A Development of Regional Impact application has been filed for the proposed Nixon Technology Center in Richmond County near Augusta, Georgia. The filing starts a regional review; it does not mean the campus has been approved, construction has begun, or a tenant has committed.
What was filed
On October 14, 2026, 3 G Investments, LLC filed a Development of Regional Impact (DRI) application with the Georgia Department of Community Affairs for the Nixon Technology Center. Data Center Dynamics reported the proposal as a large data-center campus outside Augusta.

A DRI filing is an application and review milestone, not a construction authorization or operating commitment. The current documents do not establish that a data-center operator, hyperscale tenant, or end user has signed on.

How large is the proposed campus?
| Item | Details |

| Possible operating window | 2028 or 2029; the DRI statement estimates completion in 2029 |
| Project name | Nixon Technology Center |
| County | Richmond County, outside Augusta |
The scale would make this one of the largest proposed data-center developments in the region, but the filing does not yet provide the technical design needed to translate floor area into a power or water requirement.

Neither the filing-stage reports nor the DRI forms identify a confirmed operating company or named tenant. It is also unclear whether a separate data-center developer is involved beyond the applicant. That distinction matters because a landowner, applicant, developer and eventual operator can be different parties.
Has the Augusta data center been approved?
No. Georgia defines a Development of Regional Impact as a large-scale development likely to have effects beyond the local government jurisdiction where it would be located. The Department of Community Affairs says the process is intended to improve communication among affected governments and identify regional effects before conflicts arise.
The host local government retains authority over whether the development goes forward. At this stage, the Nixon Technology Center is under application and review. A filed DRI should not be described as final approval, an active construction project or a committed operating campus.

What is known about power, water and project costs?
The available DRI reporting does not disclose several figures that would determine the project’s practical scale and local effects:

- Whether nearby electrical infrastructure can serve the completed development
- Required electrical load in megawatts
- Water demand
- Permanent job count
- Tax-revenue estimate
- Equipment, cooling or other technical specifications
Those omissions mean industry averages cannot reliably be used to characterize this particular proposal. Utility studies, later filings or an official statement would be needed to establish the campus’s actual demands.

The Augusta Chronicle reports that residents have opposed several data-center proposals in the area and have raised concerns about noise, electricity demand, water consumption, environmental effects and the amount of local regulatory oversight. Those are reported community concerns, not findings that the Nixon Technology Center will produce any particular impact.

Because the site is near homes and an active airport, future review will be important for issues such as compatible land use, construction activity, utility capacity and operating noise. The current materials do not resolve those questions.
When could construction and operations begin?
The reporting points to a possible 2028 or 2029 operating window, with 2029 cited in the DRI statement as the completion estimate. No verified construction start date has been published. The schedule therefore remains conditional on the regional review, local decisions, infrastructure feasibility and any subsequent tenant or development commitments.
What to watch next
Future public documents should clarify whether local authorities approve the proposal, which entity would build and operate the campus, and whether electrical and water systems can support the planned development. They may also provide a firm construction schedule and the economic information not included in the initial DRI materials.
