Artists, charities and other tenants at St Margaret’s House in Edinburgh’s Meadowbank have reportedly been told to leave by January 2027, as owner Caledonian Trust moves towards a sale. The reported deadline and sale status come from a 1 October 2026 Streamline Feed report; the notices themselves have not been independently reviewed, so their exact legal terms are not established.
What is happening at St Margaret’s House?
The Streamline Feed report says the building’s operator, Scot-ART, is preparing for artists, charities and other tenants to depart by January 2027. It describes St Margaret’s House as a creative workspace with around 270 studio spaces spread across ten floors. Those figures are the report’s account, not an independently verified count.
The report says Caledonian Trust has a preferred purchaser and is progressing a sale. That indicates a sale process, not a completed transaction; no outcome or confirmed replacement premises is established in the available reporting. Streamline Feed’s 1 October 2026 report
Why has the owner cited a sale and departure?
According to the report, a Caledonian Trust spokesperson pointed to the building’s age and the standards needed for its long-term future. The spokesperson also argued that tenants had been on generous lease terms and had time to relocate. These are the owner’s reported explanations, not independently assessed findings about the building or the adequacy of the notice period.

The report attributes criticism to Q Manivannan, the Scottish Greens’ culture spokesperson and an Edinburgh and Lothian regional MSP. It says he characterized the effect on the city’s charity sector as “desolation.” This is a characterization attributed to Manivannan, rather than a verbatim quotation presented with a full statement in the report.
What does the building’s history tell us?
Caledonian Trust’s interim results, published on 28 March 2024, described St Margaret’s House as fully let to Edinburgh Palette, which had reconfigured and sub-let space to “over 200 artists, artisans, entrepreneurs and galleries.” This is the owner’s historical description of the tenant ecosystem at that time; it does not establish current occupancy or the number of tenants now affected.

The same 2024 results said the owner had planning consent for student and residential development and had retained an adviser to consider a sale. That records the owner’s position and development interest in March 2024, not the present planning status or the terms of any current sale. Caledonian Trust interim results, 28 March 2024

The available report does not establish the exact wording or legal effect of each tenant’s notice, what relocation assistance may be available, or whether any alternative premises have been secured. Nor does it confirm a completed sale. Tenants should check their own notice and seek clarification directly from their landlord or relevant contact before treating the reported January 2027 date as a definitive legal deadline.
