfolio, and users can configure their own Claude or OpenAI-compatible provider key. HaVeWa provides a documented REST API and MCP server, with personal tokens scoped to the user’s tenant and revocable. It is open source under AGPLv3 and can be self-hosted with Docker Compose or home-server install options. The interface is available in German, English, and Brazilian Portuguese. It is currently free during beta, with future pricing tiers to follow.
