Alternatives to Renting in Spain: Room Shares, Co-Living, Cooperatives and Masovería

If you do not want to rent an entire home in Spain, the main alternatives are renting a room, managed co-living, joining a housing cooperative with a right of use, and—specifically in Catalonia—masovería urbana, where housing use is exchanged for agreed repair and maintenance work. They differ in cost, privacy, flexibility, legal treatment and how much responsibility you take on. The contract and location matter more than the marketing label.

How the alternatives differ

Option What you get What to check
Room share Exclusive use of a room and shared use of common areas. Catalonia’s housing law expressly defines this arrangement as an arrendamiento de habitaciones. Room and common-area rights, who signs the agreement, rent and bills, occupancy and habitability standards, whether it is a sublet, and local rules. Catalonia’s consolidated housing law.
Co-living A marketed accommodation model that may combine a private room with shared facilities or services. The label alone does not establish its legal status. Contract purpose and term, included services, house rules, total price, deposit, notice and exit conditions, and local requirements. Ministry of Consumer Affairs guidance on renting a home.
Cooperative right of use A cooperative can retain ownership and grant members use and enjoyment of a home under its statutes. Entry contribution, recurring charges, financing, statutes, governance duties, eligibility, project stage and exit rules. Spain’s Cooperative Law.
Masovería urbana In Catalonia, an owner transfers use of a home for an agreed period in return for the occupant undertaking rehabilitation and maintenance work. Work scope and valuation, materials, permits, habitability during works, responsibility for defects, duration, and written termination and dispute terms. Catalonia’s consolidated housing law and Law 18/2007 in the BOE.

Compare the full move-in and monthly costs, duration and security, private space, shared facilities, location, household compatibility and exit terms. For cooperative housing, include governance and financing in the calculation; for masovería, estimate the time and value of the work as carefully as any cash payment.

Room shares and co-living: check the contract, not the label

Room rentals

Spain’s consumer ministry describes the Urban Leases Law (Ley 29/1994) as covering rentals of habitable buildings whose primary purpose is meeting the tenant’s permanent housing need. Its guidance distinguishes seasonal rentals and other lets whose primary purpose is not serving as a home. That distinction can help frame questions about a short-term room or co-living contract, but it is not a ruling on any particular agreement. Read the stated purpose, duration, services and termination provisions together.

Catalonia has more specific rules. Its housing law defines room rental as exclusive use of a room plus use of common areas for a price. It also requires compliance with applicable surface-per-person and maximum-occupancy standards; dividing one dwelling into separate room contracts does not by itself remove the rules applicable to dwelling rentals.

A Catalonia-specific change from 1 January 2026

Catalonia’s Law 11/2025 added Article 66 ter to the consolidated housing law, effective 1 January 2026. In a declared stressed residential market area, the combined rent under simultaneous room contracts cannot exceed the maximum rent applicable to renting the entire dwelling. The provision is regional, not a Spain-wide cap. Before signing, check whether the property is in a currently designated stressed area and which rent limit applies.

For either a room share or co-living, get clear written answers on which spaces are private, what shared areas and services are included, who is responsible for bills, how much notice is required, and what happens to the deposit if you leave early. A furnished room with services may feel different from a conventional room tenancy, but the branding does not settle the legal classification.

Housing cooperatives: more collective control, different commitments

Spain’s Cooperative Law allows a housing cooperative either to transfer homes to members for use and enjoyment or to allocate them in ownership. Where the cooperative retains ownership, its statutes set the terms of members’ use and the rights and duties between the cooperative and its members. This is not the same as buying an individual unit, and membership does not guarantee a low entry payment, immediate move-in or open access.

Before joining, review the statutes and ask for the project’s stage, financing plan, entry contribution, ongoing charges, eligibility conditions, governance expectations and rules for leaving or recovering any contribution. Make sure you understand whether you are joining an operating community or supporting a project that is still being developed.

What Catalonia’s reported figures do—and do not—show

Housing Europe’s 2025 report catalogued 41 right-of-use or cohousing initiatives in Catalonia, of which 16 were operating when the report was prepared. It describes a Barcelona municipal plan that made city-owned land available to cooperatives through 75-year leases, with income and wealth ceilings matching social-housing admission. Those figures describe a dated, local policy and project landscape—not current vacancies or availability across Spain. Confirm current calls, criteria and project status with the cooperative or municipality.

The same report presents Sostre Cívic’s organization profile as 540 housing units executed or underway, 220 people allocated and 1,370 partners. These are organizational figures reported in 2025, not an estimate of homes available to new applicants. The report also identifies financing, legislative adjustment, and access to land and assets as challenges for the model.

Masovería urbana: housing in exchange for work

Catalonia’s statutory definition is: “el contrato en virtud del cual los propietarios de una vivienda ceden su uso, por el plazo que se acuerde, a cambio de que los cesionarios asuman las obras de rehabilitación y mantenimiento.” This is Article 3(k) of Catalonia’s Ley 18/2007, del derecho a la vivienda. The law also identifies public support for masovería contracts as one possible measure to bring vacant homes into use; it does not mean every region applies the same definition or offers the same support.

Because the work is part of the exchange, do not rely on a broad promise to “renovate” or “maintain” the home. Put the scope, schedule, valuation, materials, permits, responsibility for defects, access to the home while work is underway, and consequences of early termination in writing. Clarify which parts of the dwelling are habitable during the work and who pays for utilities and any professional services. The arrangement is only comparable with a rent-based option once the work commitment and the value of materials are counted.

Choose by the constraint that matters most

  • Lower cash commitment or flexibility: compare room contracts and co-living offers, including deposits, bills, minimum term and notice. Do not assume the advertised monthly price captures all costs.
  • More private space with shared amenities: check exactly which facilities are included and whether they are shared with residents or managed as services.
  • Longer-term resident involvement: examine cooperative statutes, project finances and governance duties before contributing money.
  • Willingness to contribute labor or renovation: consider masovería only when the work and its value are specific, manageable and agreed in writing.

Availability is highly local. The Catalonia cooperative figures are a 2025 snapshot, and no comparable authoritative Spain-wide counts for room shares or co-living are established here. Treat any specific offer as a local contract and housing decision rather than assuming a national market standard.
