For an Australian strata owner-occupier, a scheme’s building insurance does not automatically cover personal belongings inside the lot. Individual contents insurance may cover those belongings and provide personal legal liability cover, but the answer for owner-installed fixtures depends on the exact policy wording. Check the strata scheme’s current policy documents alongside the contents policy’s Product Disclosure Statement (PDS) and schedule before relying on either for a particular loss.
What strata building insurance does—and does not—settle
An owners corporation may arrange building insurance for the strata scheme, so an owner may not need a separate building policy for the lot. That does not resolve whether the owner’s furniture, clothing, electronics, appliances, or other belongings are insured. Moneysmart says strata owners still need to consider contents cover for belongings and legal liability. See the Australian Government’s contents insurance guidance and its advice on choosing home insurance.

The NSW Government also explains that personal property remains the owner’s responsibility: damage to items such as furniture, electrical appliances, curtains, and carpets may not be covered by the owners corporation even when a common-property problem caused the loss. A leak originating in common property therefore does not, by itself, establish that the scheme policy will reimburse damaged belongings. The NSW guidance is at Managing strata finances and insurance.
What Home Contents Standard may cover
Contents insurance is intended for household items and personal belongings if they are damaged, lost, or stolen. Moneysmart gives furniture, clothing, computers, fridges, televisions, tools, and jewellery as examples. Whether an item is covered, and under what circumstances, depends on the insurer’s definitions, insured events, exclusions, limits, and the policy schedule.

NRMA lists Home Contents Standard as one of its policy options and describes optional portable contents and valuable contents cover, subject to terms and limits. Those are NRMA-specific product details, not evidence that all contents policies provide the same options or that a particular item is covered. Review the current NRMA contents insurance information and the applicable policy documents before choosing cover.
Why fixtures need a separate check
Strata policies and contents policies may draw the line between building and contents differently. A permanent fixture might be treated as part of the building under one policy, while an individual contents policy may define it differently. Moneysmart advises checking what the policy means by “home” or “building” and reading the PDS. NRMA’s contents information describes an exception for permanent fixtures for homes in a strata scheme; that is an insurer-specific statement, not a universal rule for strata contents policies.

For owner-installed fixtures and fittings, compare the strata policy’s building definition with the contents policy’s wording on fixtures. Also check any scheme-specific lot boundaries, endorsements, and schedule entries. If the documents are unclear, ask the strata manager and insurer to confirm in writing how the item would be treated in the scenario you are concerned about.

- Get the scheme documents. Ask the strata manager for the current building insurance PDS, policy schedule, and any endorsements that affect your lot or the relevant type of loss.
- Match dates and versions. Make sure the policy documents apply to the scheme’s current policy period, not an expired or superseded version.
- Read the contents PDS and schedule. Check the definitions, exclusions, limits, excesses, and selected optional benefits for the policy you are considering.
- Test a specific scenario. For a fixture, leak, theft, or other likely concern, ask both the strata manager and the contents insurer which policy responds and what conditions apply.
NRMA’s policy-document index lists a Home Insurance PDS and a November 2025 supplementary PDS for policies starting from 16 November 2025 or renewing from 31 December 2025, as well as separate residential strata policy documents. The applicable document depends on the policy dates and any schedule or endorsements. Check the insurer’s policy booklets rather than assuming one version applies to every policyholder.

What to compare in contents policies
Once you have checked the scheme documents, compare contents policies against the needs of your household. The price alone cannot show whether a policy fits: the relevant premium depends on the address, household, selected cover, and policy terms.
- Contents definition: Confirm which belongings are included and how the policy treats owner-installed fixtures in a strata lot.
- Events and exclusions: Check the wording for events such as escape of liquid, storm, and theft, and whether accidental damage is offered or excluded.
- Sum insured and item limits: Check whether the total cover is enough to replace your belongings and whether per-item or valuables sub-limits apply.
- Items away from home: Find out whether belongings outside the home are covered and whether portable contents cover is optional.
- Legal liability: Review the limit and conditions, rather than assuming liability protection is included on identical terms across policies.
- Additional benefits: Check whether temporary accommodation or other benefits are included and what triggers them.
- Excess and premium: Compare the standard and any additional excess with the premium for the cover you would actually select.
Set a realistic contents sum insured
Make an itemized household inventory and estimate the cost to replace each item, rather than relying on memory or the original purchase price. Then compare the total with the insurer’s sum-insured guidance and any sub-limits for valuables or other categories. What the available policy information can establish
NRMA’s published materials identify Home Contents Standard as a product option and describe optional cover types, but they do not establish whether it is suitable or best value for a particular strata owner. That decision requires the owner’s address and belongings, the scheme’s insurance wording, and the applicable contents PDS and schedule. The Strata Community Insurance April 2026 strata PDS and policy wording provides an example of separate building and common-area contents cover under a strata policy, subject to conditions and limits; it does not determine how another scheme or an individual contents policy will respond.
Recommended Free Tools
Strata insurance rules and policy arrangements can vary by state or territory and by scheme. For example, NSW guidance says a strata manager sourcing scheme insurance must provide at least three separate quotes or explain in writing if that cannot be done; this concerns scheme-level insurance, not an individual owner’s contents purchase. For your own coverage decision, rely on the policy documents and written confirmation for your scheme and policy, not on a generic assumption about what “standard” cover includes.
